Chapter 1

INTRODUCTION

This chapter presents the background of the study as well as the methods used

in gathering information that will support it.

Working at home may be practical, but let’s admit it: Sometimes, it can be

counter-productive, no thanks to the many possible distractions that can easily derail

you from deadlines. Coffee shops, while a good option, can get quite crowded and

noisy. Your best bet? Shared offices, or what’s popularly known now as coworking

spaces.

There’s a growing number of coworking spaces in Metro Manila, and they’re

proving to be a big help to freelancers, students, and start-up entrepreneurs given the

flexible rates and various services they offer

The story of coworking began in 2005, and it has evolved dramatically ever

since. Software engineer Brad Neuberg is credited with starting the coworking

phenomenon from a San Francisco collective space.

Although Neuberg began the first official coworking space, similar ideas had

been percolating for years. C-base, which was founded in Berlin in 1995, was among
the first hackerspaces around the world. Many now consider these hackerspaces to be

precursors of today's coworking spaces.

Today, coworking is huge. Spaces all around the world cater to all kinds of

workers looking for a more flexible, productive environment. The first coworking offices

only really cropped up twenty or so years ago, yet coworking has already exploded into

the mainstream. There is good reason for this.

It fulfils a need that is ever-growing. The first spaces were set up to give self-

employed workers a space which offered them the focus and community that wasn’t

possible to find at home. This simple idea has flourished as more and more people work

remotely, freelance or set up businesses, or even students.

Coworking has managed to explode into such a phenomenon because workers

yearn for a space where they can meet like-minded people, share ideas and work

productively and effectively. As coworking changes and expands, demands must be met

to fulfill a yearning need for a space of productivity and collaboration may it be for

freelancers, students, self-employed, or regular people who just wants a place to relax.

It welcomes a diverse community with open arms and give them a space where they

can connect, share and succeed.

It is not just about the sharing of infrastructure and cost, it is about belonging to a

community, accessibility and sustainability. Coworking is the new way of working and

sharing. Coworking spaces are designed to provide a productive and collaborative

environment for their dynamic inhabitants and created without corporate constraints on
what is perceived to be an “office” environment offering flexible memberships to suit

most needs.

The product to be offered is a coworking space. It centers on renting functional

spaces that freelancers, students, or creatives can use. It focuses on delivering an

environment that fosters creativity, productivity, and collaboration. All while promoting a

safe space for everyone to be in. It also promotes inclusivity. It aims to deliver space

rental, meeting room rental, and event space rental.

Bisigleta aims to foster and promote a space that everyone can use whilst

delivering an environment that induces productivity, collaboration, and creativity

amongst different individuals across many fields.

The proponents conducted a thorough study of the vicinity in which the business

is to be established and promulgated, as well as the preferences of the population in its

target market. The chosen target market primarily comprises of students from the Our

Lady of Fatima University-Antipolo Campus. The target distribution of the service would

be at the Antipolo Valley Mall Center wherein human traffic is very condense and is the

location where majority of the target market passes by. A series of surveys and raw

observations have been accumulated to gather data to be utilized in the study. Other

materials such as articles, websites, and studies are utilized in the completion of this

study.
Chapter 2

PROJECT BACKGROUND AND HISTORY

This chapter contains information pertinent to the project proponents, proposed name of

the project, the vision and mission, emblem, type of business organization, project

location, and a brief narration of events that led to the project.


Project Proponents

The proponents of this study are Ahmed Al Mebayad, Carlo Beriña, Judy

Patactacan, Christian Peñalosa, Aldrich Ronquillo, and Jennefer Tobi. The proponents

are all fourth year marketing management students of Our Lady of Fatima University –

Antipolo Campus. Being exposed through various courses in business gives the

proponents comprehensive and ample knowledge and skills in establishing and

managing a business.

The proponents have sufficient knowledge and learning materials about the project

since they have gathered pertinent information related to the study. In addition, one of

the proponents have been an avid fan of coworking spaces which could give them

valuable insights and information when it comes to operating a coworking space.

The proponents are ecstatic and well-driven to pursue the project and in time that the

company can capture its market share, the company can expand and provide more

services to the community,

Proposed Name of the Project

Branding, by definition, is a marketing practice in which a company creates a

name, symbol or design that is easily identifiable as belonging to the company. This

helps to identify a product and distinguish it from other products and services. It is a way

of distinguishing yourself from the competitors and clarifying what it is you offer that

makes you the better choice.

