1. GENERAL CONDITIONS
1.1 Scope of Works
The works to be performed under this Contract consists in the furnishing of all
materials, labor and equipment’s transportation and other facilities necessary to
complete the project in accordance with these Specifications and Contract Drawings.

1.2 Plans and Specifications


It shall be the duty of the Contractor to carefully examine and verify the data
furnished by the Owner in the Plans and Specifications. In case of obscurity or
discrepancies in the Plans and Specifications, the Contractor shall submit the matter
to the Architect/Engineer or his authorized representative for the proper
explanation or necessary correction before any adjustment shall be made.

In case of discrepancy in drawings and in figures refer to the Architect/Engineer


prior to the execution of this project to avoid delay and controversy.

The specifications and drawings are mutually complimentary. What is noted in one,
although not shown on the other shall be considered contained in all. Where
discrepancies between drawings and specifications are noted, the Contractor shall
report to the Architect/Engineer who will issue a correction in writing. The
Contractor shall not take advantage of such discrepancies, errors or omissions but
shall comply with any corrective measures regarding the same prescribed by the
Architect/Engineer.

1.3 Laws to be Observed.


The Contractor shall comply with all the Laws, City Ordinances and all government
specifications and regulations in so far as they are binding upon or effect the portion
of the work hereto. The Contractor shall obtain all necessary licenses and permits
and be responsible for all damages with the prosecution of the work.

1.4 Materials
Unless otherwise specified, all materials shall be new. The quality of materials shall
be of the best grade of their respective kinds for the purpose.

The work shall be performed in the best and most accurate manner in strict
accordance with the requirements of the Plans and Specifications. Preference will be
given to articles or materials of domestic production, condition of quality and price
being equal.

1.6 Samples and Information on Materials


When required by the Specifications, or wherein called by the Architect/Engineer,
the Contractor shall furnish for approval, full information, and satisfactory evidence
as to kind and quality of materials or articles he contemplates incorporating in the
work. The Contractor shall furnish for the

Architect/Engineer approval all samples when so directed. The work shall be in


accordance with approved samples.

1.7 Workmanship
All works to be done shall be in the highest quality of workmanship in strict
compliance with Plans and Specifications.

The Contractor shall provide and maintain adequate weather tight temporary
facilities with water, light, and toilet facilities. He shall keep such places clean and
free from flies, remove all connection and appliances connected there with prior to
the completion of the Contract and leave the premises perfectly clean.

The Contractor shall furnish all temporary lights and power and shall pay all
expenses in connection therewith. Furthermore, the Contractor shall provide and
pay for all water expenses for the building purpose which is required by all trades.

The Contractor shall provide security within the premises including the immediate
vicinity/surroundings of the Project. The Owner shall not be held liable for
whatever loss of materials in the Project Site. The Contractor shall also be
responsible for the behavior of his workers.

1.9 Protection of Work and Owner’s Property


The Contractor shall put up and continuously maintain adequate protection of all his
work from damages and shall protect as well as all materials. He shall make good
any damages, injury or loss except due to fortuitous event or causes considered as
Act of God.

1.10 Authorized Representative


If the Contractor is not at the site, orders shall or may be given by the
Architect/Engineer to his authorized representative and shall be accepted and
complied to by the Project Engineer/Foreman of the Contractor, provided such
order is within the Specifications and Contract Documents.

1.11 Inspection of Work


The Architect shall have accessed all the time to the work whether it is in
preparation or in progress and the Contractor shall provide such access for
inspection.

1.12 As Built Plans


The Contractor is required to prepare and submit to the Architect/Engineer and the
Owner As-Built Plans, and all other paperwork required.

2. MOBILIZATION/DEMOBILIZATION
2.1 Description
This item shall consist of all materials, labor, equipment, and tools necessary for the
erection and dismantling of temporary facilities.

transport of workers and equipment from Contractor’s depot to Project Site and vice
versa, demolition and cleaning-out.

2.2 Construction Requirement


The Contractor shall submit a construction site plan for the temporary facilities,
stockyard, and access road for the approval of the Architect/Engineer.

The Contractor shall provide temporary electrical power supply, lighting, and water
supply for the duration of the project.

