RE : Letter of Undertaking And Confirmation of Payment

hereby undertake to pay you the sum of

RM 2,850.00 (Ringgit Malaysia Two Thousand Eight Hundred and Fifty only) SST 6 %

(hereinafter known as “the said Payment”) for your services rendered in securing the purchase of the property know as

No.4, Jalan Anggerik 6, Taman Johor Jaya, 81100 Johor Bahru, Johor.

upon the execution of the Sale and Purchase Agreement.

In the event after the execution of this Option by the Vendor and the Purchaser, the Vendor fails/refuses to proceed with this
Option not due to fault of the Purchaser, the Purchaser has the right to terminate this Option and in such event the Vendor shall
refund to the Purchaser all the sum paid by the Purchaser in respect of the sale and purchase herein and pay to the Purchaser a
further sum equivalent to the amount of the Earnest Deposit paid by the Purchaser as damages. The Purchaser hereby further
agree to pay to the agency professional fee which is :-

a. equivalent to fifty per centum (50%) of the Earnest Deposit or the amount compensated by the Vendor, whichever is the
higher, or

b. fifty per centum (50%) of the agreed full professional fee;

whichever is the higher plus the corresponding SST.

I /We hereby agreed that in the event that after the execution of the Sale and Purchase Agreement, the deal is aborted/
terminated due to me/us or the Vendor, your said Payment already earned shall not be affected and will not be required to be
refunded.
Special Condition Total agent professional fee including 6% sst is RM3,021.00 Only. Consent fee is RM6,000 and payable
after consent approval granted.