The proposed name of the project is “Bisigleta”. The word “Bisigleta” is a

combination of two words “Bisig” and “Bisikleta”. “Bisig” is a Filipino word that has a
figurative meaning of labor or manpower while “Bisikleta” is Filipino translation of a

bicycle which symbolizes movement. Thus, “Bisigleta” is a symbol that fosters

movement of creative, productive, and collaborative minds of the worker in an

environment inductive to his/her agenda. “Bisigleta” also fosters progression thus

leading to the depiction of a rainbow as its wheels to connote that “Bisigleta” is a safe

space for all; and that it welcomes everyone and promotes inclusivity.

Vision

We believe that the community should be given a safe coworking space to share

and collaborate ideas, principles, and values that many people across all fields can

utilize, adapt, and inspire. We believe in becoming an environment conducive to

productivity and collaboration amongst all people.

Mission

Built on its pillars of progression, innovation, adaptation, inclusivity, and

competitiveness, we aim to deliver and foster a community that grows together and

promotes a safe coworking space that many people can use and enjoy.

Emblem

A logo or an emblem is a combination of text and visual imagery that serves two

purposes. It tells people the name of the company and it creates a visual symbol that

represents your business. It is a symbol or emblem used by commercial enterprises,


institutions, and organizations to promote public recognition. In addition, the emblem

can help Bisigleta to promote the business and build brand identity since it is new to the

market.

The emblem of the proposed project is a bicycle with its wheels colored in a

rainbow gradient. A bicycle represents a symbol of progress, of renewal, of promising

times ahead. Its wheels are covered in a rainbow gradient which represents two things:

the wheel represents a circle which connotes protection while the rainbow gradient

symbolizes peace and serenity.

Figure 1 presents the proposed emblem of the business project.

Type of Business Organization

Business owners must take into consideration the type of business organization

that they want to adopt that’s appropriate for the nature of their business. Selecting a

type of business organization has many factors like legal, financial, and personal

concerns. For the purpose of this study, basic information and knowledge is presented

to establish the general backbone of a business organization.

The proponents have chosen a partnership type of business organization. A

partnership is where two or more persons bind themselves to contribute money,

property or industry to a common fund with the intention of dividing the profit among

themselves. All the assets are divided to the partners in equal ratios. The partnership

has six (6) members and two (2) of the proponents will serve as a capitalist-industrialist

and a managerial-industrialist respectively. Capital-industrialist partner/s will contribute

money as capital of the business and will devote skills and industry in the management

and operation of the business. Managerial-industrialist partner/s will be responsible of

the day-to-day operation of the business as well as devoting skills and industry.

The proponents chose to register as a limited partnership. Limited partners will

only be liable to the extent of their contribution in the business. In a partnership, the

profits as well as the losses of the company will be divided amongst the partners

according to their agreed ratios.


Project Location

Antipolo, officially the City of Antipolo, or simply known as Antipolo City, is

a 1st class city and the capital of the province of Rizal, Philippines. According to the

2015 census, it has a population of 776,386 people.

It is the most-populous city in the Calabarzon region, and the seventh most-

populous city in the Philippines. The city is popular for being a pilgrimage site. It prides

itself as the "Pilgrimage Capital of the Philippines". The Marian image of the Our Lady of

Peace and Good Voyage or the Virgin of Antipolo, which was brought in from Mexico in

1626, and enshrined in the Antipolo Cathedral has a continuous following among

Filipino Catholics since the Spanish colonial era.

The proposed business will be located at Antipolo Valley Mall Center, Km 23

Brgy. Sta Cruz, Sumulong Hi-way, Antipolo City. The 100 square meter space would be

rented for P50,00.00/ month. It is accessible to its target market which are the students

of the Our Lady of Fatima University – Antipolo Campus.

History of the Project

Today, there are more than 14,411 coworking areas world. It continues to

progress even reaching the Philippines, the first official working space was created by

Brad Neuberg on August 9, 2005. The facility was located at the Spiral Muse in San

Francisco.

