1.2 Project Introduction

Resort is a place used for relaxation or recreation. The concept of resorts originated in Nepal
along with the promotion of tourism development. Resort has come a long way in short period of
time. Nepal owes many resorts of different types like mountain viewing, wildlife safaris, village
resorts and scenic panoramas. Resort literally means a place whose purpose is to provide visitors
recreation and relaxation. Today more functions have been added to its utility like outdoor sport,
conference and exhibitions, a venue for physical fitness, hospitality units etc.
The proposed project is to be constructed in Begnas Bazaar, Lekhnath. It will be the attraction
destination for both international and domestic tourist which provides favorable space for their
holidays/vacations. It could be used for other special proposes like get-togethers, sports,
recreation, meeting, conference, etc. The site possesses potential for Lake and Mountain View,
trekking, mountain biking, bicycling, swimming, etc.

1.3 Justification of study area (Site)6

Begnas Bazaar is situated at 15km east of famous tourist attraction city Pokhara. It is also
composed of beautiful natural scenic view of mountain as in lakeside in Pokhara city. It is very
famous for hiking, swimming, fishing, boating, bird watching, etc. Also the lake lies as one of
the route in famous “The Royal Trek” which is one of the shortest treks that follow a shrub like
path along the foothills of Annapurna, north of the Pokhara valley. The route of trek is Vijayapur
– Suru – Kalika Thulakot – Syanglung – Chisapani – Rupakot – Sundari dada – Begnas Taal. So
Begnas is very much feasible for tourist destination. However, in present context, the place is not
well developed in the tourism sector. There are only about 7 hotels feasible for tourist in context
of infrastructure and also no any service centre can be found nearby. So designing resort as the
tourist attraction destination plays the vital role in tourism industry in that place.
Also the area is quite and sparsely populated with modern building. The plot is at the higher land
from where one can have beautiful panoramic view of mountain Annapurna range and also
Begnas Lake. There are no any industrial buildings nearby and also the site is connected along
the road which heads to Rupa Lake which is also one of the advantages for the tourist attraction
point of view.

1.4 Significance of the project

In Nepal, most of the foreigner travel for vacation and pleasure and are in need of decent place to
stay. Also the practice of travelling and taking vacation off from the usual busy life is being
popular in Nepali society too. So Tourism business is one of the important sectors in economic
development of the country. Hence, hospitality sector deserves the proper attention and plays
vital role in economic development of the particular place of a country.

1.5 Aims and Objectives

The main aim and objectives of the project are as follows:
o To create an attraction destination for both international and domestic tourist
o To provide pleasing atmosphere throughout their stay
o To flourish the tourism business of that particular place
o To provide the employment opportunities to the local people
o To promote famous trekking route of that particular place
o To represent as a unique landmark of the city and tourist attraction place.

1.6 Scope of the project

Tourism is big business in Nepal. Local people can benefit and develop their lives out of poverty
with tourism. The income to be derived from the tourism in convertible foreign currency is great
boon to the city which minimizes the problem of poverty. This sector was appearing as one of
the emerging employers in the tourism business till recent past. So, many scope of resort is
increasing day by day with the increase of tourist every year especially in Pokhara. Also, Begnas
Bazaar is so rich in its natural beauty, panorama view of mountain, lake, bird watching,
swimming, etc. like in Pokhara city. It is also very famous for its trekking route. Hence, this
town needs to be provided with opportunity to take advantage of its potentialities.
Though Begnas bazaar has very much potentialities of tourism business, in present context, the
place is not well developed in particular sector. There are less hotels and resorts feasible for
tourist. The proposed project is targeted as the tourist attraction destination national and
international who are looking for the vacation and holidays or weekend off their usual life. The
project has great scope in increasing the tourist activities and hence plays the vital role in
improving the socio-economic condition of the place.

