MAJOR CONSTRUCTION / RENOVATION WORKS are those covering the following scope:
MINOR RENOVATION WORKS that are exempt from these rules and regulations are those covering the
following scope:
2. The unit owner/occupant shall not alter or repaint the exterior sections of the subject
unit, its roof, exterior walls, external doors, window grills or other exterior outline with
another color or design other than the original color, not introduce any ornament that
will destroy the symmetry, aesthetic value and original design of the property.
3. Any alteration must conform to the architectural design complementing the overall
Modern Asian character of the subdivision. Structures built of light materials such as
sawali, nipa, bamboo, cogon etc. are not allowed.
4. Ground floor expansion shall not extend beyond two and a half (2.5) meters from the
front of the property line. The use of other kind of finishes which are not paintable
and will deviate from the existing color harmony of the housing unit is strictly
prohibited.

5. Fence/Gate
5.1 Fence design should conform to the overall theme of the subdivision.
5.2 The maximum height for concrete or stone fence is one (1) meter measured from the
elevation of the sidewalk fronting the property. The rear and side boundaries not
fronting the street shall have a maximum height of two (2) meters.
5.3 Should steel grill be installed on top of solid concrete fence, the combined height shall
not exceed two (2) meters for the front and side boundaries fronting a street or alley and
two (2) meters for rear and side lot boundaries not fronting a street or alley.
2. The CRAF may be secured from and submitted to, upon accomplishment, the Property
Management Office together with the following as required attachments;
2.1 Plans and Lay-outs for major renovations or as may be requested for minor renovations.
2.3 Schedule of Loads and Diagram for Electrical Works for major renovations.
3. For major renovations, all plans that shall be submitted to the Property Management Office must
bear the signature and seal of a Professional Electrical Engineer, Mechanical Engineer, Sanitary
Engineer, Civil Engineer, Architect, whenever necessary.
4. The following plans shall be submitted to the Property Management Office for evaluation for
major renovations:

5. When evaluation of the plans has been completed and necessary approvals secured and granted
by the Homeowners’ Association / Property Management Office, copies of the approved plans
shall be forwarded to the unit owner / resident or his authorized representative which shall then
be used to secure the Barangay Clearance and Building Permit.
6. For the issuance of the Permit to Construct, unit owner / resident or his authorized
representative shall submit the following to the Homeowners’ Association / Property
Management Office:
The Homeowners’ Association, through the Property Management Office, reserves the right to
increase the cash/check bond requirement depending on the scope of the renovation works.
The Construction Bond shall be used to cover for any violations of any guidelines, specifications
and requirements including damages and deviations from approved plans. Construction bond
(less road maintenance fee of P1,000) is refundable and shall be released thirty (30) days after
inspection and clearance from Technical Department. However, should there be any violation, the
cost that will be incurred for the repair will be deducted from the bond.
6.3 Only after all requirements have been complied with can a unit owner / resident or its
authorized representative undertake renovation, construction and/or alteration works
in the unit.
6.4 Approved construction works are valid for a period of three (3) months only. Any pending
construction works should be done or completed within the three (3) month period.
DURING CONSTRUCTION
1. The Homeowners’ Association / Property Management Office has the right to protect the
community and its facilities and, in this regard, may decide to post a guard at the work area as it
may deem necessary. The cost of guard posting, in the amount of P1,000.00 per day, shall be for
the account of the unit owner / resident or its authorized representative.

2. Construction personnel shall ONLY be allowed entry to the community and access to their
respective work area upon compliance of the following:
2.1. Accomplishment and submission of a duly approved WORK PERMIT (WP). The WP may be
secured from, and the same shall be approved by the Property Management Office. The
names of workers should be indicated on the WP. Workers not listed in the approved WP
shall not be allowed entry in the community.
2.2. All workers assigned in the community must possess a valid company identification card
with recent photo or any valid, government-issued identification card that shall be
surrendered to the guard at the designated gate in exchange for the community’s ON DUTY
ACCESS PASS (ODAP).
The ODAP shall be clipped conspicuously on the front and upper left portion of the worker’s
clothing and shall be returned to the guard prior to egress from the community.
2.3. All workers shall be required to wear their respective company uniforms. In the absence of
such, a white shirt shall be worn while on duty in the community. For safety considerations,
workers wearing slippers and shorts shall be refused entry or ejected from the community.
3. Construction / working hours shall only be from 8:00 a.m. to 5:00 p.m., Mondays to Saturdays. No
construction works shall be allowed during Sundays and holidays. Overtime work, if necessary,
may be arranged with and approved by the Property Management Office. Overnight stay of
workers at the construction site is strictly prohibited.
4. All workers should pass through the designated guard house for registration and
screening purposes.
5. The Property Management Office reserves the right to stop work should this become a nuisance
to the other occupants of the community.
6. Workers shall not be allowed to loiter in any part of the common areas of the community.
7. Workers are to restrict their movement within their respective work areas. Failure to comply with
movement and restrictions arrangement and regulations shall constitute a violation. Violators
may be subjected to detention and questioning by the Security Group of the community.
8. Workers who repeatedly ignore the rules and regulations of the community may be refused re-
entry to the community and/or penalized.
9. The sidewalks, entrances, passage, roadways, and other access areas of the community shall not
be obstructed or used by the contractor or its personnel for any other purpose other than for its
intended use.

10. Repair of any damages on common areas brought about by the contractors / workers
shall be for the account of the unit owner.
11. Safekeeping of all construction items and other belongings in the unit premises shall be the sole
responsibility of the contractor and/or its personnel. The Homeowners’ Association / Property
Management Office shall not be liable for any loss that may transpire.

