7. Scope of Maintenance by The Lesser

(c) Lift Maintenance, Fire Fighting System
(d) A/C Maintenance
(e) External House Keeping, sanitary System
(f) External Security
(g) External Lightening
(h) All major repairs to the Office Premises at their cost; major repairs shall mean and
include repairs such as cracks on the slab, beams and or columns/walls, collapse of
the roof, all types of leakages and seepages and water proofing related works,
structural damages/repairs of whatsoever nature and bursting of pipes in the Office
Premises
8. Power & Water
(a) Separate electricity and potable water connection to the Office Premises during the
Term of the lease is being provided by the owner of the building.
(b) The Lessor shall provide a separate electricity and potable water connection to the
Office Premises during the Term of this lease.
(c) The Lessor shall provide power connection to the Office Premises with an
independent meter. The Lessor agrees and undertakes to sign all necessary papers
and documents in respect of enhance of power capacity and the Lessee shall bear
the reasonable additional costs if any payable in respect thereof.
(d) Central Power back up system in case of power failure.

10. Responsibilities of the Lessee :-


(a) Day to day minor repairs to the Office Premises which includes replacing fuses,
bulbs and setting right leakage of water taps, door locks etc. In the event the owner fails to
carry out any major repairs, the Lessee shall be entitled to carry out such repairs and shall
deduct such expenses from the Rent.
(b) Maintenance of the interior of the Office Premises in good order and condition and on
the expiry or earlier termination of this Deed and shall leave the same in as good a
condition as they were in on the date hereof (reasonable wear and tear and loss or damage
by fire, flood, accident, violence of an army or mob, riots, civil commotion or other
irresistible force or act of God excepted).
(c) The Lessee shall have the right to, at its cost, install electrical and communication
appliances and any other office equipment in the Office Premises as are required for its
office purpose.

11. Termination of the Lease deed . The Lessor shall not be entitled to terminate the lease
during the entire Term, save and except if the Company fails to pay Rent for three (3)
consecutive months, and does not pay even after receiving 30 (thirty) day written notice
from the Lessor, then the Lessor shall be entitled to terminate the Deed and shall refund
the Security Deposit to the Lessee by deducting arrears of rent, electricity charges and
other utility charges.