1.7 Methodology of the research

The whole project is divided into different stages and according to order of each stage every task
will be completed. The sequential stages are explained as follows:

I. Literature review
First of all literature survey and collection of data is primary steps for any project. Literature
review will make us understand our problem and helps to work on it towards the final solution.
So, for my project knowledge are acquired through review of literature such as related books,
articles, journals, reports, bulletins, magazine, discussions with seniors and teachers, etc.
II. Data collection
The review of literature will help to carry out collection of required data on various aspects.
These data and information will be gathered from different sources such as field visits,
questionnaire survey, literature study, and different published matters.
III. Project frame working
After gaining required knowledge on project the next step is to make project framework.
According to requirement of my project the framework is made.
IV. Case studies
For the purpose of this thesis, study of malfunction building as well as buildings with specific
functions was conducted. From case study, I became familiar with interrelationship between
different function and the essence that binds them together, the technical aspects required for the
resort, spaces for various activities such as information centers, health club, accommodations,
etc. The confusion from literature survey was removed from case studies. For above requirement
case studies will be conducted in following institution:
o Fistali Lodge, Pokhara
o Fulbari Resort, Pokhara
o Grand Norling Resort, Kathmandu
o Kiana Resort, Costarica
V. Project formulation
The next important step is programmed formulation. Analyzing the available data/ information
and with the help of design standard: spatial and other requirement is formulated.

VI. Site analysis

Site study is another main step before beginning of any project. It covered different aspects like
social, cultural, religious aspects of society, geographical features of site, its topography,
infrastructure, and climatic aspects as well as potentially and weakness of the site. Climatic
aspects are prominent during site analysis. So the climatic situation of Begnas Lake was studied
in detail.
VII. Conceptual /schematic design
According to requirement and site condition, zoning and conceptual design was done.
Refinement of requirement will be done for further development of design.
VIII. Design development
Different aspects of architecture are incorporated during design development. Finalization of
design and report writing the last stage is final design and preparation of report. Incorporating all
the suggestion from thesis supervisor and other teacher the final design is prepared.

CHAPTER 2: STUDIES AND RESEARCH

2.1 Literature Review

2.1.1 Introduction to Resort7

Resort is a recreational complex which attracts visitors for holidays and vacations. It is
compound of the building which is located in the natural scenic area providing lodgings,
entertainment and relaxing environment to people on vacation. The term resort is sometimes
misused with a hotel that does not provide the other amenities required of a full resort. However,
a hotel is frequently a central feature of a resort. The main difference between a resort and hotel
is its location. Hotels are mostly located in urban areas but resorts are built away from city areas
with one or more natural importance. Natural importance may be water or forest or mountains or
others where many activities like: sunset, sunrise, jungle safari, hiking, trekking, elephant ride
etc. In hotels there are mostly inner activities going on but resorts give equal importance to
things that are performed outside.

Wikipedia defines “Resort as a place used for relaxation or recreation.” It differ from a hotel in
the sense that where the hotels are mostly located in the urban setting are designed for a shorter
stay, resorts are the set in rural area, away from the noise of the busy city and are designed for
longer stay. Resorts are also ideal place for holding events, meeting and conferences. Hence they
should provide facilities that would entertain the guest for the longer period of time. It would
also arrange for the excursions and trekking, etc. generally resort are located at the area of scenic
recreational sites where people spend a vacation.

o Planning Requirement
The front of the house and back of the house should be well planned so that the activities on back
of the house are not witnessed by the guests. For this purpose, separate space should be provided
for the guest and staff.

7
Resort Definitions and Terminologies

o Environment requirement
Resort should be situated on a beautiful natural setting, pollution free environment and far from
the busy city. The vehicular access around the area should be provided.
o Landscape requirement
The landscape design of the resort play the vital role in the resort design hence it should be well
planned taking account of the natural topography and natural setting of the site. Sufficient
properly designed outdoor space should be provided which include lush gardens, place to play
games, family outing, etc
Characteristics of good landscape
1. An Invitation to Enjoyment: Entry
o Front gardens and exterior facade create a first impression for resort visitors
o Landscaping i.e. hard and soft in the front are the most important parts of a cohesive
design
o Reflects the architectural style of the resort and sets the mood for guests during their
stay
2. A Focus on Location
o Built away from city area with one or more natural importance i.e. water, forest,
mountain etc.
o A place where people can boost their intimacy with the nature
3. Escapes with a view
o Mountainous panoramas, tropical seascapes, and stunning scenery are usually the
core of these features
4. Outdoor dining and entertainment
o To allow hotel guests to take advantage of their location is to integrate food, drinks,
and entertainment into the landscape design.
o Luxurious bars, dining facilities, and even dance floors are often found outdoors

