OUTLINE SPECIFICATIONS FOR GENERAL CONSTRUCTION

DIVISION 1
GENERAL REQUIREMENTS
1.01 INTENT AND APPLICATION OF THE PROVISIONS OF THIS SECTION

A. The Scope of Work covered within this Specification is the complete Architectural,
Plumbing, and Sanitary works of the PROPOSED BOLEZA RESIDENCE (TWO-
STOREY RESIDENTIAL BUILDING) located at #22 SMART CIRCLE ST., 20-1
SUBDIVISION BGRY DOLORES TAYTAY RIZAL. (See section 1.02 - SCOPE OF WORK).

B. This section is prepared in a concise manner, the intention of which is to save time and effort in
locating important contents within this Specification.

C. The Execution of this Section shall be coordinated and correlated to each corresponding
elaborated section of this same Specification.

D. In case discrepancies exist between this Section and its corresponding elaborated sections,
notify the Architect/Owner immediately for clarification; his decision shall be final.

E. The Contractor shall bear the responsibility to check all the numbers and units as may be
indicated on the Specifications. It is understood that the Contractor shall supply and install the
actual required units as approved on the Plans and Specifications.

F. Substitution of materials or equipment of makes other than those specified in the Contract
Documents will be approved by the Architect for the following reasons only:

1. That the materials or equipment proposed for substitution is equal or superior to the
materials or equipment specified in construction efficiency and utility. All additional costs
relative thereof shall be shouldered by the Contractor.
2. The materials or equipment specified cannot be delivered to the job site on time to
complete the work of the other Contractors due to conditions beyond the control of the
Contractor.
3. In case of a difference in price, the Owner shall receive all benefits of the difference in cost
involved in any substitution and the Contract shall be altered by Change Order to credit the
Owner with any savings so obtained.
4. All other materials containing chemicals used in construction shall not compromise and be
deleterious to the health and safety of the workers and occupants of the building.

G. To receive consideration, request for substitution shall be accompanied by documentary proof


of equality or difference in price and delivery, in the form of certified quotations and guaranteed
date of delivery from suppliers of the proposed substituted materials or equipment.

H. All other pertinent legal codes, ordinances and the like bounding this project shall also be
followed by this Specifications.

I. The Owner reserves the right to supply any of the specified materials or change materials
specifications when it is deemed advantageous. In case of price difference, savings shall be
credited to the Owner and /or adjustment in Contract Price shall be agreed on, whichever is
appropriate and fair.

1.02 GENERAL CONDITIONS OF PLANS AND SPECIFICATIONS

The execution of this Specification, Plans and other related Contract Documents shall be
subjected to the rules and regulations as provided in the General Conditions of the Contract.

A. The Plans and specifications shall be interpreted only by the Architect. The Contractor is
enjoined to confer with the Architect on items for clarification before submitting his bid or
installation prior to construction. No excuses shall be entertained for misinterpretation of the
Plans and specifications. All work as deemed provided by the Architect shall be carried out
properly by the Contractor.

B. The Plans and Specifications are complimentary to each other. Whatever is not mentioned in
one but mentioned in the other shall be considered as if mentioned on both and shall be carried
out properly by the Contractor.

C. Any inconsistency or discrepancy existing between the Plans and Specifications shall be
brought immediately to the attention of the Architect who shall decide the correct version of the
two.

D. The Contractor shall consult the Architect on portion of the work not mentioned in the
Specification and not illustrated on the Plans. He shall not work without proper instruction or
detailed plans from the Architect; otherwise he shall be responsible for the non-acceptance of
the work done without details. In such case, the Contractor shall make good the work at his
own expense.

E. No alteration or addition shall be allowed without the consent of the Architect, even if such
change is ordered by the Owner. The Contractor shall bring the case to the Architect. Request
for approval of such changes, alteration, deviation of work shall not be done without the
consent of the Architect. Changes may be presented to the Architect in the form of shop
drawings.

F. One (1) set of clean plans and specification shall always be kept at the jobsite to be available to
the Architect or his representative upon his request during the construction.

1.03 SCOPE OF WORK

A. The Contractor shall conduct thorough and strict inspection of the existing job site condition and
verify all existing conditions in relation to the whole set of approved Plans and Specifications.
Discrepancies in the existing conditions and the complete set of plans are to be verified with the
Architect.

