Prefabricated houses

1. DEFINITION

What is a prefabricated house?

The prefabricated house consists of assembling part of the house in the factory,
which will then be assembled on site. The manufacture of a prefabricated house
therefore goes through 4 main stages. The construction system is based on a
prefabrication principle in the workshop that sometimes extends to finishes

2.ETAPES DE REALISATION

The construction of a prefabricated house in

A stegs

1. Finalize the drawings, preparation of the drawings for construction

When all the details are known, the work begins by making production
drawings that are necessary to calculate the strength and support required for
retaining walls and other constructions. This phase normally takes 3-4 weeks.

2. The production process Production begins after the drawing is approved. The
elements of the house are used by a computer with an accuracy of 1 mm -
which allows us to have high quality results and very precise dimensions. The
production time depends on the size of the project.
Normally, the standard 150m 2 house takes
2-3 weeks to be produced. The elements of the house are transported to
warehouses.

3. Set-up

Houses are usually mounted directly fron trucks or containers by means of a

crane, which is also a necessary rule for the first
2-3 days. A medium-sized building is transported using two - three trucks. Our
houses can be assembled and assembled by subcontractors of other
construction companies
- or even the owners themselves.

4. Finalize the project

The project is considered finalized only after strict inspection by both the
homeowner and quality control specialists.

3- LES AVANTAGES DE LA MAISON PREFABRIQUEE

The prefabricated house offers several advantages over the traditional house.
The main asset is the time required for its assembly, reduced by almost half
compared to a traditional house. The assembly of prefabricated houses is
certainly done by artisanal technicians on site, but without drying time and
with large-scale wood or concrete modules.
Allow less than 6 months for the manufacture and assembly of a prefabricated
house, compared to about 10 months for the construction of a traditional
house.

This time saving also minimizes the nuisance associated with the construction
of a house (noise, dust...) for the neighborhood, while low exposure to climatic
hazards also limits the manufacturing times of the prefabricated house.
Second advantage: the quality of its realization. Since most of the elements
have been designed, manufactured and assembled in the factory according to
standardized procedures, the risk of defects on the structure is greatly reduced.

Similarly, the insulation of the different elements that make up a prefabricated

house can be treated in the workshop, before on-site assembly: this reduces
unpleasant surprises (such as the appearance of thermal bridges) that can
impact the energy performance of the prefabricated house.

4-INCONVENIENTS D'UNE MAISON PREFABRIQUEE

Disadvantages of a prefabricated house

• Overall plan planning and architectural design are limited for prefabricated
houses. Individual adjustments are only possible to a limited extent.
• Prior and additional services are often not included in the price of the offer.
Depending on the services and the degree of individualization, the price of a
prefabricated house is similar to that of a hard house.
"The walls and ceilings have reduced acoustic insulation due to the wooden
construction method. Higher noise exposure must be taken into account if the
detached house is built along a busy road or if it is adjoining.
Prefabricated houses are less robust than hard houses and can, depending on
their quality, be more vulnerable to water damage or
the presence ot harmiuranimals.
• Since prefabricated houses are largely made of wood, their lifespan is shorter
than that of a hard house (masonry and concrete).
• Given the shorter life of a prefabricated house, the resale value is also lower.
Those who consider real estate as a financial investment should opt for a hard
house

Sustainable houses
What is a sustainable home?

A sustainable house, also often referred to as an ecological house or a green house,

is a home that is environmentally friendly, emitting as few pollutants as possible and
reducing the energy needs of housing while preserving the landscape. In practice,
this can be illustrated in several ways, depending on the means and desires of its
inhabitants.
Concretely, a sustainable house can be a house whose building materials have been
carefully chosen to respect the environment as much as possible while preserving
the health of the occupants.
In this case, materials such as wood, stone, brick or terracotta are generally preferred
to cinder blocks and plastics of all kinds. In terms of insulation, it is plant or animalbased
materials such as hemp, sheep wool or cellulose wadding or straw that will be
used instead of mineral wool.
The exploitation of renewable energies such as solar, wind energy or geothermal
energy is also in the spotlight in a sustainable home, in order to contribute as much
as possible to producing part of the energy it consumes.

2) Why decide to build a sustainable house?

Choosing to build a sustainable house means first committing to incur an additional

cost of about 10 to 15% compared to the construction of a classic house.
But it also means having the assurance of amortizing this additional investment in
just a few years, thanks to daily savings in electricity and heating spending. It is also
committed to protecting the environment, a commitment that is an increasingly
important issue over the years that go by.
While it is more common to build a sustainable house in the countryside, know that
these new kind of houses are also increasingly invited into the city, especially through
the rise of wooden houses.

3) The advantages of a sustainable home

In addition to the fact that the sustainable home allows you to participate in the
preservation of the planet and save on its energy bill, it also allows you to benefit
from various tax reductions, such as the tax credit or zero-rate eco-loan, designed to
encourage ecological constructions.
Beyond that, this type of housing also brings undeniable comfort to its inhabitants,
guaranteeing them better indoor air quality and offering them a living environment in
harmony with the nature that surrounds them.

4) The importance of achieving an energy balance

Whether or not you are considering building a sustainable home, it is essential to go
through the stage of achieving an energy balance today.
TotalEnergies offers you to do this online in just a few minutes in order to estimate
your energy losses as accurately as possible and to consider adapted solutions.

5) Inconvénient
Despite the fact that they are not many, the sustainable home nevertheless has some
disadvantages.
1)The cost of construction
You would probably have guessed it, the construction of a green house is expensive.
On average, the difference can range from 10 to 20% of the price of building a classic
house.
The technical means
It is not always easy to find the idea land to build an
environmentally friendly house.
Just as it Is not easy to find the right architect, the right materials and various other
characteristics specific to the sustainable home.