2.1.2 Types of resort

All Inclusive Resort
All-inclusive resorts provide all of the common amenities of a resort and, at a minimum,
unlimited food, drink, sports activities, and entertainment at a fixed price per person. Therefore,

14

guests at an all-inclusive resort simply, pay one price to have an unlimited amount of food, drink
and activities.
Mountain Resort
Mountain resort is a resorts located on or at the base of the mountain. Activities include down-
hill skiing, cross-country skiing, snow moiling, sightseeing and more.
Beach resort
Beach resort is a resort that is located on or within a short distance from a major beach. Many
beach resorts have activities that include snorkeling, kayaking, scuba diving, parasailing and
boating.
Golf resorts
Golf resort include a resort that either have an on-site golf-course or are located within a
reasonable distant from one or more golf courses. Some accommodation at these resorts will
come with golf passes to allow guest to play the course free of charge.
Island resorts
Island resorts are the resort located on a island. Resort amenities usually including snorkeling,
sun bathing, swimming and fishing, boating, parasailing and kayaking along with other type of
water sports.
Lake resorts
Lake resort includes any resort located directly on or very near a lake. Most travelers visit lake
resorts to go boating, fishing, swimming or water skiing.
Luxury resorts
A luxury resort is a very expensive vacation facility which is fully staffed and often boasts many
visitor activities and attractions such as golf, water sports, spa and beauty facilities, skiing,
natural ecology and tranquility. A luxury resort is an elite luxury property which exhibits an
exceptional high degree of customer‟s service and hospitality. A luxury resort will commonly
also feature a superb architectural interior and exterior design as well as an interesting physical
location.
Ski Resorts
Ski resorts are located within or close to a ski area or ski village. Many ski resorts have other
activities to engage in besides skiing and snowboarding, such as snowmobiling, sledding, horse-

drawn sleds, dog-sledding, ice-skating indoor swimming, hot-tubing, game rooms, and local
forms of entertainment.
Tropical Resorts
Tropical resorts are located within tropical climate. A guest staying at a tropical resort will
include year round warm and sunny weather.
Destination Resort
A resort is sometimes called a destination resort. This is a common usage when the facility
provides food, drink, lodging, sports, entertainment, and shopping within the facility so that
customers have no need to leave the facility once they arrive. Commonly these facilities are of
higher quality then would be expected if one were to stay at a hotel or eat in a town‟s restaurants
and Aspen, Colorado are examples of this, as are many of the larger hotel casinos in Las Vegas,
Nevada.

2.1.3 Basic theory of Resort Planning8

A resort is basically divided into two parts: Front of the house and Back of the house. As far as
planned circulation is concerned there must be a mixing of the house service with those of the
back of the house. The guest should not be aware of everything that is taking place at the back of
the house. The two functions must be kept separately and yet so interrelated that both function
smoothly, efficiently and economically.
Back of the house
Two objectives for planning the back of the house are control and efficiency. Foodstuff,
housekeeping supplies and a great many other item must be received out of sight of the hotel
guest. Such receiving is usually done at a loading deck, which should be covered so that the
deliveries are not stolen at the time of delivery.
The major part of the back of the house is:
o Laundry facilities
o Housekeeping department
o Food and beverage service
o Mechanical and maintenance space

Front of the house

The front of the house comprises every area of that the guest will see. These spaces must be
handled and planned with one thought in mind the convince and continued approbation of the
guest. The major fronts of the house service are:
o Main entrance
o Reception and lobby
o Cashier
o Administration
o Guest rooms
o Restaurant facilities
o Conference hall
o Recreational area

Functional Relationship
o Separation of the guest and service areas
o No cross circulation: distinction between front and back house
o All catering be on the same level as kitchens and directly related
o Organization of back of house as separate as possible