B. The scope of work shall include all construction and additions necessary in order to implement
the whole set of approved Plans, Working Drawings and Specifications.

C. The Contractor shall secure and pay for all pertinent permits for the construction of the building
and for all permits required for the Owner to occupy and use the constructed facilities.

D. The Contractor shall construct the complete Architectural, Structural, Sanitary, Plumbing,
Electrical and Civil works for the entire project in accordance with the complete set of Plans and
Specifications.

J. All items, which are so shown on the Plans but not mentioned in the Specifications, shall be
included. Discrepancies in these items are to be verified with the Architect.

K. Final clearing of the work by a reputable building maintenance company shall be employed by
the Contractor prior to the Architect's final inspection for certification of final acceptance.
Cleaning shall be of condition expected for a first class building maintenance program and shall
be applied on each surface or unit of work. However, all cleaning should include areas for

both exterior and interior, de-clogging off all plumbing pipes, sanitary pipes, floor and deck
drains and all other utilities.

L. The Contractor shall submit details and shop drawings, templates, models and schedules
required for the coordination of the work of the various trades. Drawings should include
information on all working dimensions, arrangement and sectional views, connections and
materials.

M. The Contractor shall be responsible for the safety and safe working practices of its respective
employees, servants and agents.

N. The Owner may at any time, without invalidating the Contract make changes by altering, adding
to, or deducting from the work as covered by the drawings, specifications and general scope in
written instructions. Such circumstances are covered by provisions in the general conditions of
the contract.

O. The scope of work shall include all additions necessary to implement the whole set of approved
Plans, Working Drawings and Specifications

DIVISION 2
SITE WORKS
2.01 SITE WORKS

A. VISIT AND ACCEPT SITE AS IS. The following shall be included:

1. Site Clearing: protection of existing trees or removal of trees and other vegetation, topsoil
stripping, clearing, grubbing and all works necessary to permit construction and
implementation of the whole set of the approved plans and specifications.

2. Sheet piling, Shoring and Bracing: when necessary to protect existing buildings, streets,
walkways, utilities and other improvements and excavation against loss of ground or caving
embankments, on account of Contractor. Provide Design Drawings prepared, signed and
sealed by a registered Professional Civil Engineer.

3. Removal / Demolition of Improvements above and below grade: Necessary to permit


construction and other works as indicated. Architect must be consulted prior to any
demolition. Rubbish shall be legally and property disposed of.

4. Temporary Construction and Facilities: The Contractor shall provide and maintain all
temporary constructions and facilities necessary to complete the work as shown in the
Drawings and as specified herein. All temporary installations used for the Work shall be
removed after completion of work.

5. Earthwork: All excavations, grading and filling inside and outside of building limits or as
shown on Plans.
a. Soil Materials:
- One (1) part escombro, two (2) parts lastillas for all filling jobs done in layers not
exceeding 150 mm thick, 95% compacting, up to the elevations as per Plans.
- 100 / 150 mm thick gravel fill, thoroughly tamped for slabs and footings resting on
ground or earth fill.
b. Sidewalk width to be verified at site.

6. De-watering system components to prevent surface water and subsurface water from
flowing into excavations and from flooding project site and surrounding area.

B. TERMITE CONTROL

Provide soil-poisoning treatment, which shall prevent subterranean termites from attacking the
building or its content for a period of not less than five (5) years. There shall be no disturbance
of the treated soil between application of poison and pouring of concrete.

1. Chemicals to be used: Provide sample and specification for approval.


2. Provide perforated pipe on reticulation system for retreatment activity in the future

C. TEMPORARY SITE FACILITIES AND SAFETY REQUIREMENTS

1. Site Fencing: The Contractor shall, in his account, maintain a temporary perimeter fence
at the construction site for the protection, security and for the proper execution of site
upkeep. Such fence shall be built solid for its full length except for openings necessary for
the proper execution of the work, in such cases, openings shall be provided with doors that
shall be kept closed at all times except in actual use.

