your home if it is poorly presented. A neglected

Here are some tips I have prepared from two
decades in the business that will help you show
your property in the best possible light to assist

STREET APPEAL
• Consider refreshing your property numbering on the letter box/door/wall if it is
­looking a little tired
• Keep your mailbox and surrounding area clear of papers and “junk mail”
• Remove any rubbish and leaf litter from the footpath and kerb/gutter
• Prune and shape trees and shrubs
• Weed gardens and paths and keep hard surfaces such as your driveway swept
• Apply mulch to garden beds
• Trim and maintain nature strip and lawns
• Clean bins and relocate them from the front of the property
• Repair any exterior paintwork and fencing if required

PROPERTY EXTERIOR
• Ensure your front gate and front door open smoothly without getting stuck or
squeaking
• Wash down exterior walls and windows, remove any cobwebs, dirt and dust
• Sparkling windows will make an excellent first impression
• Pressure clean all hard surfaces (pavers, driveway, patio etc) for an “as new” finish
• Remove all rubbish and any pet droppings
• Put away hoses and store all garden equipment
• Use furniture, plants and effective landscaping to create an outdoor area for
entertaining
• Tidy up your garage, degrease the floor if necessary and store items as orderly
as possible

PROPERTY INTERIOR
• De-clutter all excess furniture, ornaments, and personal items for a more spacious feel
(I can help you with deciding on what is important when you show me through your home)
• Remove everything from the fridge door
• Clean oven, stove and rangehood including filters and covers
• Repair any cracks, especially those around doors and windows
• Ensure all light globes are working
• Remove all mould from grout in bathrooms and wet areas
• Replace any tap washers as required to stop drips

PREPARING YOUR HOME FOR BUYER INSPECTIONS


• Turn on all the lights and open blinds for as much natural light as possible (be strategic where
it may be disadvantageous to fully open blinds due to proximity to neighbours, privacy issues etc)
• Remove pets and tidy up accordingly, being certain to remove any pet hair. Put away pet toys,
bowls and bedding
• Tidy and put away children’s toys
• Put out fresh flowers
• Air the house thoroughly prior to the inspection
• Make sure all televisions are off and play some soft background music
• Use fresh linen on beds and fresh towels in the bathroom
• Ensure all toilet lids are closed
• Ensure kitchen bench, bathroom vanity surfaces and tapware are spotless
• Replace half used soap and toilet paper. Give your bathroom the feel of a newly
refreshed hotel suite
• Empty all bins and replace with fresh lining
• If it is raining layout an old (dark) towel on the floor at the front and rear door
• Burn some mild essential oils, or use a reed diffuser (freshly brewed coffee for
the sake of aroma is a big NO, ask me why when I come through)
