NESTAWAY SERVICE AGREEMENT

This Nestaway Property Management and Service Agreement (“Agreement”) is executed by and between
Nestaway Technologies Private Limited​, a company incorporated under the Companies Act, 2013 with its
registered office in #1546 and 1547, 19​th Main, HSR Layout, Sector 1, Bangalore (“Agent”), an expression
means and includes its assigns and successors in interest and Owner (defined below) an expression means and
includes its assigns and successors in interest.

The Owner is the actual owner and/or is lawfully entitled to give the Property (defined below) on leave and
license basis and is in physical possession of the Property.

In consideration of mutual considerations the Owner is availing and Agent is providing the following Services
in accordance with the terms and conditions contained at ​www.nestaway.com/serviceagreement-terms​.

Agent and Owner are collectively referred to as “Parties” and individually as “Party”. ​This Agreement
supersedes all prior or current or parallel communications, contracts, or agreements between the Parties,
whether oral or written.

The License Fee is based on actual occupancy and no License Fee shall be
paid during the period the Property is vacant. License Fee may be
renegotiated by a written agreement. License Fee does not include water,
electricity, DTH, Internet bills etc, which shall be borne by licensee(s)
separately on per-use basis. Common area maintenance and/or any other
charges of the resident welfare association shall be payable on actual by the

Owner/licensee {​system to generate​}. The Owner unequivocally authorises
the Agent to collect license fees from Tenants.

Service Start Date & Term <Insert Service Start Date> ​or the date when Owner complies with House
Inspection Checklist (Annexure 1). This Agreement shall continue till
terminated by either Party.

tax/cess) of the license fee due from licensee(s) every month

Agent Charges are applicable only on license fee collected from licensee(s).
No payments shall be made to Agent if there are no licensee(s) in the
Property. Payments are subject to applicable tax deductions at source.

Maximum Security Deposit can be reduced by Agent by an amount equal to

Guarantee Service Agent shall collect the license fee from licensee(s) and deposit it in the
Owner’s bank account on or before 5​th of the next month after deducting
amounts payable by Owner to the Agent, irrespective of whether a licensee
has paid the licensee fee. Owner shall fully cooperate with Agent in
recovering any arrears in license fee from tenants.

Nestaway House Protection As per attached certificate and subject to condition of the certificate.
Guarantee

Stamping & other ancillary This is an electronically signed agreement under the Information
cost Technology Act, 2000 and does not require physical signature. In case
Owner requests a physical signed copy, Agent will add stamp duty and
other administrative fees, to the Agent Charges payable by the Owner.

Additional terms This Service Agreement incorporates the most recent Terms & Conditions
applicable to NestAway Service Agreements as set forth at
www.nestaway.com/serviceagreement-terms​. The said terms and conditions
are incorporated herewith and form an integral part of this Service
Agreement.
