Basic build designs is formed as well knit team of an Architects and Designers. Together we offer an approach that
integrates a variety of disciplines, including Architecture, Interior Design, Urban Design, Urban Planning in an
experimental and playful way. We strive to raise the bar by indulging in projects from Small interiors to larger Urban
Projects.

As an Architecture firm we believe in delivering success by deeply involving in the whole process from rigorous design
experimentation, estimation, strict scheduling and meeting deadlines. We simultaneously engage in environmental and

Architecture is the sole profession whose members are qualified to design and to provide advice,
including technical and aesthetic judgment, on the built environment. Architects provide services and solutions
with technical competence and aesthetic sensitivity suitable to the physical, social, cultural, and economic
environment, thereby inspiring the community and its citizens. In matters of public health and safety, architects
are obliged to serve the public interest and respond to the public need. And now, these concepts of health and
safety have been expanded to encompass the sustainability of the global environment and accessibility for all
persons. Architects add value to building projects by creating a design and layout that is functional. And,
architects design for construction that is durable and energy-efficient, and whose look and visual impact
provides a positive experience and increased market value to owners and users. Architects are trained to explore
new and innovative solutions to problems. An architect is invaluable on any building project and furthermore,
the use of architectural services by a licensed or registered architect is a requirement for many building types or
“Occupancies” as required by building codes across India.
Architects need to educate clients about the value of architectural services and how an architect’s ideas
and knowledge can result in significant increases to the real estate value of a building as well as savings in the
building’s operating and maintenance costs. The architect’s fees are indeed a very small fraction of the total
costs for constructing and owning a building. This important upfront investment in professional services can
have very significant impacts on future costs of the ownership of any building

If you find these condition acceptable, please fill out the client detail document, sign the fee proposal and rest of the
documents at the bottom of the page accordingly and hand it over back to us as per your convinience. This will act as a
receipt of confirmation of our appointment and we will begin working on the project correspondingly.

As the client you will be required to submit the following documentation prior to work commencing on the project.
 Detailed project brief
 A copy of title deeds/ land ownership documents
 Survey of the site indicating land boundaries

better to resolve any aspects of the design while it is still on paper.

Fee Proposal & Scope of Work for Architectural Design Services:
For Civil Architectural Work –Slab Area of Residence calculated @ 2040.00 sq ft. A Lump-sum Fee to Rs.1,02,000.00/-
(Rs. 50/ sqft) for the above outlined civil Architectural works.

Please Note:
Fees for Structural Engineer, Licensing work, Lanscaping, Sanitation & Other consultant to be paid separately directly as
mutually agreed with the consultants.

1.ARCHITECTURAL CIVIL -WORKS SCOPE:
a.Total Architectural Design with the furnishing of detailed Working Drawings for the Residence including of all Civil
finishing works for Floor plans/ Elevations/ Sections/Toilets/ Pantry/ External areas/ Electrical works/ Plumbing related
inputs.
b. Co-ordination of all works & integrating works of various consultants into the working /Execution drawings i.e.
Structural, Sanitation, Electrical, etc
c. Production of Initial Concept Drawings/Architectural Drawings/All Working Drawings from Centre Line Drawings to
detailed Construction Drawings/ Soft Copies for permission drawings production for submittal of Municipal Corporations
Approvals etc.
d. 3D images at the outset on finalization of the design for Idea of overall Design.
e. Monitoring quality & pace of work along with the project team – with fortnightly review meetings at civil execution
stage as planned.
f. Production of One ideal Interior ‘Layout’ for the project at this civil stage will be provided.

2. ARCHITECTURAL CIVIL WORK FEE DISBURSEMENT:
Fees can be paid in installments for the work- incrementally as work progresses:
a. Rs. 21,000/-On Appointment & Site Visit OR Meetings/ First Discussions & Consultations.
b. Rs. 38,000/- on Presentation of Concepts & finalization of Basic design Concept.
c. Rs. 38,000/- on finalization of Architectural Drawings & the same going to Structural Consultants &
other consulting work.
d. Rs. 5,000/- Retention Amount

A.The Fees cover the cost of 5 Site Visits to the Limdi & visits for selection of materials & other item to be arranged by
the Clients.

B.It is desired that direct change- instructions to workers during Execution of Work to be largely avoided in the
larger interest of the Project to maintain Quality & Schedule accordingly. Instructions to be issued after
concurrence with the Architects- on any particular Site issue that may emerge during the course of execution of
works.

C.As regards selection of materials for finishes items- It is desired that the clients make preliminary investigation &
survey prior to the visit of the Architect. During the visit of the Architect the Final selections would be made from the
prior short-listed samples- from the procured samples lined up on the site or at specific vendors or agencies.

3. GENERAL DELIVERABLE OF WORK- SUMMARY:

Generate Architectural design Brief through mutual interaction. Prepare/Procure accurate CAD Site Drawing of
existing property etc. If required prepare two Design Options as CAD drawing Layouts based on the Brief spelt out &
discuss most salient aspects. Advise on the Best Option as well as to incorporate energy & space efficiency ideas /
concepts in the designs. Visit the Site.

a. Prepare Basic Architectural Set of CAD Drawings & Forward the Soft Copies to Consultants to work out the other
related details i.e. Services related to the Interior works etc. Coordinate the integration of Architectural Drawings/
Services Drawings & related details etc.

b. Prepare Detailed Interior Execution CAD Drawings Plans/ Sections/ Elevations/ Construction Details/ inclusive of
detailed changes in Electrical Layouts/ Lighting Layouts/ & Networking Layouts based on the Needs of working & Issue
them to the Site as Client & Contactors copies
( Inputs for networking Layouts to be provided by the clients based on their work requirement)

c. Site Visits will be conducted periodically jointly to check & Monitor the Progress & Quality of works as well as to
monitor the Schedule. Visits to be conducted for Selection of Materials/of Finishes as required. Provide the final color
scheme of the Interiors in Sync with the overall design philosophy.

d. On virtual completion of all work – prepare a ‘checklist’ of items to be given to contractors/agencies to make
appropriate amendments/ corrections.

4.EXCLUSIONS FROM SCOPE:

Any Models/ Professional Models/ 3D Models or Images & Renderings that are required for the Job need to be paid for
separately directly to the appointed agency.

Day to Day Site Supervision & Execution of the works- is not included in our scope of work.
