Lesson 4 Building Maintenance and Design
The Importance of Design in Building Maintenance
The first phase is feasibility and the next phase design. This is the phase where we decide on how
the building we want to design. Moreover, the next phase is construction and last phase is
maintenance or operational phase.
Even though on design phase only contribute about 8% on the project but it really gives a huge
impact on the building. It is because if we fail at the design phase and design the building in a
complicated way hence the maintenance work will be hard and it will use more cost to maintain
the building.

Sustainability Design Concept


It means that building is sustain and ‘lestari’ even though it has been built 10 or 15 years ago but
the concept still can be use without in need expensive cost of upgrading. The concept is about we
are the stewardship of Planet Earth. So, we need to make sure that the building is easy to build and
manage. The concept of sustainability is the building can use a minimum amount of energy.
Issue
In design stage the project team often excludes property management. If on the design phase they
already consider about the maintenance then on the maintenance phase can save a lot of cost.
Why is the property manager significant at the design stage?
1. The property manager will give suggestions regarding the materials and layout
2. Intelligent building. The property manager will propose on to make the building intelligent. If
there is a lot of automation system involved it will give an issue. For example, if there is a failure
in that system and if will cause a trouble
3. Design and maintenance issues require a practical approach. The property manager will try to
reduce the LCC (Life Cycle Cost) on the design.
Design and maintenance
1. Make a deliberate effort to minimize defects during design and construction.
2. Detail and choose materials and components
If we make sure that these two things included maybe on the maintenance phase, we can reduce
the defects.
Defects
1. Defects can be divided into two which is defect that affect the performance and defect that can
affect appearance.
2. The defects that can affect the performance, such as the defect is the reason that the building
can perform or to be use anymore. While the defect that can affect the appearance such as maybe
we can see mold on the wall, paint on the wall that have been worn out.
The best way to overcome the problem is to improve design and construction techniques ideally
determined and incorporated via the integrated design process remain the best way to achieve good
quality buildings.

It is essential that owners of any building have a planned approach towards its maintainability
during its early design inception.
