Investors Club is a members-only marketplace that grew from


our subscriber list over at our parent company, Alpha Investors.

Alpha Investors is where we build and grow done-for-you affiliate sites as well as offer
turnkey websites that are ready for you to launch now.
It's also the base for our Operator Service. The purpose of this service is managing and
growing websites for investors who want more cash flow and bigger profits.

We started Investors Club because the old website


broking model needed a shake up.

An Outline Of The Sales Process

Here's a typical example of the process:

Detailed Documentation

2. Once the valuation is complete, we will send you an email. You always have complete
control over whether or not you accept our valuation and list your site on Investors
Club. You may decide to hang onto the site for a period of time. Simply let us know your
choice by replying to our valuation email.

3. Once you agree to the valuation, we will send you an Exclusivity Agreement to sign.

4. Sites go live on Investors Club every Wednesday. As soon as you've signed the
agreement, your site will be listed for sale on Investors Club on the Wednesday following
your commitment to go ahead.

Buyer Expectations

Our buyers pay a membership fee to access every site listed for
sale. In return, they have higher expectations for what we deliver
to them.

Timelines

Q: What Are The General Timelines From Application To Listing?

1. Initial Submission:
We ask that you complete a short questionnaire on your business. This includes
information on your URL, the average revenues from your site, and your contact details.

2. Evaluation:
We'll take a look at the information you provided and review your site to determine if it's a
good fit. You'll hear from us within 24 hours.

3. Detailed Submission:
If your website meets our criteria, we'll send you a link to a more detailed questionnaire.
We'll ask you to describe different aspects of your business such as how you generate
traffic, your financial data, and how much work is involved with managing your site.

4. Verification Data & Valuation:


We ask you to send us a set of documents & Google Analytics access for verification.
After you submit everything to Investors Club, it usually takes only a few days to complete
our due diligence, verify everything, and provide your valuation.

5. Your Live Listing:


Your site is usually listed and available to view by buyers within one week.

Q: What Should I Expect After My Site Is Listed?

Once your site goes live, you'll probably receive a few questions and some interest within
the first month.
You may even have received some offers. There are no guarantees because every site is
different.
Most of the smaller sites sell faster - some within a few days.
Larger sites often take a bit longer, but this varies because it depends on the types of
buyers looking at our sites.

Don't be discouraged if you don't hear from potential buyers right away.

Although sites on Investors Club tend to sell quickly, even the most qualified buyers
usually need time to do their own due diligence, check with their teams, and arrange
finances before they start making offers.

Negotiations

Q: How Do Buyers Contact Me?

Interested buyers will make contact in various ways.

They might send a direct message through the platform, post a public question on the
listing, OR even directly place offers through our on-platform offer system.

Please do your best to reply to all messages, answer all questions, and respond to all
offers as soon as possible. This will GREATLY increase your chances of selling your site.

Q: What Happens When I Accept An Offer?

1. As soon as an offer is accepted, our team at Investors Club is notified and we get to
work for you right away.

3. Once the migration is complete, the Inspection Period begins. Investors Club works with

buyers for 14 days and monitors the site's earnings to make sure everything looks okay.

4. Once the Inspection Period is successfully completed, we will release the Escrowed
funds to you, and the deal is done.

Valuations

Q: How Do You Calculate My Site Valuation?

We firmly believe that we have the fairest and most objective valuation model in our
industry.

Many brokers will offer you a HUGE valuation just to get your listing. That's because they
know you'll receive offers far below that number, and you'll end up accepting one of them
anyway.

We don't like playing games. We work with both our buyers and sellers, and we price the
sites fairly, accurately, and objectively from the start.

We use previous sales data, as well as our internal assessments and proprietary valuation
model to price every website.

Q: Will The Final Valuation Be Different From That Shown On
The Free Valuation Tool?

It’s possible.

The free valuation tool is designed to give people a general gauge of where their site fits if
they choose to sell it.

As part of the Investors Club proprietary Due Diligence process, we do a thorough


investigation and analyze the site for many things that are not practical to complete with a
free tool. The final valuation could vary.

Of course, the goal of the free tool is to give the most accurate estimate, but once we do
a "deep dive" on these sites, the valuations are subject to change.

Q: Does A Valuation Ever Change After Listing?

At the end of every month, we'll ask you for updates on your earnings and traffic. We'll
update your site using the same criteria with which it was previously listed (same multiple,
updated earnings).
If your site's earnings or traffic change considerably, we may adjust your multiple up or
down to reflect those changes.

If you are in a hurry to sell your site, you may ask us to reduce the price, and we will do
that whenever you wish. We then mark your site with a "good value" badge to show that
it's listed below our valuation.

Q: What If I Don't Like The Valuation?

You never have to accept our valuation.

You are not committed in any way and we won't push you to accept it. If you aren't happy
with the valuation, we would prefer that you hold off and grow your site further. Then you
can come back to us when you're ready, as opposed to selling for a number below
your expectations.

We aren't looking for immediate transactions. We look for long-term business
relationships with customers who believe in what we do.

If you reject our valuation, we will fully refund your listing fee.
We will even keep everything on file for you - in case you come back to us later. You are
ALWAYS welcome to return and give it another shot.

