1 Roof Issues. A typical roof shingle in our area will last 17-20 years. If you are looking to purchase a home that
has a roof that is near this age range, be sure you are prepared for repairs and/or replacement in the near future.

Mechanical Equipment. A furnace will typically last 15-20 years, and a/c unit will last 8-15 years, a water

heater will last 8-12 years, and today’s kitchen appliances will last 10-15 years. Be aware of the age of all of
the major equipment in the home you are purchasing, especially the HVAC, as replacing these items can be
unexpected and costly.

Drainage Around the Home. Drainage problems around your home can lead to constant headaches and
3 can pose water entry problems into basements, crawl spaces, and garages. Repairs to exterior drainage can
be expensive due to the damage it causes to landscaping. Repairs to water that is entering the structure
are usually extensive and expensive. Make sure all roof and surface water is draining water away from the
structure.

Mold. If you have a crawl space, there will most likely be mold present down there. Crawl spaces have just

the right environment for mold to grow. If you have any concerns regarding a moisture problem or musty
odor anywhere in the home, be sure to get a mold test. Mold remediation is disruptive to your family and can
be costly.

Septic System & Plumbing. Be sure to find out if your home is on a septic tank or not. If on septic, it is in
5 your best interest to have the septic system thoroughly evaluated. Your family will put a different load on the
system than that of the prior family in the home. Problems with the septic system can be a nightmare for
you. Also, if you have any cast iron drain lines in the home, they will be at the end of their average expected
life. You will need to budget for replacement in the near future. Be sure to get a Sewer Line Evaluation during
your home inspection. The condition of the main underground sewer pipe is an unknown that can cause big
problems for you. A camera can be inserted into this pipe in order to determine the condition and save you
future headaches.

BONUS! Rodent Problems. A large amount of homes in our area have rodent entry problems. Squirrels,

Flying Squirrels, Rats, and Mice are very common. Rodents will damage insulation, chew wires, and will
contaminate areas of your home. Be sure to get a Termite, Pest, and Rodent Evaluation so that you know the
facts up front.