2.2 Design Considerations10

Front-of-House
The Front Office
Front office is the nerve center of the resort. The planning, marketing and coordination of the
resort‟s current ad future activities are accomplished in the executive offices nearby, where long
term staffing and maintenance programs are planned and scheduled.
Communications
The activities at the resort front office and desk
o Guest relation and rooming services
o Reservations and reservation control
o Uniformed services
o Reception and check-in
o Room key control
o Guest contracting
o Departures
o Cashier, accounting for revenue generated by guests
o Mail and messages
o Distribution of information to other departments, such as room occupied an departures
times
o Telephones

The housekeeping operations

This is to maintain the high standards of cleanliness in guestrooms and public spaces. Sparkling
clean room attract return guests. Housekeeping maintains and cleans the following areas:
o Front desk: computerized co-ordination of information concerning room cleaning for
check-in, checkout and occupancy status. Bell service may handle laundry and cleaning
pick-up and delivery for guests.
o Guestrooms: Systematic cleaning, restocking and checking procedures.
o Coordination with the engineering and maintenance department.

o Security: Housekeeping controls floor keys for guest rooms

o Food and beverage: Coordinating room service and cleaning and laundry.
o Health care: In-house doctor‟s office and clinic have special cleaning needs.
o Activities and attractions: maintaining exhibits-historical, crafts and arts center.
o Other: Special events, installation of new equipment and facilities, renovations, additions
and expansions.

Administration area
o Welcoming area/ arrival plaza
o Reception office
o Managers room
o Baggage area
o Conference/meeting room
o Separate offices for one to three people

Conference room
Conference room is a multipurpose venue equipped with listening and viewing facilities. It is
generally used for presentations and seminars and video conferencing. There has been a
significant shift in the context of video data used for presentations.
o Main conference hall (150 capacities): 1.2 m2 per person
o Meeting room
o Green room
o Common room
o Rest room

Front Office
o Front desk reception

o Luggage store area

Peace and privacy (Accommodation)

The tourist needs privacy especially in the accommodation shelter. The degree of privacy
depends upon locations, which, as designed, should be optimum in meditation centre. Of course
one may not always confine oneself in the meditation centre for the want of peace and privacy.
Thus, peace and privacy should always be the bottom line of the construction concepts of the
tourism village. So has the attempt been made in making of this complex.
o The accommodation business is essentially directed towards the lettering of guest rooms.
o It should be either in separate low-rise buildings or in scattered condominium buildings.
o The guest bathrooms should be luxurious.
o Providing outdoor terrace or balconies for each room can enhance the resort setting.
o Access for housekeeping, room service and maintenance must be carefully planned to
ensure efficiency without unnecessary disturbance of guest.
o Each room or unit must be numbered or named so that it will be easy for services.

o For some visitors who wish to gather information related to the area or the country a
small library may serve as a information center for written documents, books, articles and
even magazines.

Natural lighting

• Effective use of day lighting can reduce energy consumption.

• Uncontrolled day lighting can cause glare and damage sensitive material.

• Using shading devices to control glare.

Heating and cooling 14

• Readers normally dislike change of temperature.

• The correct relationship of air temperature 25% radiation and 75% convection of heat.

• The recommended for reading rooms and open access area is 22°C in summer and 20°C
in winter.

Service and service charge

Quick service with reasonable charge could be the major attraction of this complex. Other
services like transportation, communication and so forth could help sustain the project.
Emergency service is a must. Emergency service should include the medical, first aid, fire and
security. The means to these services would be efficient communication, internet, telephone,
email and fax. All these facilities should make available at very reasonable rice to the guest at the
centre.
Health and cleanliness
Tourist need healthy and clean environment and surrounding. Quite as well as safe living is an
essential part of the industry; one must feel at home in every sense of the world. An unsafe
environment will not be conducive for tourism promotion at all. Food they are served should be
hygienic and tasty, too.

