INTRODUCTION

Ivory coast is a juxtaposition of urban and rural areas. Its cities, especially Abidjan, are

filled with modern office buildings, condominiums, trendy European-style shops and

French restaurants. These cities are in stark contrast to many villages (accessible

mainly by dirt roads) whose architecture is composed of huts and simple dwellings

reminiscent of the country's ancient times.

Each house has its own costs to allow everyone to have suitable housing according to

their means.

In this presentation, we will first talk about the different types of houses in Ivory Coast

and then their costs

I- TYPES OF HOUSES IN IVORY COAST

Ivory Coast presents important architectural contrasts, certain districts of the big cities

having modern, even futuristic real estate, while the most remote villages still have

many traditional dwellings. These are among others:

- High quality homes

- Social housing

- Lower quality housing

- Rural dwellings

II- THE COST OF HOUSES IN IVORY COAST (LEASE)
Whatever the type of housing, finding decent housing at an acceptable cost in Côte

d'Ivoire and particularly in Abidjan is a real obstacle course. And this, despite the

posters of real estate agencies offering attractive monthly rates.

Indeed, according to experts, there is a mismatch between supply and demand. There

is a real deficit in production. As a result, the purchase and rental become very high.

The overpopulation of the city of Abidjan is one of the reasons for the housing crisis in

the Ivorian economic capital. The rural exodus, the displacement of populations

following ten years of military-political crises since 2012 have increased the

population of Abidjan. So that from 2,877,948 inhabitants in 1998, Abidjan now has

nearly 5 million inhabitants.

Whatever the municipality, the finding is the same: the monthly cost of rent is

excessive. In Cocody and the Plateau a simple studio, a room can go up to 120,000

CFA francs. For a three-room apartment, the average rental price is 300,000 CFA

francs.

Generally, the studios are negotiated between 30,000 and 50,000 FCFA and the 3

rooms between 70,000 and 120,000 FCFA. These costs are beyond the means of the

average Ivorian. Especially since the surrounding Ivorian minimum wage is less than

40,000 FCFA.

In addition to the excessively high rent, the thorny problem of deposits is added. To

start moving, you must provide at least four months deposit and one month in advance.

Some landlords ask for up to 12 months deposit. You will have to pay the equivalent

of one month's rent to the people who helped you get the accommodation.

As for the interior of the country, the cost of houses can vary depending on the quality

of the house and its location. It can switch from 15,000 to 200,000 FCFA.

CONCLUSION

Ultimately, the cost of houses in Ivory Coast is not very affordable because it is too

high, especially since the majority of the population is unemployed.

The State must encourage banking establishments to pre-finance the activities of

promoters by using certain incentive measures for the benefit of buyers. This will

contribute to providing real estate developers with the resources necessary to finance

their real estate projects.