2. Access Provision: The Contractor shall provide and maintain temporary access elements
such as ramps, stairs, ladders, walkways and bridges as maybe reasonably required within

the site. Such elements shall be constructed and be made of sufficient strength and
stability to ensure the safety of visiting Owner, Architect and/or Engineer.

3. Temporary Facilities: The contractor shall provide Two (2) separate offices for the
following:

a. Construction site office: complete with Conference Room for construction meetings.
b. Construction Manager’s office: for sole use of the Construction Manager to conduct
business relative to the construction supervision of the project.

Note:
* All offices shall be provided with air conditioning.
* A temporary toilet shall be provided for use of the visiting Architect / Owner.
* Temporary telephone line, fax machine shall be provided by the contractor.

4. Temporary Canopy: The Contractor shall provide in addition to temporary fence, a


temporary canopy along the building side of sidewalks or walkways for the protection of
pedestrians and/or along the property line for the protection of adjacent properties from
falling debris and similar incidents. The protective canopy shall have a clear unobstructed
height of 2.40 meters above the walkway and shall be made of sufficient strength and
stability to sustain safely the weight of materials that may be placed thereon, and to
withstand shocks incident to the handling of such materials or their preparation for use, and
accidental jars from trucks passing or delivering materials.

5. Other Temporary Provisions:

a. The General Contractor shall provide all temporary lighting, power, water supply and all
necessary facilities sufficient enough for the simultaneous use of all possible fields of
work to complete the project.
b. The General Contractor shall provide temporary quarters, storage and temporary
toilets.
c. The General Contractor shall provide the necessary number of warehousemen and
security guards to ensure security of construction site.
d. The General Contractor shall provide at least two units of Fire extinguishers.
e. The General Contractor shall provide a First aid kit / box.
f. The General Contractor shall provide Billboards for precautions for Public Safety.
g. The General Contractor shall provide Billboard for Project Information. Data shown on
billboard must at least include perspective, project name, architect, engineers and
contractor.
h. Construction fence shall be supplied and installed by the Contractor. Painting and
graphical sign are also part of Contractor’s scope of work.
i. Other provisions as required by the National Building Code.

DIVISION 3
CONCRETE
3.01 CONCRETE AND CONCRETE REINFORCEMENT

A. CONCRETE AND REINFORCED CONCRETE (Verify Structural Notes)

1. All provisions of the latest National Structural Code for Buildings of the Philippines and
the American Concrete Institute's Building Code Requirements for Reinforced
Concrete (ACI 318-91) shall be made a part of this Specifications.

2. Samples and Tests: All steel bars, cement, gravel and concrete samples shall be tested
with reputable private testing laboratories as required by the City/Municipal Engineer's
Office. Samples and fees shall be borne by the Contractor. Submit list of testing
laboratories for Architects approval. The contractor shall furnish the Owner, Architect or
Engineer testing certifications and results that all portions of work are in accordance with
contract requirements and at elevations required thereby.

3. For Schedule of Concrete and Reinforced Concrete, refer to the Construction Notes on
Structural Plans.

4. Materials:
a. Portland Cement: 40 kgs. per bag conforming to ASTM C-150, TYPE I, RIZAL /
REPUBLIC / ISLAND / HOLCIM / CEMEX brand or approved equal.
b. Gravel: G-1, crushed, 20 mm in size for slabs, walls and columns; 25 mm for
foundation works and footings. Refer to Construction Notes
c. Sand: S-1, washed, clean, greenish in color.
d. Water: clean, free of deleterious materials which would impair strength or bond.
e. Reinforcing Bars (Rebar): Billet steel / intermediate, ASTM-A-615, diameter 20 &
smaller - Grade 40 deformed bars, diameter 25 & larger - Grade 60 deformed bars, use
PAG-ASA STEEL, CATHAY PACIFIC STEEL, PILIPINAS STEEL, EASTERN STEEL
brand or approved equal. Verify Structural.
f. Steel Tie Wire: Gauge 16 G.I. Wire.
g. Forms: 12 mm thick plywood for all exposed and unexposed concrete surfaces use
GATORBOARD or approved equivalent.
h. Form Coatings: FORMCOAT R-21 or approved equivalent.
i. Form Ties: shall be watertight.