Exclusivity On Investors Club

Q: What Is The Exclusivity Agreement?

Most brokers ask for a 6-month exclusivity agreement.


Since our business model is a little different, our deals tend to happen quicker - or not at all.

There's no reason for us to lock you into a long contract so we ask only for a 3 month
exclusivity agreement.
During the first 5 days your site is listed, only our VIP buyers have access to your listing.
After that time, it is shown to all members.

Q: What If My Site Doesn't Sell In 3 Months?

If your site has not sold when the exclusivity agreement expires, and you have no credible
offers, then you have a few choices.

If you'd like to remove your site, we will refund your $99 listing fee - plus an extra $100 for
not selling your site.

Conversely, you can leave your site listed for sale on IC for as long as you want, and you
are welcome to list elsewhere at the same time.

Your listing will no longer be marked as exclusive. We do ask that you continue to provide
the monthly updates, and let us know if you sell elsewhere.

Q: Can I List Somewhere Else?

If your site is listed exclusively with us, and we find it listed somewhere else or sold
elsewhere, you will be subject to the penalties noted in the exclusivity agreement.

Our buyers expect sites that are listed only on Investors Club.
This is a core part of our business model and we owe it to our buyers to enforce these
conditions to the best of our ability.

Q: What Happens If I Want To Remove My Site Early?

For various reasons, sellers may want to remove their sites before their agreement expires.

There is a $1,500 fee for early removal which covers the time and cost of the work
performed by our staff.
We work closely with our sellers, and endeavor to be as amiable as possible when these
situations arise.
We aren't here to collect fees. We are here to make deals, and our primary interest is in
creating repeat customers and long-lasting business relationships with our sellers.

Fees and Payments

Q: What Is The Listing Fee And Do You Actually Pay Me If You


Don't Sell My Site?

It costs $99 to list your site on Investors Club.


We don't do this for listing fees, but this helps to ensure that you stay involved in the
process.

The listing fee is fully refunded when you sell your site.

If your site doesn't sell, you've had no credible offers, the exclusivity period is over, and
you want to remove your listing, then you'll get a refund.
We'll pay back your original $99 listing fee, PLUS an extra $100 because your site
remained unsold.

Your listing fee is forfeited if you violate our Exclusivity Agreement.

Q: How Much Commission Do I Pay When I Sell My Site?

In the event of a sale, Investors Club charges a low 5% success fee to the seller. Other
brokers typically charge 15% or more in commissions.
Your commission is paid when your funds are released from Escrow.

Q: How Do I Accept Funds When My Site Sells?

Currently, Investors Club Escrow service only releases funds to a regulated banking
institution via wire transfer or an ACH transfer.
Watch out for a crypto option later.

General Questions

Q: How Many Buyers Do You Have, And What Are They Buying?

We have a steady stream of new buyers, but they must meet our high standards for entry
to Investors Club.

All buyers are submitted to an identity check and thoroughly vetted by us before their
membership is approved.
Because we want qualified investors, we also ask that buyers submit a proof of funds for a
purchase. Currently, they must show a minimum of $10,000 available to invest.

We value quality over quantity. We prefer to have a smaller buyer's room full of investors
who have funds and are ready to purchase, than to allow 1000s of people to view your site
who have no money and no intention of buying.

We have buyers who seek to purchase tiny sites (under 10k), and we have a large number
of investors with verified $1 million+ budgets who are ready to buy their ideal site.

Q: Can I Buy And Sell Sites With The Same Account?

Yes, absolutely! Our new platform upgrade allows you to list sites for sale and also to buy
sites through a single account. We'd love to see you active on both sides of the equation.

Q: What Information About Me Or My Site Is Shared With
Potential Buyers?

Investors Club will never share your personal information with buyers.

We do share our objective analysis of your site. Sometimes we say good things, and
sometimes we point out areas that need improvement or mention potential risks that we
notice.
Please don't take any of this personally.

Presenting objective information is actually a selling point because it shows buyers that
we are unbiased and it helps buyers with their purchasing decision. We don't sugarcoat
anything, and do our best to analyze and report on your site fairly.

Many of our buyers are investors who specifically look for sites that they can improve.
If a site has no room to grow and is totally capped out in earning potential, then most
investors won't want to buy it. All sites have problems, and our buyers trust us to lay out
the pros and cons for them.

Q: What's Happening With Sites Monetized By Amazon, And


How Are You Dealing With The Commission Change That
Happened In April?

In April, 2020, Amazon greatly reduced commissions in the US on many of their product
categories.

For sites that are monetized by Amazon US, we ask for a data dump of sales for the
past year. We then convert the earnings made prior to the April date. That is, we adjust
them from the old commission structure to the new commission structure. These are the
numbers we use for valuation.

Some sellers have been lucky enough to escape the reductions, but this process helps us
to normalize earnings so that we value the site closer to what a new buyer would expect to
earn going forward.

Q: What About Sites That Earn From Guest Posting?

Investors Club buyers are typically interested in buying sites that are more hands-off. We
discount guest post revenue by up to 80% when we do site valuations.