2.3 Equipment Requirement


The Contractor shall provide a minimum equipment of:

1 – Generator
1 – Bagger Mixer
1 – Bar Cutter
2 – Plate Compactor
2 – Concrete Vibrator
1 – Welding Machine

2.4 Basis of Measurement


The work shall be measured in lump sum basis acceptable to the Contracting Officer.

2.5 Basis of Payment


The accepted quantities, measured as prescribed, shall be paid for at the contract
unit price of the pay item. The payment shall constitute full compensation for all
materials, labor, equipment, tools and other incidentals necessary to complete the
work.

3. SOIL POISONING

3.1 Description
This item shall consist of all materials, labor, equipment and tools necessary for the
soil poisoning for footings, wall footings, tie beams, etc. and in conformity with the
lines grade as shown on the plans or established by the Architect/Engineer.

3.2 Material Requirement


All areas to be build-up shall be treated with an approved soil poisoning solution for
termite control. Application shall conform to the manufacturer’s specification.

3.3 Basis of Measurement


The work shall be measured by area basis. The volume of soil poisoning to be paid
shall be the total number of square meters measured in its original dimension in
conformity with the plans and specifications as directed by the Architect/Engineer

3.4 Basis of Payment


The accepted quantities, measured as prescribed, shall be paid for at the contract
unit price of the pay item per square meter. The payment shall constitute full
compensation for all materials, labor, equipment, tools and other incidentals
necessary to complete the work.

4. STRUCTURAL EXCAVATION
4.1 Description
This item shall consist of all materials, labor, equipment and tools necessary for the
excavation of soil for footings, wall footings, tie beams and disposal of excess
excavated materials.

This item shall also include de-watering, sheeting, bracing, etc. and subsequent
removal of the same as required by the Architect/Engineer.

4.2 Construction Requirement


The Contractor shall submit an excavation plan for the approval of the
Architect/Engineer.

The building shall be staked out and all line and grade shown on the plans shall be
established before any excavation is started.

Excavation shall only commence after the necessary clearing and grubbing, staking
and batter board has been undertaken and acceptable to the Architect/Engineer.

Basic batter boards and reference work shall be erected at such places where they
will not be disturbed during construction of the foundations.

All excavations for foundations shall be made to grades indicated in the plans.
Where excavation for footing rests on fill, excavation shall be carried deeper until
the desired stratum is reached for safe bearing capacity based on soil boring test.
Whenever water is encountered in the excavation process, it shall be removed by
pailing or pumping, care being taken that the surrounding particles of soil are not
disturbed or removed.

After each completed excavation, the contractor shall notify the Architect/Engineer
to that effect and no footing, bedding material or pipe shall.

Utility lines constructed during excavation operations shall be protected from


damage during excavation and backfilling, and if damaged, shall be repaired by and
at the expense of the Contractor.

4.3 Equipment Requirement

4.4 Basis of Measurement


The work shall be measured by volume basis. The volume of excavation to be paid
shall be the total number of cubic meters measured in its original dimension
acceptable by the Architect/Engineer.

4.5 Basis of Payment


The accepted quantities, measured as prescribed, shall be paid for at the contract
unit price of the pay item per cubic meter. The payment shall constitute full
compensation for all materials, labor, equipment, tools and other incidentals
necessary to complete the work.

5. BACKFILLING AND COMPACTION


5.1 Description
This item shall consist of all materials, labor, equipment, and tools necessary for the
backfilling and compaction of ordinary soil for footings, wall footings, tie beams, and
in conformity with the lines, grade and dimension as shown in the plans or
established by the Architect/Engineer.

5.2 Material Requirement


Suitable Material – material which is acceptable in accordance with the contract, and
which can be compacted in the manner specified in this item. It can be common
material or rock.

Selected Borrow – soil of which gradation that all particles will pass a sieve with
75mm (3 in.) openings and not more than 15 mass percent will pass the 0.75mm
(no. 200) sieve, as determined by AASHTO T-11. The material shall have a plasticity
index of not more than 6 as determined by AASHTO T-90 and a liquid limit of not
more than 30 as determined by AASHTO T-89.

5.3 Construction Requirement


The Contractor shall submit a request/permit for backfilling and compaction for the
approval of the Architect/Engineer.