5. Ready-mix Concrete: shall be by PHILROCK / CEMEX / PHINMA / SUPREME /


ACHIEVERS / MASSIVE / BETONVAL / CRC / SUPER 8 brand or approved equal.

6. Concrete Mixture: Refer to General Specification and Structural Notes as to mixture,


strength and proportion.

7. Concrete Topping: Over membrane waterproofing

a. 50mm thick or as shown on Plans.


b. 75mm thick reinforced with ga.10 x 100mm x 100mm galvanize welded wire mesh for
concrete gutter & drive way. Provide Grooves fillers for decks.

8. Vibrator: All concrete including 100 mm thick concrete slab shall be compacted with high
frequency, internal mechanical vibrating equipment supplemented by hand spading and
tamping. Vibrators shall be designed to operate with the vibrator element submerged in the
concrete, and shall have a frequency of not less than 6,000 impulses per minute when
submerged.
9. All concrete repairs shall be done by a professional epoxy based material applicator like
injection, patching and the like. Epoxy grout for anchor bolts, machine foundations, etc.
shall be ALPHATEC BRAND OF JAPAN as supplied by OMSVAC Phils or approved equal.

10. All exterior walls, unless otherwise noted, shall be at least 150mm thick Reinforced
Concrete wall / Precast / CHB @ 650psi for non-load bearing block or 1,200psi for load
bearing block, insulated and with clad inside to achieve bi value. Verify schedule and
Structural Drawings for reinforcement details.

DIVISION 4
MASONRY WORKS
4.01 MASONRY WORKS AND CEMENT

1. Concrete Hollow Blocks: 200 mm for load bearing walls. 150 mm thick for all exterior
walls, unless otherwise noted. 150 mm thick for all interior partitions with embedded pipes;
100 mm thick for interior wall partitions unless otherwise noted. Concrete hollow blocks
shall be either load bearing or non-load bearing type as specified. Use load bearing
concrete hollow blocks with a minimum of 1200psi compressive strength and 650psi for
non-load bearing. Refer to Structural Notes. Use Jack Built, Rock Built or approved equal.

2. All Concrete Hollow Blocks shall extend up to the bottom of the beam or slab.

3. Concrete Gutter: Refer to architectural detail drawings.

4. Reinforcement: Deformed Steel, Grade 230 structural grade, 12mm diameter vertical bars
at 400 mm on center and 10mm diameter horizontal bars at 600mm on center for 100mm &
150 mm thick concrete hollow blocks. Provide 16mm diameter vertical bars at corners,
intersections, end walls and at side of openings. Refer to Structural Notes.

5. Reinforced Concrete Stiffener Columns / Lintel Beams for CHB wall with span or height
of more than 4000mm and lintel beams on top of door and window and other openings as
follows:

a. Stiffener Columns: 100mm X 350mm (for 100 mm thick CHB) / 150mm X 350mm (for
150 mm thick CHB); reinforced with 4-12mm diameter vertical bars with 10 mm
diameter ties @ 250mm on center.

b. Lintel Beams: thickness varies per concrete hollow block wall x 350mm reinforced
with 2-16mm diameter continuous bar (top and bottom) with 10 mm diameter stirrups, 9
at 150mm on center. Verify with structural plans.

6. Anchor Masonry to structural members with metal ties embedded in masonry joints and
attached to structure. Space anchors as per spacing of masonry reinforcement.

7. Mortar: One part “Portland cement” and two parts sand and water but not more than three
parts sand and water.

8. Grout: “Portland” cement and water.

9. Plasterbond: N & H PLASTER BOND or approved equal. Apply at all wall areas prior to
plastering.

4.02 MASONRY ACCESSORIES, CONCRETE SEALER AND JOINTS

1. Joints: 10 mm unless otherwise indicated. Provide dowels coated with non-bonding


agents for control joints. Provide joint filler for expansion / isolation joints and seal with a
joint sealant immediately. Joint filler should be non-absorbent to water, gas and resist
flowing upon mild heating, since this could cause bubbling of the sealant. Verify with
structural plans. Use HILTI CP 606 FLEXIBLE FIRESTOP SEALANT, minimum of ½” bead,
apply at point of contact or Approved Equal.

