This letter is to express our interest in leasing the property located at No.1 Lancaster
Ave Cecil Hills 2171 Sydney NSW.

We would like to take this opportunity to establish Cecil Hill and it's neighbouring
suburbs it's first Asian Grocery Supermarket store to satisfy and generate consumers
of Asian ethnic groups in Cecil Hills and it's surrounding suburbs to Cecil Hills
Shopping Village.Surrounding suburbs which includes:Elizabeth
Hills,Abbotsbury,Kemps Creek,Middleton Grange and Carnes Hill.This list is not
exhaustive.

This would be a family operated business.We currently do not own or have any
previous business.But are currently employed.We have been residents in Cecil Hills
since 2008 and have property in Cecill Hills and Elizabeth Hills.We are looking forward
to start and bring Cecil Hills Asian Grocery Store to Cecil Hills Shopping Village.

Providing selected fresh vegetables/fruit,beverages,asian food products and general

asian commodities for the local and non local asian community groups.Which require
such products for their everyday needs and foods without travelling out of the local
area.

We propose to following terms for your consideration:

Short term lease of 2 years with option to renew lease,Provide first 3 months lease
free of charge,Premise must be cleaned out and restored to condition fit for it's
intended purpose.Includes structures,walls,ceiling,ceiling lights/fixtures/
switches,floors,restrooms,cool room.Power/waterlines installed,access to loading
areas if any,permitted to sublease,includes insurance,property tax,maintenance
cost.permission to make some addition to premises walls
