This is a Joint Venture agreement between the parties signed below as to how transactions are to operate under
the partnership.

Needed:
● Gmail Account
● Cellphone (Android Preferred)
● Have the ability to get out to properties
● At minimum a 580 credit score

Policies:
● 20% Goes to H2H Aid, L L C
● 50/50 Profit share after A L L expenses have been paid
● 10% Buyout Option (Based on the property valuation)
● We BOTH go on the deed
● Partner goes on the loan
● Property is part of the H2H Network for rentals until it is sold or there is a buyout

Process:
1. Pull addresses from the Auction systems (Auction.com)
2. Get information from the county site
3. Get cellular, home phone and email from the background check systems
4. Enter the information in our system
5. Contact the clients and setup visits
6. Explain what we do and get them ready for processing
7. Meet with the client to sign the required documents
8. Collect the OR I GI N AL documents and upload them to the system
9. Access the property to take pictures to upload to the system
10. Get the HELOC (If Applicable)
11. Get the property ready to rent
12. Setup for AirBnB (If Applicable)
13. Do repairs (If Applicable)
14. Do Installations
15. Get Refinancing don

H2H Aid staff will have the final say on property disputes between partners on the property as long as it is part
of the H2H Network.

1. TERMINATION UPON S A L E OF PREMISES:

a. Notwithstanding any other provision of this agreement, Either party may terminate this
partnership upon a buyout or if the premises is sold.

2. WAIVER :

a. All rights given to Partners by this agreement shall be cumulative in addition to any laws which
exist or might come into being. Any exercise of any rights by Partners or failure to exercise
rights shall not act as a waiver of those or any other rights. No statement or promise by Partners,
its agents, or employees, as to tenancy, repairs, amount of rent to be paid, or other terms and
conditions shall be binding unless it is put in writing and made a specific part of this agreement.

Signature by the Partners on this Agreement is acknowledgement and agreement that he/she has agreed to
everything stated in this agreement. A copy of the signed agreement will be delivered by email.