2. Sealer/Joint shall be provided for all masonry and concrete connection in full thickness.
Use: TREMCO or DOW CORNING

3. Expansion Joint - Aluminum Expansion shall be provided for all Seismic joint (Floor, Ceiling
and Walls as marked on the plan) by UKUSA, Inc and NORTON & HARRISON.

DIVISION 5
METALS
5.01 METAL MATERIALS

A. All structural steel sections shall conform to AISC Specifications for Design, Fabrication and
Erection of Structural Steel for Building and meet the required structural design criteria.

B. Extent of structural steel work as shown on drawings. Contractor is required to submit a list of
accredited fabricators. Shop drawings are to be presented for the approval of the Structural
Engineer. Refer to General Specifications for content of submittals.

C. All metals shall be true in size and schedule, refer to Architectural drawings and details.

D. Test shall be conducted on welded construction.

5.02 METAL FINISHES

A. Metals

1. Steel Trench Grating by WEBFORGE or approved equivalent.

2. Handrail: Use 50-mm x 50-mm tubular pipe painted in epoxy paint as indicated on plans.

3. Railing: Use 50-mm x 50-mm tubular pipe painted in epoxy paint as indicated on plans.

4. Post: use 50-mm x 50-mm G.I. tubular painted in epoxy paint as indicated on plans.

5. Submit shop drawings PRIOR to fabrication and erection of miscellaneous metal works. All
steel works shall be delivered to the site with standard rust-inhibitive primer.

5.03 STRUCTURAL STEEL FRAMING

A. Extent of structural works as shown on drawings. Submit shop drawings for


Architect’s/Engineer’s approval.

B. Submit list of suppliers for Architect’s approval.

C. Contractor shall submit fabrication drawing of truss and other steel framing details for
Architect’s /Engineer’s approval before any fabrication shall be done.

D. All structural steel shall be painted with two (2) coats of zinc chromate primer.

Verify this section with structural plans and specifications.

DIVISION 6
WOODS AND PLASTICS
6.01 WOOD

A. SCHEDULE OF LUMBER AND PLYWOOD WORKS

1. Tanguile: kiln dried from 10% - 15% moisture content and shall be pressure-treated with
Copper Chromate Arsenic Salt Solution or as recommended by the Manufacturer.
Accompany lumber with certificate from lumber company, certifying treatment amount, and
moisture percentage after kiln drying. For machine finished for all wood plates and other
lumber in contact with concrete. Provide coating to prevent mahogany from decay. Use
Matimco brand finished wood or approved equal.

2. Tanguile: kiln dried from 10 % - 15 % moisture content and shall be pressure-treated with
Copper Chromate Arsenic Salt Solution or as recommended by the Manufacturer.
Accompany lumber with certificate from lumber company, certifying treatment amount, and
moisture percentage after kiln drying. For machine finished for doorjambs, door edgings
and all other openings with wood frames. Use MATIMCO brand finished wood or approved
equal.

3. Provide Dressed Lumber, S4S, unless otherwise indicated.

4. Kiln Dried Lumber: shall be with only 10% to 14% maximum moisture content at time of
dressing.

5. Framing Lumber and other Rough Carpentry: shall be fitted closely set accurately to the
required lines and levels and shall be secured in place in a rigid substantial manner.
Framing members shall be free from defects and care shall be taken such that splitting of
the members is avoided.

6. All wood shall be of good quality and free from any defects.

7. Lumber shall be pressure-treated with Copper Chromate Arsenic Salt Solution or as


recommended by the Manufacturer. Accompany lumber with certificate from lumber
company, certifying treatment amount, and moisture percentage after kiln drying.

8. Fiber Cement Board by HARDIFLEX / SCG, 9mm thick for areas exposed to water and
weather.
A. Use standard metal furring channel at every 400-mm on center both ways.

B. FRAMING LUMBER AND OTHER ROUGH CARPENTRY

All Framing Lumbers and rough carpentry shall be fitted closely, set accurately to the required
lines and levels and shall be secured in place in a rigid substantial manner. Framing members
shall be taken such that splitting of the members shall be avoided.

