PREMISES
The tenant agrees to lease the downstairs studio in the house at 37b
Arawata Terrace , Queenstown and acknowledges that the house will be
shared with other tenants.

LEASE
TERM The term of this agreement shall be for minimum of 3 months
commencing on 8th November 2020

TERMINATION After the initial 3 months period the tenant can terminate the lease with
a 1 month notice period.

RENT
RENT The rent shall be $260.00 per week

PAYMENTS Payable in advance by the tenant every week on the Wednesday to the
Landlord via automatic payment to the ANZ Bank

BILLS The tenant is responsible for paying their for their own power through
a separate meter. The Tenant needs to have the meter switched to their
name.
Hot water is provided by gas and the Tenant is required to reimburse
the upstairs tenant for a share of the gas used each month – this is
based on head count over the whole house.
BOND A bond of 2 weeks ($520.00) in advance plus in total shall be paid by
the tenant to the Landlord on or before the tenancy commences

CONDITIONS

The tenant acknowledges that this is a shared tenancy and as such it is a shared
responsibility to keep the house clean and tidy. The tenant therefor agrees to:
 Keep the studio apartment clean
 No blue-tack, pins, screws or cello tape to be placed on the ceiling
or walls
 No stand alone gas heaters are permitted
 No smoking is permitted inside the premises
 To keep the grounds and gardens tidy and free from rubbish
 Take the rubbish bins to the gate from time to time
INSPECTIONS The Tenant shall at all reasonable hours allow routine inspections of
the premises to be carried out by the Landlord or the local contact at 3
monthly intervals.
INSURANCE It is recommended that all tenants protect themselves and their
personal belongings against any accidents that occur at the property
during their tenancy.
DAMAGE If a tenant or guests of the tenant(s) has an accident that is caused by
them being negligent then the tenant may be held responsible for the
resulting damage.
REPAIRS Please contact the Landlord or the local agent for all repairs
/maintenance required at the property.
LETTING FEE No letting fee will be payable by the tenant
