BETWEEN
AND
MRS EUNICE OJEABULU of No. 7, Muyibi Street, Ogba, Ikeja, Lagos State,
Nigeria (hereinafter called the “LANDLADY” which expression shall where the
context so admit include its personal representatives, successors-in-title and assigns)
of the one part.
AND
MR. NEWTON O. OJO of EKEHUAN BARRACKS BENIN CITY Edo State, (hereinafter
called the “TENANT” which expression shall where the context so admit include his
heirs, personal representatives, successors-in-title and assigns) of the one part.
WITNESS AS FOLLOWS:
In consideration of the rent and the Tenant’s covenants hereinafter reserved and
contained the Landlord hereby agrees to let and the Tenant has agreed to take one
bedroom apartment situated at No. 60, Corner Stone Street, Ewu-Oliwo, Ginti,
Ikorodu, Lagos State, Nigeria (Hereinafter referred to as “the Demised Premises”)
with appurtenances thereto for a period of One year commencing from the 15th March,
20202to 14th March, 2023 YIELDING AND PAYING therefore during the said term
the rent of N180,000.00 (One Hundred and eighty Thousand Naira)

follows:-
i. To pay the subsequent rents annually.
acknowledges.
ii. To use the premises for residential purpose only and NOT carry on
thereof any trade or business or any illegal acts.
iii. To pay for electricity consumed in the premises and any other township
or government charges/rates that may be imposed on the occupants of the
premises.
iv. To pay the cost of maintaining water system, security, cleaning, refused
disposal and dislodging of septic tanks/soakaway pits in the premises.
v. To maintain the Interior of the Apartment and the fittings wherein in
good state of repair and condition and to redecorate internally at the
termination of the tenancy.
vi. To use the premises and the fittings in a reasonable and tenantable
manner and be responsible for all missing items and defects caused by
the tenant or his servants excepting those due to ordinary wear and tear.
vii. Not to commit any nuisance, cause quarrel or carry out any offensive or
illegal trade or materials in the premises.
viii. Not to keep any domestic animals in the premises e.g. fowl, cat, etc.
ix. Not to make or allow to be made any structural alteration or addition to
the demised premises without the previous consent in writing to the
Landlady, such consent not to be unreasonably withheld or delayed
especially for security and protection reason.
x. At the expiration or soon after the determination of the term hereby
created peacefully to yield to the Landlady the demised premises with all
additional and new structures (except the lessee’s fixtures and fittings) in
good and tenantable repair and condition in accordance with the
agreement hereinbefore contained.
xi. To permit the landlady and / or his lawful attorney and all persons
authorized by her at all reasonable time and with one week notice to enter
upon and examine the state or condition of the demised premises and
upon notice being given by the landlord, to repair in accordance with the
covenant in that behalf herein contained.
xii. Not to assign, underlet or part with the passions of the premises or any
part thereof without the written consent of the landlady or her
representative.
(a) That this Agreement may be determined at any time during the term hereby
created by either party giving at least three (3) month’s notice in writing.
(b) That the tenant shall pay all bills incurred during this tenancy before leaving
the premises, however the landlady reserves the right to sue the tenant to
recover such bill(s). The tenant shall however pay back to the landlady all
legal expenses in recovering such bill(s).
(c) That if any of the tenants’ covenants herein contained are not performed or
observed, then it shall be lawful for the landlady to re-enter into the premises
or any part thereof and thereon this tenancy shall be determined, but without
prejudice to the right of the landlady to sue for and recover damages for any
breach of the covenant by the tenant.
(d) That if at any time before the determination of the term hereby granted and
the tenant shall be desirous of renewing the tenancy, shall give the landlady
or her representative three (3) calendar months of his intention to renew
same on the terms to be mutually agreed upon AND if the parties shall fail to
agree on the new terms, the tenancy shall be determined at the end of the
term hereby granted and the tenant shall immediately give up vacant
possession of the premises and its appurtenances to the landlady or her
representative. PROVIDED that the tenant shall renew the tenancy for
another term of one year not later than three clear months from the date of
commencement of this agreement.
IN WITNESS WHEREOF the parties hereto have executed these presents in the
manner hereinafter appearing the day and year first above written.