C. FINISH CARPENTRY

Kitchen closet and cabinet carpentry works shall be included in the general contractor’s bid but
shall be manufactured, delivered and installed at site by a reputable furniture contractor. It
shall be the responsibility of the general contractor and manufacturer to coordinate and assist
each other as to the correctness of the dimensions, timetable and preparation of the location
where cabinets are to be installed.

1. Cabinet Works: as per detail, complete with drawer lock and handle (one for each door)
with two (2) fully concealed hinges with spring mechanism for cabinet door.

2. Drawer & Shelves: as per detail, complete with lock, roller guides and handles. Use ball-
bearing drawer guides.

3. Plywood Backing for Glass Mirror: 6-mm thick marine plywood anchored to wall with
necessary framing. Areas to be covered by mirror on toilets should be provided with tiles.

4. Wood Edgings: 25-mm maximum thickness, glued with STICKWELL on plyboard /


plywood cabinet and closet doors, shelves and drawers.

DIVISION 7
THERMAL AND MOISTURE PROTECTION
7.01 MOISTURE PROTECTION

A. Waterproofing: All applications shall be strictly as per Manufacturer's Specifications. Verify


plans for other areas requiring waterproofing. Minimum guarantee on materials is 10 years.

1. For ROOF DECK, BALCONY and other areas EXPOSED TO WEATHER and areas
susceptible to leaks – Use 4.0mm thk., torch-on, sheet waterproofing membrane based on
APP modified, reinforced bitumen, with sand broadcast surface flexible to 0°C. To be
applied as per manufacturers specification. Waterproofing shall be SIKA BITUSEAL T-140
SG by SIKA or approved equal.

2. For ALL TOILETS, SHOWERS, Two-component, pre-dosed, ready-to-use waterproofing


slurry based on resin modified cementitious which should meet or exceed the performance
requirements of ASTM standards as indicated above. Use SIKATOP SEAL-107 by SIKA
or approved equal.

3. For SEPTIC TANK, use concrete additive Crystalline or Capillary-type waterproofing


material on both interior and exterior side. Waterproofing shall be SIKA-1 integral normal
setting compound or SIKA WT-220 PMY water-resisting and crystalline waterproofing
concrete admixture as distributed by SIKA or approved equal. The Contractor shall submit

4. WATER REPELLANTS: all exterior masonry finishes to be protected with THOMPSON’S


WATER SEAL or SILCON 75 WATER REPELLENT; apply as per Manufacturer's
Specifications.

5. WATERSTOP: shall be provided for all construction, expansion and control joints below
grade with 5mm x 200mm minimum width. Use SIKA WATERBAR FLEXIBLE PVC
WATERSTOP by Sika or approved equal; dumbbell type with center bulb or corrugated
type.

6. WET AREA SEALANT: Use sealant by SIKA, DOW CORNING or approved equal. For
sealing plumbing / kitchen penetration around ceramic tiles at toilets, sealing around rims of
under the counter lavatories, etc.

7. ELASTOMERIC WALL COATING: on all Perimeter RC or CHB walls, use PLEXIBOND by


Boysen or PLEXITITE by Davies, with cement and mesh reinforcement for exterior
masonry wall surface for exterior walls. Verify Architectural plans.

7.02 BUILDING SEALANT

1. For all pre-cast joints, construction, expansion and control joints which may experience
movement except for joints below grade. Use Structural Silicone Building Sealant applied
as per Manufacturer’s Specifications. Submit actual sample and color for Architect’s
approval.

2. Provide necessary backer rod, gasket or other accessories. Select transparent or


appropriate colored sealants. Contractor is advised to consult the manufacturer and is
required to submit literature of sealant to be used for Architect’s evaluation. Use HILTI FS-
ONE INTUMESCENT FIRESTOP SEALANT, CP601S ELASTOMERIC FIRESTOP OR CP
606 FLEXIBLE FIRESTOP SEALANT, minimum of ½” bead, apply at point of contact or
Approved Equal.

8.01 DOORS & WINDOWS

A. SOLID PANEL DOOR: 38mm-finished thickness, kiln-dried Tanguile double face with design,
with dark walnut veneer finish. Submit samples for Owner’s approval. Use for Main Door.
Refer to Drawings / Schedule of Doors for details.

