PRE-CONSTRUCTION Prior written approval shall be secured from the DECLARANT before any
building or facility construction, alteration and/or renovation can be started.
One (1) set of blue print plans approved by the local building official shall be
submitted to the DECLARANT.

CONSTRUCTION BOND The OWNER shall pay P300,000.00 for new house construction and
P200,000.00 for improvements/renovations in cash/check, refundable (without
interest) after the construction of the house and after the joint final inspection
of the OWNER and the DECLARANT less fines and repair damages, if any.

PERMITS AND LICENSES The OWNER shall secure his own Building Permit and all other permits,
licenses and authorizations at its own expense necessary for the construction
or its improvements.

SETBACK REQUIREMENTS Front setback shall be measured three (3.00) meters from the property line to
the exterior finished wall or column of the building. Side and Rear setbacks
shall be measured two (2.00) meters from the property line [See Fig. 1.0]. No
firewall shall be constructed on all sides.

BUILDING PROJECTION Outside edges of roof and/ or eaves must not exceed a maximum distance of
1.25 meter (all sides) from the exterior finished wall of the building/ structure
[See Fig. 2.0]. Canopies and Porches of the building shall maintain clear
distance of (0.50) meter from the front property line [See Fig. 4.0]. Balconies
projecting on the streets shall be at least (0.50) meter from the front property
line.

HEIGHT REQUIREMENTS Building shall not exceed twelve (12.00) meters measured vertically from the
natural road level or top of the sidewalk to the highest projection or roof apex.
[See Fig. 3.0].

PERIMETER FENCE Fence along the property line facing a street should be constructed of see-
through materials and shall be designed not to exceed 1.50 meter in height
[See Fig. 3.0]. Only 20% of total height will be constructed of solid materials,
the remaining 80% shall be of grille work or a combination of solid and other
see-through materials. Sides and Rear property walls shall have maximum
height of 2.00 meters, constructed of solid materials and exterior wall should
be plastered/painted finish [See Fig. 4.0]

FENCE - CONSTRUCTION AREA All construction areas shall be fenced off with G.I. sheets along the perimeter
of the property line during construction to maintain cleanliness and properly
conceal all construction debris, materials, tools and equipment. Height of the
fence is two (2.00) meters from the ground level.

VEHICULAR ENTRANCE No driveway shall be allowed along the curves facing the street intersection.
No vehicular or pedestrian entrance or exit shall be allowed on the lot
boundaries adjoining the subdivision perimeter.

WATER SUPPLY PROVISION The OWNER shall pay Php5,000.00 as meter and service deposit and for the
installation of water meter. The OWNER shall not put up a separate deep well
system within his property. No booster pump shall be allowed to be installed
in the individual internal plumbing without an underground cistern or reservoir
of adequate capacity between the main water line and the said booster pump.

POWER SUPPLY The OWNER shall apply for their own power supply from Meralco. Likewise,
Owner shall pay at his own expense the service deposit to Meralco of his
electric power requirement for house construction.

DOMESTIC WASTEWATER Domestic waste shall be directly discharged to the sanitary sewer main. The
Owner shall first secure all necessary permits from the DECLARANT before
tapping on to utility lines. The Owner shall be responsible in restoring tapping
points for all utility lines.

STORM DRAINAGE SYSTEM Storm water shall be directly drained to storm sewer main. The Owner shall
first secure all necessary permits from the DECLARANT before tapping on to
utility lines. The Owner shall be responsible in restoring tapping points for all
utility lines.

STOCKPILING OF CONSTRUCTION Temporary stockpiling is authorized only on one’s own lot/s. Adjacent lots may
MATERIALS be used for dumping of materials and stockpile during the construction period,
provided that permission has been secured from the owner of the adjacent lot
and that the lot and its surroundings is kept free of accumulations of rubbish
and scrap materials and that other construction materials, equipment and the
like are kept in neat and orderly manner. Corresponding fines will be imposed
for non-compliance under the Permit to Construct (PTC).

VIOLATIONS/PENALTY The DECLARANT shall have the prerogative to impose stop construction,
should any violations arise and or construction activity commence without the
necessary permits and/or consent of the DECLARANT. Likewise, stop all
activities related to construction of, repair of, alteration of, and addition to the
property.

POST-CONSTRUCTION A formal written advice to the DECLARANT of the completion of construction


works and request for final inspection. Upon submission of a formal written
advice to the DECLARANT, the Owner shall secure and prepare the following
necessary requirements for the refund of the construction bond/deposit:
1. As built Plan – one (1) set (signed by In-charge Engineer)
2. Certificate of Completion from the contractor
3. Certificate of Occupancy/ Occupancy Permit
4. Letter of intent for the refund of the construction bond
5. Copy of the Provisional Receipt

Note: Payee on the check of the construction bond refund will be under the
name of the property Owner.

AUXILIARY STRUCTURE The plans and specifications of any other structure, including swimming pool,
decks, underground water reservoir, pergola or trellis, or any subsequent
addition thereto, constructed within the property shall be subjected to the
provisions of the National Building Code and such other pertinent rules and
regulations and must conform to the plan approved by the DECLARANT
and/or the association.

TEMPORARY STRUCTURES AND No temporary structures and/ or facilities shall be left standing in the vicinity of

anywhere in the vicinity of the construction site two (2) weeks after its
completion.

CONSTRUCTION ON A In the event the OWNER constructs any structure or building on the wrong lot,
WRONG LOT the OWNER shall immediately remove said construction at its own expense,
otherwise, the DECLARANT and/ or the ASSOCIATION shall immediately
remove the same at the OWNER’S expense without the necessity of securing
a court order and without incurring any criminal and/ or civil liability whatsoever
on the part of the DECLARANT and/ or the ASSOCIATION or its officers and
employees.