Backfilling shall be placed in horizontal layers no exceeding 200mm (8 in.), loose


measurement, and shall be compacted as specified before the next layer is placed.
Water shall be added or removed to obtain the required density.

The Contractor shall compact the material until a uniform density of not less than 95
mass percent of the maximum determined by AASHTO T-99, is attained.

5.4 Equipment Requirement


The Contractor shall provide a minimum equipment of:

1 – Pump
1 – Set of Survey Instrument
1 – Plate Compactor

5.5 Basis of Measurement


The work shall be measured by volume basis. The volume of backfilling and
compaction to be paid shall be the total number of cubic meters measured in its
original dimension acceptably backfilled and compacted in conformity with the
plans, true to line and grade or as directed by the Architect/Engineer.

5.6 Basis of Payment


The accepted quantities, measured as prescribed, shall be paid for at the contract
unit price of the pay item per cubic meter. The payment shall constitute full
compensation for all materials, labor, equipment, tools and other incidentals
necessary to complete the work.

6. IMPORTED FILL
6.1 Description
This item shall consist of all materials, labor, equipment and tools necessary for the
filling and compaction of imported fill for footings, wall footings, tie beams, etc. and
in conformity with the lines grade as shown on the plans or established by the
Architect/Engineer.

6.2 Material Requirement


Suitable Material – material which is acceptable in accordance with the contract and
which can be compacted in the manner specified in this item. It can be common
material or rock.

6.3 Construction Requirement

approval of the Architect/Engineer.

measurement, and shall be compacted as specified before the next layer is placed.
Water shall be added or removed to obtain the required density.

unit price of the pay item per cubic meter. The payment shall constitute full
compensation for all materials, labor, equipment, tools and other incidentals
necessary to complete the work.

7. GRAVEL FILL
7.1 Description
This item shall consist of all materials, labor, equipment, and tools necessary for the
filling and compaction of gravel fill for footings, wall footings, tie beams, etc. and in
conformity with the lines grade as shown on the plans or established by the
Architect/Engineer.

7.2 Material Requirement


Gravel Fill – G-1 gravel which is acceptable in accordance with the contract and
which can be compacted in the manner specified in this item. It can be river gravel
or crushed gravel.

7.3 Construction Requirement


The Contractor shall submit a request/permit for placing of gravel fills for the
approval of the Architect/Engineer.

Gravel fill shall be placed in horizontal layers no exceeding 200mm (8 in.), loose
measurement, and shall be compacted as specified before the next layer is placed.
Water shall be added or removed to obtain the required density.

7.4 Equipment Requirement

7.5 Basis of Measurement


The work shall be measured by volume basis. The volume of gravel fill to be paid
shall be the total number of cubic meters measured in its original dimension
acceptably compacted in conformity with the plans, true to line and grade or as
directed by the Architect/Engineer.

7.6 Basis of Payment


The accepted quantities, measured as prescribed, shall be paid for at the contract
unit price of the pay item per cubic meter. The payment shall constitute full
compensation for all materials, labor, equipment, tools and other incidentals
necessary to complete the work.

8. CONCRETE
8.1 Description
This item shall include furnishing of all materials, labor, equipment and tools
necessary to complete all concrete works as shown on the plans or established by
the Architect/Engineer.

8.2 Material Requirement


Cement – Portland Cement, shall conform to the ASTM C -150

Sand – S-1, designates fine aggregates that will pass a 5mm (no. 4) sieve. Sand shall
be clean natural sand, crushed sand or a combination thereof. Sand shall consist of
hard dense, durable, uncoated rock fragments and free from any deleterious
substance. It shall have a moisture content of less than 7 mass percent (oven-dry
weight basis).

Gravel – G-3/4, designates coarse aggregate, well –grade, shall be crushed rock or
clean, hard gravel (3/4” dia.) and conforming to the “Standard Specifications for
Concrete Aggregates” (ASTM C-33)

Water – water shall be potable and free from deleterious amount of acids, alkalis,
oils and organic matter.

8.3 Quality Requirement


The quality of concrete shall comply with Section 5.04 of the “National Structural
Code for Buildings” and with the specific requirements outlined in the various
sections or as otherwise specified in the design criteria of the Structural Engineer.

