possession of the property herein sold and conveyed, and further declares that the same
is free from and clear of all liens and encumbrances of any kind whatsoever, other than
those annotated on the title thereof regarding the uses of and constructions on the
Property.
It is mutually agreed that all expenses for Capital Gains Tax and Value Added Tax
(if any) due from the sale, real estate taxes up to date of settlement, and lot owner’s
dues, up to the date of execution of this deed shall all be for the sole account of the
BUYER. Documentary Stamp Tax, Transfer Taxes, Notarial fees, Certification Fee, and
Registration Fees are for the account of the BUYER. The BUYER accepts the parcel of
land at the time of this execution without any further claims.
