• Specialized Architectural Services enhance the architectural components
of a project.

Architect's Responsibility
• The architect must ensure that the building and its environment adhere to
national and international standards for public health, safety, and welfare.
• Architectural plan and design are part of the architect's regular design
services.
• Specialized Architectural Services encompass a wide range of specific
expertise.
Scope of Specialized Architectural Services
• These services include architectural interiors, acoustic design, lighting
layout, site development planning, comprehensive development planning,
and more.
• The architect's role goes beyond design and covers areas like security
evaluation, building systems design, and facilities maintenance support.
Consulting Architect
• A Consulting Architect may also be a separately Registered and Licensed
Professional in a field other than architecture.
• The term "Architect" in this context refers to the Consulting Architect.

203.1 ARCHITECTURAL INTERIORS (AI) SERVICES


Introduction
• AI services involve detailed planning and design of indoor areas in a
building, covering architectural and utility aspects.
• The complexity of the project determines the required expertise of the
architect.
Scope of Services
• The architect prescribes space plans, furniture layout, equipment, and
components within the building.
• They assist in conducting bids, approve materials, and oversee the
installation of AI components.
Manner of Providing Services
• The architect can work as both the Architect-of-Record and Consulting
Architect for AI services or provide AI services only.
Method of Compensation
• The architect's fee may be a percentage of the cost of the AI work,
excluding Specialist Consultants' fees hired separately by the client.

203.2 ACOUSTIC DESIGN SERVICES


Introduction
• Acoustic design services involve planning and designing sound control
within a building to align with the architectural concept.
Scope of Services
• The architect is responsible for preparing drawings and specifications for
acoustic design, assisting in bidding or negotiations, approving materials,
and inspecting the final work.
Manner of Providing Services
• The architect can work as both the Architect-of-Record and Consulting
Architect for acoustic design services or provide acoustic design services
only.
Method of Compensation
• The architect's fee for acoustic design services depends on the complexity
of the work.
203.3 ARCHITECTURAL LIGHTING LAYOUT AND DESIGN
Introduction
• Involves detailed planning and design of light transmission, timing, and
control for compatibility with the architectural design concept.
• Addressing the need to control light in enclosed or defined spaces.
Scope of Services
• The architect is the prime professional responsible for planning and
designing the building, ensuring compatibility with the architectural design
concept.
• Specialized in lighting layout and design, the architect prepares drawings,
specifications, and oversees aspects like fixture placement, efficiency, and
energy considerations.
Manner of Providing Services
• The architect can work as both the Architect-of-Record and Consulting
Architect for lighting layout and design services or provide these services
only.
Method of Compensation
• The architect's fee for lighting layout and design services depends on the
complexity of the work.
• If Specialist Consultants (SCs) are hired separately by the client, their fee is
the client's responsibility.

203.4 SITE DEVELOPMENT PLANNING (SDP) SERVICES


Introduction
• Emphasizes the importance of well-coordinated planning for building
structures and their surrounding environments.
• Recognizes the architect's role in studying and planning the grounds and
surrounding space in relation to a building.

Scope of Services
• The architect, upon designing a building or structure, complements this with
the design of the surrounding environment.
• Involves conceptualizing the entire site development plan, including civil
works and landscaping requirements.
• May require hiring other State-regulated professionals (RLPs) as Specialist
Consultants (SCs) for larger projects.

Manner of Providing Services


• The architect can work as both the Architect-of-Record and Consulting
Architect for site development planning services or provide these services
exclusively.

Method of Compensation
• The architect's fee for site development planning (SDP) services is
determined by the estimated cost of civil and landscaping works, based
on the project's magnitude and complexity.
• If a Landscape Architect is separately engaged by the client, their fee is
the client's responsibility.

203.5 SITE AND PHYSICAL PLANNING (INCLUDING MASTER DEVELOPMENT


PLANNING, SUBDIVISION PLANNING AND URBAN DESIGN) SERVICES
Introduction
• Physical planning involves arranging land for building structures, roads,
open spaces, and more.
• Architects historically played a vital role in shaping cities and planning the
built environment.
• Architects look beyond the individual building, considering its interaction
with surroundings, economic systems, laws, and more.
Scope of Services
• Physical planning translates ideas into tangible plans and designs.
• The Architect is often the primary professional responsible for leading the
multidisciplinary team.
• The focus is on creating quality environments for people, considering
natural and man-made elements.
• The Architect is responsible for planning multiple buildings, amenities,
utilities, and services in a natural or built setting.
• Environmental studies, feasibility studies, and more may be required and
are usually performed by qualified professionals under the Architect's lead.
• Depending on complexity, additional Specialist Consultants (SCs) may be
hired, and their fees are separate.
• Site planning includes various types of projects, like industrial estates,
commercial centers, educational facilities, housing subdivisions, and more.
• The process involves collecting data, examining regulations, preparing
conceptual master development plans, developing detailed master
development plans, and preparing various reports.
• The Architect also coordinates with the Owner/Client, government
authorities, and public consultations.
• Preparing project cost estimates and phasing is part of the service.
Manner of Providing Services
1. Architects can contract with the Owner in two ways:
• Working as both Architect-of-record and Consulting Architect for site
and physical planning services.
• Working solely as a Consulting Architect for these services.
Manner of Compensation
• The fee structure for Site and Physical Planning Services is as stated in the
Architect's Guidelines.