Restaurant

Figure 9: Typical Functional Layout

The requirement for restaurant varies according to its type and volume. The various factors
affecting the requirement are production and storage requirement, type of operation, frequencies
of deliveries of supplies and kind of food used. The space requirement is calculated on the basis
of:
o Volume and type of service
o Amount and size of equipment to be used

o Number of workers required

o Space for needed supplies
o traffic area
o dining areas

Kitchen Layout
o Approximate space planning for kitchen space are:
o Main restaurant kitchen area: 1.4 m² per cover
o Banquet space and service area: 0.2 m² per cover
o Coffee shop kitchen: 0.3 m² per cover
o Allow 50% extra for other faculties: changing room, staff
facilities, toilets etc

Dinning Layout
Figure 10: Typical Kitchen Layout
o Table size vary with no. of persons:
o For 2 persons: 600x600
o For 4 persons: 600x1100
o Area of restaurant: 1.3-1.9 m² per person
o Ratio of service area to total area: 25-50%

Figure 11: Typical Dinning Layout

The total number of seats required at one time, multiplied by the space required for each will
give the total number of square feet needed in the dining area. The number of times a seat is
occupied during a given period is referred to as turnover. The turnover per hour, times the
number of seats available, gives the total number of customer who can be served in an hour. The
turnover time usually varies from 10 minutes to 2 hours.

Serving area
o The space requirement for serving area is influenced by the menu, organization of work
and number served.
o The counter length should be regulated by the variety and volume. An estimate used for
finding width is 14 ft. this allows 4 ft as patron lane space, 1 foot tray slide a 2 ft 6 inch
counter width 44 inches for workers and 2 feet 6 inches for back bar.
o Fast food units where food moves directly from production to consumer require the least
service space

CHAPTER 6: DESIGN CONCEPT

6.1 Rationale for Resort Design

Begnas Lake is also composed of beautiful natural scenic view of mountain as in Phewa lakeside
in Pokhara city. It is very famous for hiking, swimming, fishing, boating, bird watching, etc.
Also the lake lies as one of the slope of famous route “The Royal Trek” known as shortest trek
that follow a shrub like path along the foothills of Annapurna, north of the Pokhara valley. The
route of trek is Vijayapur – Suru – Kalika Thulakot – Syanglung – Chisapani – Rupakot –
Sundari dada – Begnas Taal. So Begnas Lake has high potential as tourist destination. However,
in present context, the place is not well developed in the tourism sector. From the site analysis, it
is found that there are only about 7 hotels feasible for tourist in context of infrastructure and also
no any service centres can be found nearby. So it prompted me to generate the concept of
developing Lakeside Resort which helps to fulfill all the potentialities of the site and improves
the socio-economic condition of the particular place as far as possible.

Figure 66: Royal Trek Route

The main concept is focused on creation of an enjoyable, friendly and intimate environment for
the tourist who is on the journey to discover different aspects of the different place. The design
will be done as per to create a free environment common for both foreign tourist and local tourist
with different activities making the space more lively.

6.2 Concept of Planning

As the site for the project is taken near the lakeside, I have
taken Ripple effect of Water as the concept for planning
Resort. As a ripple effect produces the flow of wave of
water from the centre, the form of the building and the way
of functional flow can be seen in similar manner from the

centre.

6.3 Architectural expression

As the concept for planning is taken from the ripple effect of water, basic geometrical form, i.e.
circular form is adopted for different units of the Resort. The circular form of block with curve
roof representing the ripple effect of water acts as landmark of that area without disturbing its
surrounding built environment. The volume of the building is also derived from the wave motion
of the water with curved roof. The façade of the building is also kept as white to represent as
plain as the water. Also priority is given to the large openings and glazing to represent
transparency as water in the volume to avoid the visual barrier and also with respect to the site
potential of beautiful panoramic view of mountain, lake and city. The building blocks are
planned taking in consideration of the existing contour of the site. As the site is contoured and
sloped towards north, south and west, panoramic view of mountain range and lake can be
enjoyed through split level design. Also one can have Arial view of city in the west part of the
site. The design is basically incorporated so as to give the impression as if the building has
emerged from the site.

6.4 Zoning
Zoning is followed with the division of the project into Mother Unit as main service zone, Health
club as recreation and refreshment zone, Accommodation zone for the guest and supporting zone
like housekeeping area as back of the house and other supporting units in landscape which is also
one of the important parts in designing Resort. All functions are arranged according to their
functional requirement and linkage between them is arranged in the same manner. The space is
connected through different medium such as open space, path ways, landscape and building
itself. As the site is witnessed of beautiful panoramic view of mountain, lake and city, the main
concept of zoning is done with respect to this potential. Arrangement of different function of the
resort is done to view the mountain ranges, lake and the city.