13. Unit owner / resident or its contractor shall strictly observe the following fire protection and
safety measures:
13.1. Provision for at least one (1) unit ten (10) pounds fire extinguisher, ABC Type, with
unexpired contents within the work area.
13.2. Extra precautions should be exercised in the handling of flammable materials. Storing of
materials classified as flammable within the community shall not be allowed.
14. Contractor shall confer with the Property Management Office to develop a mutual understanding
relative to safety programs and these shall involve:

14.2. Providing workers with instructions and safety gears to enable them to work in a safe
manner.
14.3. Manner of reporting accidents and the proper use of safety equipment.
15.1. All contractors are mandated to keep and maintain their respective work site clean, and
tidy at all times.
15.2. Contractors are not allowed to stock-pile any construction material on street ways / road
ways.
15.3. A PENALTY OF ONE HUNDRED PESOS (P100.00) will be charged to any contractor for
EVERY violation of the following policies. An ADDITIONAL PENALTY of P25.00 PER DAY
PER VIOLATION shall be imposed for failure of any homeowner contractor to rectify
violation(s) after THREE (3) DAYS from receipt of the Notice of Violation. Penalties shall
be automatically deducted from the cash bond.
POLICIES/GUIDELINES
a) All garbage (bottles, plastic, styro, cement bags, cartons) should be collected and
kept in a trash bag and placed within the perimeter of unit being worked on.
b) All construction debris should be piled and stocked within the perimeter of unit.
c) All garbage and construction debris should be placed in front of the unit by Sunday
night or early Monday morning for the weekly collection of garbage.
d) Sand, gravels and sifted sand (pinagbistayan) must be surrounded by hollow blocks
and should not occupy ANY PART OF THE STREET WAY / ROAD WAY.
e) Proper stock pile management is a must for contractors. Stock pile should not be in
front of the on-going unit and should not occupy ANY PART OF THE STREET WAY /
ROAD WAY.
A PENALTY OF ONE THOUSAND PESOS (P1,000.00) will be charged for EVERY violation of
the following policies. A Notice of Violation will be sent to the homeowner on the day
violations have been identified. Penalties will be deducted from the cash bond.
GUIDELINES
a) EXCESS SOIL
Excess soil of units with on-going construction should be stocked properly within the
perimeter of the units. In case piling of soil within the perimeter is not possible, the
said pile can be stocked in front of the unit, subject to the approval of the site

engineer, and should not occupy ANY PART OF THE STREET WAY / ROAD WAY. Excess
soil should be disposed once structural works are done.
b) CONCRETE MIXING
Concrete mixing should be done within the perimeter of the unit. In case the work
will be done outside of the lot of the unit, a mixing board should be used. Mixing
directly on the road is strictly prohibited.
c) CREEK
Throwing of garbage and construction debris into the creek is strictly prohibited.
Assigned guard will closely monitor the area.
d) MAIN ROAD
All homeowner contractors are required to assign manpower in cleaning the main
road. Guard will submit a daily report if the main road was cleaned or left un-cleaned
by the assigned contractor.
16. Contractor and/or its workers shall ensure that all existing facilities or structures of the community
are protected from their on – going works by providing temporary covers, shoring, bracing or
support. Any damage to these facilities during construction shall be repaired to their original
condition or replaced at the expense of the contractor or unit owner / resident.
17. All facilities and instrumentation of the community are not to be tampered, altered, relocated or
removed without the prior written consent or approval of the Property Management Office.
18. Electricity of the common area shall not be used for construction works. Violators shall be
subjected to penalty.
19. The contractor or unit owner / resident shall be held accountable for all losses or damage to any
of the community’s facilities and/or properties if such loss or damage was a result of a violation
of any of the Construction Guidelines in effect or through the negligence of its workers, whether
intentional or otherwise.
20. All works shall be in good workmanship using standard and acceptable materials complying in
accordance with the National Building Code.
21. Contractor shall provide ample ventilation and lighting within the work area especially during
painting and varnishing works.
22. Any deviations, alterations or adjustment to the approved plans and specifications must have the
prior written approval of the Homeowners’ Association / Property Management Office.

POST CONSTRUCTION
1. Unit owner / resident or contractor shall formally make a written request to the Homeowners’
Association / Property Management Office for a final inspection of the work area upon completion
of renovation / construction works.
2. The Property Management Office shall convey any defect or deficiency noted during the final
inspection.
3. The Homeowners’ Association / Property Management Office reserves the right to rescind, alter
or waive any of the above – mentioned construction / renovation guidelines any time when, in its
judgment, it deems it necessary, desirable, or proper for its best interest or for the general welfare
of the community.
In addition to aforementioned penalties, the following penalties shall apply on violations noted and are
subject to change without prior notice:
Warranty is voided if the extension/renovation are constructed related to the area within the unit itself
except for fencing:
a) Roof framing system, roof water leakage;
b) Firewall system, wall paints and wall water leakage;
c) Waterline layout, water leakage toilet and kitchen;
d) Drainage, sewer line layout, toilet and kitchen fixtures and leakage;
e) Electrical layout.
The Homeowners’ Association, Property Management Office or Technical Department of the developer
may initiate stoppage of construction works if violations have been identified against the approved plans,
specifications, details, construction / renovation guidelines. Penalty for violation cost will be deducted
from the cash bond. In the event that the Technical Committee has done certain action or construction
related to amend the violated construction guidelines, all expenses will be deducted from cash bond. Any
excess on the amount will be paid by the homeowners.