B. HOLLOW CORE FLUSH DOORS: 38mm-finished thickness, Tanguile veneer plywood, 5.5 mm
thick, three-ply grade or Class C on both sides with kiln-dried Tanguile frames. Finish shall be
dark walnut melamine laminate finish. Submit samples for Owner’s approval. Use for bedroom
doors.

C. ALUMINUM DOORS AND WINDOWS (Refer to Schedule of Doors and Windows)

1. Aluminum Sliding Door: Powder-coated finish frame, with tinted glass (Refer to Door
Schedule), complete with locking device, sub frame and accessories.
Supplier/manufacturer or approved equal. Supplier/manufacturer to verify required
thickness based on the calculation plus wind load. All calculations are subject for structural
engineer’s approval.

a. Use 12mm thk. tempered glass as per manufacturer’s calculation and guarantee.

b. 300 mm x 300 mm Non-skid Ceramic Tiles for Stairs, Bathrooms and Balconies, by
FLOOR CENTER, or approved equal. Submit samples for Architect’s approval. Refer

2. Tile Adhesive and Grouting: by ABC / LATICRETE or approved equal with 2mm spacing
in between tiles. Application shall follow Manufacturer's specifications.

B. WALL FINISHES

1. INTERIOR WALL FINISHES:

A. Ceramic Tiles: 300 mm x 300 mm Non-skid Ceramic Tiles for Bathrooms, by FLOOR
CENTER, or approved equal. Submit samples for Architect’s/ Interior Designer’s

2. EXTERIOR WALL FINISHES:

A. Textured Paint finish: Fine textured paint ELASTOGEL ULTRA by DAVIES or


approved equal. Verify manufacturer’s recommendation. Painting contractor should be
accredited by DAVIES or approved equal.

B. Elastomeric Wall coating: for all CHB and R.C. wall as indicated on plans, by
DAVIES or approved equal. Submit sample for Architect’s approval.

C. Wood Plastic Composite (WPC) Wall Cladding: for façade as indicated on plans, by
BIOWOOD or PADI or approved equal. Submit sample for Architect’s approval.

C. CEILING FINISHES

A. Flat Acrylic Latex Paints: on ceiling, by BOYSEN or DAVIES paints or approved


equal. Submit sample for Architect’s approval.

GENERAL:
* Verify plans for other finishes not specified herein.
* Samples of all materials shall be submitted to the Architect for approval as to color, texture,
quality, workmanship, etc.
* Chamfer exposed corners and edges as indicated using wood, metal, PVC or rubber
chamfer strips fabricated to produce uniform smooth lines and tight edge joints.

9.02 PAINTING WORKS

A. Materials: by BOYSEN or DAVIES paints or approved equal. Submit color samples for
approval.
B. All applications and methods used shall strictly follow the Manufacturer's Instructions and
Specifications.
C. All surfaces including masonry wall shall be thoroughly cleaned, puttied (masilla), sandpapered,
rubbed and polished; masonry wall shall be treated with Neutralizer.
D. All exposed finish hardware, lighting fixtures and accessories, glass and the like shall be
adequately protected so that these are not stained with paint and other painting materials prior
to painting works. All other endangered by stains and paint marks should be masked by tape /
craft paper or equal.

E. SCHEDULE OF PAINTING FINISHES


1. Exterior Surfaces
a. Fine Textured Coating, gloss finish– Use high performance elastomeric paint and
cementitious waterproofing by DAVIES paints or approved equal.

2. Concrete Interior Surfaces

10.03 PLUMBING SPECIFICATIONS

A. PLUMBING PIPES AND FITTINGS

Downspout & Sanitary, Sewer & Vent Line – Use NELTEX, CROWN PIPES or approved
equivalent series 1000. Submit sample for Architect’s approval.

B. PLUMBING FIXTURES AND ACCESSORIES

All fixtures shall be installed complete with accessories, such as fittings, angle valve, shut-off
valve and supply pipe assembly, p-traps flange and others to make it functional. Submit model
and color samples for Architect’s approval of all fixtures and accessories.

Plumbing Fixture Colors: White. Verify with Architect.

1. Water Closet: Close-coupled Toilet - white, IDS Clear Close-coupled water closet (2230)
for all toilet and bath.
