26th July 2022 – KEO SS noted that the project Sustainability Requirement is to
achieve LEED Gold certification at a minimum with an aspiring target to achieve
LEED Platinum certification. - -
Also, it is noted that KEO is appointed as LEED consultant for the Construction
Stage only and it will facilitate the LEED Construction Credits implementation and
2.1 approval from GBCI (Green Building Certification Institute).
KEO had a kick-off presentation and discussed the above points, and the
presentation is attached as an appendix to this MoM (minutes of meetings).
04th Oct 2022 – TRSDC Ahmed requested clarification that CHEAC has two Info -
contracts (boardwalk and piling) and how the contractor is confirming LEED
compliance for both of their scope of work. CHEAC Ahmed confirmed that all the

Team Awareness
3.2 26th July 2022 – KEO SS noted that it is vital for the construction team to be fully - -
aware of the LEED construction stage requirements. Hence, it was mentioned that
it is the responsibility of the Contractor’s Environmental Managers to disseminate
the LEED requirements to all the parties involved in the project by conducting
specific LEED workshops and Toolbox Talks (TBTs) as applicable.
3.3 30th August 2022 - KEO PW noted that as per the recent discussion with TRSDC, - -
KEO has not yet started receiving MS (MATERIAL SUBMITTALS) for LEED review.
TRSDC Ahmed confirmed that KEO has been included in the LEED Workflow and
will start receiving MS from now.
6th September 2022 – KEO PW informed TRSDC that the MS has been issued to
KEO from the current week onwards.
KEO SS – noted that the templates for all the LEED Site Inspection Checklists and
4.1 Credit Compliance Trackers are already shared as part of the project specification. - -
The contractors must follow these templates from the being to the end of the
project construction to confirm compliance with LEED requirements.
KEO SS – noted that the contractor shall conduct weekly site inspections for the
following items and submit through Aconex the weekly site inspection reports. In
case of any non-conformances then the same shall be closed with the appropriate
mitigation measures
ESC inspections - filled out checklist with date stamped photos of onsite
measures.
CWM inspections - filled out checklist with date stamped photos of onsite
measures.
IAQ inspections - filled out checklist with date stamped photos of onsite

4.2 On-going
Alfanar
It is agreed that the 1st weekly update shall be provided from 04th August 2022 and
shall be continued until the end of the project.
27th Sept 2022 – KEO PW noted that currently CHEAC, Specon are the only
contractors at the site and hence, they are required to submit the weekly
inspection checklists and the other contractors will submit the checklists upon
starting their site activities.
28th Mar 2023 – KEO PW noted that currently Al Fanar has not submitted any LEED
site inspection checklists from the date the contractor started activities on site.
Hence, it is critical that the contractor must submit the inspection checklists latest
by 03-Apr-2023.
KEO SS – noted that the contractors shall submit LEED Monthly Progress Report
on an agreed cut-off date. The monthly report must include all the relevant
compliance documentation including project progress photos, credit trackers &
supporting credit calculations, and material submittal review log…etc.
It is agreed with all the contractors that 20th of every month is the cut-off date to
submit their monthly report.
KEO-SS noted that all contractors must follow the Monthly Reporting Template
issued by KEO for reporting LEED progress. KEO to issue the reporting template.
30th August 2022 – KEO PW agreed with all the contractors along with TRSDC that
the revised due date for contractors to submit their monthly progress report is on
23rd of every month.
Accordingly, the contractors shall submit their 1st Sustainability Progress report
on 30th August 2022. The report shall include all information from the beginning
of their involvement in the project.
27th Sep 2022 – KEO PW mentioned that all the contractors to submit the Monthly
Progress Meeting by 29th September 2022.
04th Oct 2022 - KEO SS mentioned that the contractors shall submit their LEED
monthly progress report by maximum 06-Oct-2022 (Thursday) to enable KEO to
submit their progress report by 10-Oct-2022.
11th Oct 2022 – TRSDC Aber mentioned that the contractors must submit their
pending progress reports by 14-Oct-2022 (Friday). Failing to meet the agreed
submission date by the contractors will be considered as LEED non-compliance as
4.3 it will delay the LEED progress reporting to the Client.
8th Nov 2022 – KEO PW mentioned that the contractors must submit their pending
progress reports by today 08-Nov-2022 (Tuesday) and the LEED progress report
for October month. Failing to meet the agreed submission date by the contractors
will be considered as LEED non-compliance as it will delay the LEED progress
reporting to the Client.
KEO is still waiting for an updated Monthly Report from CHEAC for August and
September 2022.
KEO SS – mentioned the following key items for the contractors to report in all the
upcoming monthly progress reports:
KEO will provide the contractor a list of materials based on the KEO’s
Material Submittal reviews for the reporting period. All the contractors
must ensure to include those materials into their LEED materials tracking
sheet.
All the contractors must submit the materials review log (highlighting all
the MS submitted by the contractor) for the reporting period
22nd Nov 2022 – KEO PW mentioned that Glassline and Al Fanar have not
submitted their monthly progress report. All the contractors have to submit the
monthly progress report for November 2022 by 23rd Nov 2022.
6th Dec 2022 – KEO PW mentioned that Specon, Glassline, and Al Fanar have not
submitted their monthly progress report.
20th Dec 2022 – KEO PW mentioned that Specon, Glassline, and Al Fanar have not
submitted their monthly progress report for November 22.
3rd January 2023 – KEO PW mentioned that Glassline, Al Fanar, CHEAC and
Grankraft has not submitted their monthly progress report for December 2022 on
Aconex.
9th May 2023 – KEO PW mentioned that Glassline and Al Fanar has not submitted 18th Jan 2023
their monthly progress report for January 2023 on Aconex. CHEAC confirmed that
Glassline, 31st Jan 2023
they have submitted the report and provided the WFs number but it is returned by
Alfanar