1. Main service Zone

Mother unit as main service zone is located at the centre part in the axis of entrance. This let the
visitor to have easy access to the front desk and also the main block provides uniform services to
all other functions of Health Club and Accommodation units. An open space is provided in
between for the public gathering space and also as the point of view of the lake so that one can

have the direct view of lake from the entry. The main services provided by the main block
include the front desk, conference hall and restaurant area. The main lobby area of front desk
includes reception area, waiting lounge, money exchange area, reading section and also medical
room during an emergency. 90 people capacity of conference hall is provided with in the main
block which is also one of the important functions of Resort in present practice. The restaurant
provide the services to 60 number of people including bar, sitting lounge, snooker area and also
open dining area with the nice view of Lake and mountain range. All this function can be
directly access from the central open space.

2. Recreation and refreshment zone

Health club and fitness area is also another important function of resort. This zone include a no.
of activities like gym and fitness area, massage room, sauna shower, yoga/meditation hall and
outdoor swimming pool including indoor Jacuzzi. Main reception area is located at the centre.
One can enjoy exercising in gym hall with the panoramic view of the lake and mountain range
from large glazing window. Massage room is provided for the single and couples and separate
sauna bath to male and female and can enjoy swimming with the nice view of lake.
Outdoor landscaping part in Resort also plays vital role in good planning of recreation and
refreshment zone. Some of the outdoor activities like children play area; jogging area, fire
camping, etc are also provided outside as the landscaping element. The children can spend their
enjoyable moment in the playing area and also guest can enjoy jogging having nice panoramic
view of lake and mountain range. Also the guest in group can have memorable time night fire
camping area. Outdoor sitting space and pavilions area provided for the guest to enjoy the view
of the mountain range and lake. An amphitheatre is also provided as common gathering space
within the accommodation zone. The guests can enjoy the cultural dance in the amphitheatre.
Also provision is given to the guest of other hotels to watch the program in the amphitheatre.

3. Accommodation Units

Different accommodation services like double bed suit, twin bed suit, and family unit with
kitchenette and without kitchenette are provided for the visitors who seek for the lively and
pleasant environment. The family unit with kitchenette provides the facility to the visitor who

prefer for the long term stay for the purpose of research and trekking with his/her family. Also
other services are provided for the one who don‟t prefer kitchen and for the couples. The
orientation of the suits is arranged in such a way that one can have beautiful outdoor view from
their room. Also common open spaces are provided as for the gathering space in the
accommodation zone.

4. Supporting Zone

Other supporting function like housekeeping units, administration unit, guard house, service
entry, etc are also important part in Resort design. Housekeeping Units provides service like
laundry facility and storage space for the foods. So it should be segregated from the direct view
from the guest, so it is located away from the main service area. Administration area is located
along with housekeeping unit for not to have direct access from the guest entry. It includes
manager room, account section and meeting and training room. The services for the staff
accommodation like guard quarter and manager quarter is provided within the same zone.
Access and entry
As the site is linked with the road, main entry is provided along with the road. The pedestrian
entry and separate vehicular entry and exit are provided in the main entrance including guard
house. Parking is provided along the entry so that it is easily linked with road. Separate space for
bike and car parking is provided and also there is provision of long term parking under roof. A
souvenir shop is provided nearby entrance so that one can buy the gift for their beloved ones and
for the memory moment before they leave the Resort. This also helps to flourish the business of
local material handicrafts of a particular place.

CONCLUSION
Resort is the place for relaxation and recreation. Their functional and spatial requirement differs
from those of the public buildings, such as hotels, commercial mall, etc. So proper planning is
required while designing any resort. Proper management of landscape and space is also an
important factor for a good resort as well as inter-linkage of indoor, outdoor spaces, landscape,
proper arrangement of different functioning rooms, and placement of equipments all these should
be considered while designing.
The proposed designed resort will become one of the tourist attraction destinations in Lekhnath
municipality providing pleasing atmosphere throughout their stay. Also employment
opportunities of the particular area is extended proving job to the local people. This helps to
directly flourish the tourism business of the particular place. And the design will definitely will
help to promote the famous trekking routes of the particular area.
