The scope of services, responsibilities and compensation packages


involved in the following supplemental services that an architect can engage.

1. Post Construction Services


S COPE OF SERVICES
Post Construction Services: Post construction services refer to the architectural services
provided by an architect after the completion of the construction phase. The scope of post
construction services can vary depending on the project and the client's needs. Some
common post construction services provided by architects include:

• Evaluation and Inspection: Architects may conduct inspections to ensure that the
construction meets the design intent, quality standards, and applicable codes and
regulations. They evaluate the performance of the built environment, identify any
deficiencies or issues, and provide recommendations for remediation.

• Defects Resolution: Architects assist in identifying and resolving any construction


defects or deficiencies that may arise after the completion of the project. They work with
the client, contractors, and other stakeholders to address and rectify any issues in
accordance with the project plans and specifications.

• Post-Occupancy Evaluation: Architects may conduct post-occupancy evaluations to


assess how well the building functions in real-world conditions and whether it meets the
occupants' needs. They gather feedback from users, analyze the building's performance,
and make recommendations for improvements or modifications.

• Maintenance and Operations Support: Architects may provide guidance on the


maintenance and operation of the building, including developing maintenance schedules,
recommending maintenance procedures, and assisting with the resolution of ongoing
operational issues.

• Warranty Management: Architects may help clients navigate the warranty process by
coordinating with contractors and other parties to address any warranty claims or issues
that arise during the post-construction period.

RESPONSIBILITIES
Architects are responsible for assessing the construction's compliance with design intent,
quality standards, and regulations. They address any deficiencies or issues, assist in
resolving defects, gather feedback from users, and provide recommendations for
improvements. They may also offer guidance on maintenance, operations, and warranty
claims.

COMPENSATION
 Percentage of gross rentals, maintenance and security fees; and/or
 Monthly salary/ fee.

2. Construction Services
SCOPE OF SERVICES
Construction services refer to the direct involvement of an architect in the construction
phase of a project. In this role, the architect provides services beyond traditional design
and may act as a general contractor or construction manager. The scope of construction
services can include:

• Bid Management: Architects can assist clients in the bidding process by preparing bid
documents, evaluating bids from contractors, and providing recommendations for
contractor selection.

• Construction Document Preparation: Architects develop detailed construction


documents, including drawings, specifications, and other contract documents, to guide
the construction process. These documents ensure that the design intent is accurately
translated into the built environment.

• Construction Administration: Architects oversee the construction process, including


conducting site visits, reviewing contractor submittals, responding to requests for
information (RFIs), and managing changes or modifications to the construction
documents.

• Quality Control: Architects monitor the construction to ensure that it meets the required
quality standards, complies with the design specifications, and adheres to applicable
codes and regulations.

• Project Coordination: Architects coordinate with contractors, subcontractors, suppliers,


and other stakeholders involved in the construction process to ensure smooth
communication and coordination among all parties.

RESPONSIBILITIES
Architects assist in the bidding process, develop detailed construction documents, oversee
the construction process, ensure quality control, and coordinate with contractors and
stakeholders involved in the project.

COMPENSATION
The Architect’s compensation is based on the Architect’s / architectural firm’s talents,
skill,
experience, and on the type and level of professional services provided. Compensation

Supervision Services may be based on one or more of the following:

 Percentage (%) of Project Construction Cost (PCC)


 Multiple of Direct Personnel Expenses
 Professional Fee Plus Expenses
 Lump Sum or Fixed Fee
 Per Diem, Honorarium Plus Reimbursable Expenses
 Mixed Methods of Compensation

3. Construction Management
SCOPE OF SERVICES
Construction Management: Construction management services involve the architect
assuming a leadership role in managing the entire construction process on behalf of the
client. The architect acts as a representative of the client and oversees various aspects of
the project, including planning, coordination, and monitoring. The scope of construction
management services can include:

• Project Planning: Architects assist in developing project goals, defining project scope,
establishing budgets and schedules, and identifying required resources.

• Contractor Selection: Architects help clients in the selection of contractors by


prequalifying potential bidders, evaluating their qualifications, and making
recommendations for contractor selection.

• Contract Administration: Architects administer the construction contracts, including


reviewing and approving payment applications, managing change orders, and resolving
any contractual

RESPONSIBILITIES

Architects assist in project planning, help select contractors, administer construction


contracts, coordinate activities among stakeholders, and manage the entire construction
process on behalf of the client.

COMPENSATION

Since construction management is not part of the regular services of the Architect, the
services
rendered by the Architect as a Construction Manager (CM) shall be separately
compensated.