KEO SS – noted that the Contractor shall prepare an ESCP, and it is understood
that project CESMP will address the Erosion and Sedimentation Controls
practices. However, the LEED requires US EPA (Environmental Protection Agency)
standards to be followed and hence, a separate project specific ESCP shall be
prepared.
The weekly inspection checklist is to be added and followed for weekly inspections
supported by date-stamped photos.
Note:
The CEMSP does not refer to the LEED requirements and specifically no reference
5.1 to the US. EPA 2012 standards that shall be followed. If local standards are followed
there should be a comparison document prepared by the contractor on how the
local standards/requirements are more stringent than the US EPA 2012 – CGP
(construction general permit). The Erosion and Sedimentation Plan shall cover the
following at a minimum:
13th Sep 2022 – KEO PW noted that Grankraft has submitted the ESCP plan and was
approved by KEO.
Glassline and Interior International representatives were not present during the
meeting.
27th Sep 2022 – KEO PW noted that ESCP plan will be shared by Interior
International by 27th Sept 2022. Glassline, Al Sheya and Nesma representatives
were not present during the meeting.
04th Oct 2022 - KEO SS – noted that ESCP is pending from Speed House, Alfanar,
and Interiors International. All the contractors are urged to submit the relevant
LEED plans ASAP to avoid any LEED non-compliances in the project.
6th Dec 2022 - KEO SS – noted that ESCP is pending from Alfanar. Al Fanar has 10-Aug-2022
committed to submit ESCP by 14 Nov 2022. All the contractors are urged to submit

Commissioning Activities:
21st June 2022 – TRSDC Aber to share the contact details of the appointed ICA for
the project to allow KEO to make contact to facilitate the credit implementation.
KEO SS noted that the Contractor shall prepare a Construction and Demolition
Waste Management Plan (CDWMP) and it is understood that CESMP had sub-
management plans including a construction waste management plan. However,
it is not sufficient, as LEED requires specific waste diversion and reduction
targets to be achieved. Therefore, all the contractors must prepare a project-
specific CDWMP.
Note:
CDWMP shall highlight the required percentage of waste diversion that the
contractor will have to achieve (based on the project specs is 75% diversion of
construction waste) also the project specs is targeting a reduction in a waste
generation that shall not exceed 36.6 kg of waste per sq.m. The plan shall also
highlight the targeted materials for recycling, water hauler details, and the
recycling facilities details. Manifests and waste log templates were provided
within the management plan and shall be referred to within the CDWMP.
30th Aug-2022 KEO PW: mentioned that all the contractors must submit their
respective Construction Waste Management plan as per the revised due date (30-
Aug-2022).
6th Sep 2022 – KEO PW noted that Grankraft and Specon have submitted the CWM
plan which was approved by KEO. CHEAC has provided the plan which is under

International by 27th Sept 2022.
04th Oct 2022 - KEO SS – noted that CWM plan is pending from Al Fanar. All the

KEO SS noted that the MRc Building Life-cycle Assessment credit is targeted as
part of the design stage. However, it must be noted that there are specific material
specifications that have been considered by the designers to confirm credit CHEAC,
compliance at the design stage. Nevertheless, the finalized LCA (Life Cycle Grankraft,
8.1 Assessment) report is not yet provided to KEO and the construction team. Specon, TBC

Therefore, it is noted that the contractor shall follow the project’s Sustainability Alfanar
Specifications to comply with this credit which highlights specific recycled content
requirements for the Steel, Concrete, and the aggregates to be used in the project.
KEO SS noted the credit requirement stating that at least 20 permanently installed
products from 5 different manufacturers’ products EPD (Environmental Product
Declaration) which confirms to ISO 14025, 14040,14044, and EN (European Norms) CHEAC,
15804 or ISO 21930 shall be used in the project. Grankraft,
