Upon receipt of the partial payment, the vendee will be given by the vendor of the
above -described land an absolute right to use and possess the land. The vendor assures
the vendee that the schedule property is free of all charges , encumbrances, and
mortgage and that she is the absolute owner upon full payment and process of
documents and had a perfect title to it and a right to alienate it. The vendor assures
the vendee to indemnify the vendee of the damage caused to him / her on account of
such defect if any.