In the Philippines coworking spaces are still emerging, Innovation of using

different strategies and concepts in order to improve efficiency and effectiveness in their

segmented area. Coworking space became popular for it’s from having a wide variety of

relaxation to entertainment.

In 2017, Colliers International projected a 10% growth in the coworking space

market in the Philippines. Their report, “Mining Millennials: Finding Gold in Co-working

Spaces”, found the increasing number of freelancers and online professionals as the

main reason for the rise of coworking spaces.

Coworking spaces provide a work environment that’s conducive for work but

without the stiffness of an actual office or the distractions at home. Hence, you can work

in any manner that allows your creative juices to flow, may it be while sitting on a chair

or a beanbag, by yourself in a corner table or with a team in a conference room.

The proponents thought of creating a coworking space within the vicinity of a

school to provide a safe space for students, faculties, and alike to be in an environment

where collaboration, productivity and innovation exists amongst all people in various

fields. The proponents studied their target market and came up with a service that they
can offer that is of value to the consumers. Ultimately, giving them a space that they can

utilize and be creative in.

Though there are existing coworking space in the market, the proposed business

could earn its market share by providing the needs and wants of their consumers as

well as following the trends and by innovating their services.

Bisigleta believes that the community should be given a safe coworking space to

share and collaborate ideas, principles, and values that many people across all fields

can utilize, adapt, and inspire. Built on its pillars of progression, innovation, adaptation,

inclusivity, and competitiveness, Bisigleta aims to deliver and foster a community that

grows together and collaborates all through out.

The proponents are expecting that the business will prosper into something

bigger and that the industry of coworking spaces in the Philippines would continue to

gain awareness and would rise increasingly. As the business gain profits, the

proponents can now ponder on expanding their business in different locations across

Metro Manila and in the future, nationwide. As well as offering other services besides

the core services.


Chapter 3

MANAGEMENT AND PERSONNEL FEASIBILITY

This chapter discusses the feasibility of the project in terms of its approach in managing,

staffing, and leading the workforce of the proposed project. This chapter will also

discuss the description of the personnel required for the project, the management style

and approach to be utilized, as well as the system and form design.

Personnel

For the proposed project to operate effectively and efficiently, highly trained

personnel shall be hired and distributed to the different positions in the company. A

hierarchy of positions has been established by the proponents to make sure that every

aspect of the business is closely controlled and monitored. The company, a partnership,

will have a capitalist-industrialist and a managerial-industrialist partner that will be

considered as the owners of the company. These partners will contribute capital, skills,

and industry as well as the management of the day-to-day operations of the business

and the profits or loss by the end of the year as instructed by the Articles of Partnership.

A general manager will be handling all the administrative functions of the

company. This personnel will also be tasked with leading the employees and ensuring
effective execution of tasks and responsibilities. It will also be his/her task to implement

policies and procedures for the company.

The cashier will accept payments, issue receipts, answer inquiries, and provide

helpful information to customers products or promotions. You will also respond to

complaints, process refunds, and maintain a clean workspace. He/She should have a

strong work ethic and high level of accuracy. The cashier should be responsible,

attentive to customer needs, and committed to providing excellent service.

The maintenance will inspect different equipment and perform any basic repairs

or preventative maintenance when required. He/ She must be highly skilled with various

hand and power tools and be able to read blueprints and repair manuals.

The employee must obey a lawful, reasonable order within the terms of the

contract of employment; serve faithfully; cooperate with the employer; perform duties

with proper care and diligence; account for all money or property received; indemnify

the employer in appropriate cases; not to misuse confidential information.

The security maintains safe and secure environment for customers and

employees by patrolling and monitoring premises and personnel. Secures premises and

personnel by patrolling property; monitoring surveillance equipment; inspecting

buildings, equipment, and access points; permitting entry; prevents losses and damage

by reporting irregularities; informing violators of policy and procedures; restraining

trespassers; contributes to team effort by accomplishing related results as needed.

Table 1 shows the lists of the proposed positions and their basic salaries as

stated by the Department of Labor and Employment (DOLE) under the Regional
Tripartite Wages and Productivity Boards for Non-Agricultural workers as of July 2019.

Salaries in Region IV-A (CALABARZON) range from P303.00 – P400.00 daily (average

of eight working hours a day, five working days a week). The proponents have agreed
