Local Housing Allowance Rates Information:

Local Housing Allowance (LHA) rates are set each April by The Rent Service.

The rates are worked out using information gathered from local landlords / letting
agents about the amount of rent charged for particular sized properties in
different areas.

The LHA rates apply to what is called a Broad Rental Market Area (BRMA).

Within South Gloucestershire we have four BRMAs, these are:

 Bath
 Bristol
 Gloucester
 West Wilts

There are 4 separate sets of Local Housing Allowance, one for each BRMA.

To find out which BRMA your property falls into, please log into the following
website and enter the postcode of your property.

This website will then also tell you what rate of LHA you may qualify for, or you
can refer to the ‘LHA rates’ on our website.

The LHA rate that applies to you is worked out by looking at the number of
people who live with you. The people that can be included are you and your
partner if you have one, children and any other adults living in the property.

If you live alone and are under 35, you will only be able to get Housing
Benefit based on sole use of a room within a shared house – this is called
the shared room rate.

It is important to know the LHA rate that will apply as this will be the maximum
rent that housing benefit can pay up to.
