SILVER BAY REHAB STANDARDS

(To be attached to, and made part of the CWS Make Ready List)

1. Motion detecting light installed at rear door


2. Water heater - if it’s older than 8 years, OR it looks bad, replace it.
3. Dishwashers – if it’s not brand new with purchase tags on it, replace
4. When replacing a vent fan, do so with over the range micro/vent combo.
5. Replace all copper, or old supply lines with new braided supply lines
6. Replace toilet tank kits and bolts if they don’t look brand new. Replace toilet seats.
7. Install ceiling fans with lights in bedrooms, OK to leave fans if they look OK.
8. If vinyl floor is to be replaced, do so with ceramic tile. Always include a bid for ceramic replacement if there is
vinyl flooring
9. Change florescent lights in kitchens with 4’ cloud lights, 2 bulb. Garage & WD room OK to have standard
florescent
10. Smoke Detectors- 10 years and older, replace with new.
11. Paint all rooms, including garage (SW Believable Buff) and garage floor (SW alkyd light grey).
12. HVAC - systems to be fully serviced. Power wash coils; pressure good in lines; new filter. If remaining life of
system is less than 3 years, bid replacement.
13. Garage does not need to be textured
14. Always bid granite counters.
15. Brushed nickel finishes are preferred.
16. Misc- Bid the Rpr/Rplc of any system that looks to fail within the next 3-5 years
17. Exterior Paint – there is no standard color
18. Interior Paint -

a. Walls/Ceilings:
Sherwin Williams Pro-Mar 400 “Believable Buff” – (SW 6120) FLAT finish
b. Kitchen/Baths:
Sherwin Williams Pro-Mar 400 “Believable Buff” – (SW 6120) EGGSHELL finish
c. Trim:
Sherwin Williams Pro-Mar 200 “Brilliant White” or “Extra White” GLOSS finish
d. Garage Floors:
H&C® Silicone Acrylic Concrete Sealer Deep Base - 124 Silver Gray

If you can find the exact materials under the Home Depot SKU list great. If not, just use something comparable. It’s
meant to give you an idea of type and quality. If you don’t have a Home Depot pro-rewards account let us know.

Turn in the front page of the Make Ready List with your bid. You can drop bids off at the office, or email to

Initial draws are 50%, you may pick up your check during office hours, or have it mailed. Jobs completions turned in by
Friday will be paid the following Friday.

Scheduling/paying all subs will be the GC’s responsibility, with 2 exceptions. Roofing and Chimney repair are performed
by specific contractors, who are scheduled and paid automatically by the CWS office. Do not schedule or perform roofing
or chimney repairs.
CWS Maintenance Standards

Electrical
Breaker boxes should be labeled if possible.

Fencing
All fencing repairs and installations will use metal poles set in concrete. Untreated whitewood pickets are not
acceptable.

Paint
Neat paint jobs - no paint on fixtures, switch covers, doorknobs, floors, etc.

AC Filters
90 Day filters should be used. Label the filter with the date of install.

Window Screens/ Screen Doors


Rather than repairing or replacing screens, remove screens for uniformity and store in the attic. We don’t provide
screens, tenants can do so at their own expense.

Closet Doors
Slab doors are preferred. Next are bifold doors. Overhead sliding doors should be replaced with slab doors if possible.
Vinyl type accordion closet doors should always be replaced with something better- slab if possible.

Garbage Disposals
½ HP garbage disposals are preferred over 1/3 HP disposals.

Faucets
Don’t install low end, non metal faucets

Toilets
Don’t install low end Glacier Bay toilets

Vinyl
Vinyl planks, or sheet vinyl with a min. 10 year warranty is recommended over vinyl squares.

Carpet
Install dark carpet on low end homes. Frieze is preferred over pile cut.

Doorknobs
For exterior doors - Kwikset Smartkey deadbolts are required, and non-locking doorknobs are recommended.