203.6 COMPREHENSIVE DEVELOPMENT PLANNING (CDP) SERVICES


Introduction
• Expands physical planning services to include various non-physical
components necessary for the formulation, implementation, and
realization of a Master Development Plan (MDP).
• CDP covers a wide range of activities, including data gathering,
environmental impact assessments/statements (EIA/S), and the MDP itself.
Scope of Services
• Consulting Architect with Environmental Planner (EnP) qualifications may
offer services ranging from physical, economic, socio-cultural, transport,
legal, and administrative components.
• Requires expertise and knowledge of Specialist Consultants (SCs) for in-
depth analysis.
Manner of Providing Services
• The Architect can work as both the Architect-of-Record and Consulting
Architect for CDP services or provide these services exclusively.
Method of Compensation
• Compensation is typically calculated in man-months and may include
factors to cover direct and indirect costs, following the Architect's
Guidelines.

203.7 HISTORIC AND HERITAGE CONSERVATION AND PLANNING


• Involves research, assessment, recording, management, interpretation,
and conservation of historical heritage.

203.8 SECURITY EVALUATION AND PLANNING


• Focuses on rating and ascertaining the value of structures or facilities,
ensuring their security and protection.

203.9 BUILDING SYSTEMS DESIGN


• Engages in producing building components efficiently and cost-effectively,
particularly for residential and commercial applications.

203.10 FACILITIES MAINTENANCE SUPPORT


• Provides means and measures to ensure proper building and site
maintenance after the final inspection.

203.11 BUILDING TESTING AND COMMISSIONING


• Recommends a systematic process to ensure that a building's systems are
designed, installed, and tested to perform as intended.
203.12 BUILDING ENVIRONMENT CERTIFICATION
• Evaluates the environmental performance of a building through a credit-
based rating system, encouraging sustainable design practices.

203.13 FORENSIC ARCHITECTURE


• Conducts scientific studies on the well-being of the built environment to
determine the causes of deterioration, deficiencies, or faulty activities and
operations during project implementation.

203.14 BUILDING APPRAISAL


• The Consulting Architect estimates the value of a building, considering its
condition, defects, repair, maintenance, and required improvements.

203.15 STRUCTURAL CONCEPTUALIZATION


• The Architect in this area conceptualizes the structural elements of an
architectural work, focusing on safety, cost-effectiveness, functionality, and
aesthetics.

203.16 PRELIMINARY SERVICES


• The Consulting Architect provides advanced services beyond basic
knowledge, including Site Analysis, Space Planning, Architectural
Programming, and other services under SPP Document 201.

203.17 CONTRACT DOCUMENTATION AND REVIEW SERVICES


• The Architect offers services that go beyond basic knowledge,
encompassing Specification Writing, Estimation, Quantity Survey,
Architectural Production, and more.

203.18 POST-DESIGN SERVICES (INCLUDING CONSTRUCTION SERVICES)


• The Consulting Architect's role includes Pre-Construction, Construction,
Post-Construction, and the preparation of the Fire Safety and Life
Assessment Report (FALAR) as required by relevant regulations.
203.19 DISPUTE AVOIDANCE AND RESOLUTION
• Architects in this area must have expertise in various modes of Alternative
Dispute Resolution (ADR) and may be State-accredited, specializing in
Construction Arbitration, Mediation, Conciliation, Negotiation, Contract
Administration, Quality Surveys, Appraisals, Adjustments, and Expert
Testimony.

203.20 ARCHITECTURAL RESEARCH METHODS


• The Consulting Architect excels in research methods, covering areas such
as Philippine Architecture and History, Architectural Materials and Finishes,
Building Types, Standards, Architectural Design Trends, Writing, and
Photography.

203.21 SPECIAL BUILDING/FACILITY PLANNING AND DESIGN


• The Architect specializes in the planning and design processes for various
facilities, including Housing Developments, Recreational and Tourism
Estates, Health Care and Hospitality Facilities, Transportation and
Telecommunications Facilities, Production and Extractive Facilities, and
more.

203.22 BUILDING COMPONENTS


• Architects in this area have advanced knowledge of Building Materials,
Construction Methodologies, Building Envelopes (cladding, roofing
systems), Architectural Fenestrations, and Architectural Hardware, Fixtures,
and Fittings.

203.23 MANAGEMENT OF ARCHITECTURAL PRACTICES


• Architects in this field excel in various aspects of architectural office
operations, management, accounting, finance, taxation, audit, labor
code, marketing, project development, proposals, negotiations, contracts,
contract administration, file management, and limitations of business
process outsourcing (BPO) and knowledge process outsourcing (KPO)
operations.