All concrete shall be preferably machine mixed for at least 1 - 1-1/2 minutes after all
materials including water are in the mixing drum.
Placing concrete shall be done without segregation, re-handling or flowing of
concrete. It shall be done with the use of buggies, buckets or wheelbarrows. Placing
of concrete with a free drop or a fall of more than 5 feet is not allowed.

Prepare the slabs suitably in surface and elevation to receive such finishes. Where
plain cement form finish is specified, same shall be bonded. The slab shall be
brought to a true surface ¾” to ½” below finished floor elevation and it shall be

roughened by raking as it sets. Later, when it it’s time to apply the finish, the slab
shall be thoroughly cleaned.

After removal of forms, repair, whenever necessary, shall be repaired within 24


hours. Forms shall be neatly removed from exposed surfaces. Damaged or honey-
combed concrete must be removed to reach sound concrete and should be replaced

with dry pack, rich mortar or concrete with pea gravel as may be directed by the
Architect/Engineer.

Concrete shall be proportioned, mixed and placed only in the presence of the
Architect/Engineer. Ample notice shall be given to the Architect/Engineer before
mixing and pouring is commenced.

All concrete shall have a minimum compressive strength of 24Mpa (3,500 psi) at 28
days.

Test for compressive strength should conform to ASTM C-39. slump test should
conform to ASTM C-143.

All tests shall be conducted by DPWH or its accredited testing laboratory.

8.4 Construction Requirement


The Contractor shall submit a request/permit for concrete pouring for the approval
of the Architect/Engineer.

Concrete mixing, proportioning, transporting, and placing should conform to the ACI
Code latest edition.

8.5 Equipment Requirement


The Contractor shall provide a minimum equipment of:

1 – Bagger Mixer
1 – Concrete Vibrator

8.6 Basis of Measurement


The work shall be measured by volume basis. The volume of concrete to be paid
shall be the total number of cubic meters measured in its original dimension
acceptably compacted in conformity with the plans, true to line and grade or as
directed by the Architect/Engineer.

8.7 Basis of Payment


The accepted quantities, measured as prescribed, shall be paid for at the contract
unit price of the pay item per cubic meter. The payment shall constitute full
compensation for all materials, labor, equipment, tools and other incidentals
necessary to complete the work.

9. DEFORMED REINFORCING BARS


9.1 Description
This item shall consist of all materials, labor, equipment and tools necessary to
complete all rebar works shown on the plans or established by the
Architect/Engineer.

9.2 Material Requirement


Rebars – all reinforcing steel bars shall be new and free from rust, oil, defects, grease
or kinks and should conform to ASTM A-615

Tie Wires – all tie wires shall be galvanized gauge 16.

9.3 Quality Requirement


The quality of reinforcing steel bars shall comply with Section 5.04 of the “National
Structural Code for Buildings” and with the specific requirements outlined in the

various sections or as otherwise specified in the design criteria of the Structural


Engineer.

All rebars should have a minimum tensile strength of Fy = 230Mpa

All deformed reinforcing steel bars should conform to ASTM A-615

All tests shall be conducted by DPWH or its accredited testing laboratory.

9.4 Construction Requirement


The Contractor shall submit a request/permit list of bars cutting and bending for the
approval of the Architect/Engineer.

Rebar works, stocking, cutting, bending, splicing and installation should conform to
the ACI Code latest edition.

9.5 Equipment Requirement


The Contractor shall provide a minimum equipment of:

1 – Bar Cutter
1 – Bar Bender

9.6 Basis of Measurement


The work shall be measured by weight basis. The weight of rebars to be paid shall
be the total number of kilograms measured in its original dimension acceptably
compacted in conformity with the plans, true to size, dimension, spacing, concrete
cover, line and grade or as directed by the Architect/Engineer.

9.7 Basis of Payment


The accepted quantities, measured as prescribed, shall be paid for at the contract
unit price of the pay item per kilogram. The payment shall constitute full
compensation for all materials, labor, equipment, tools and other incidentals
necessary to complete the work.

10. FORMWORKS AND ACCESSORIES


10.1 Description
This item shall include furnishing of all materials, labor, equipment, and tools
necessary to complete all formworks, false work and scaffoldings for various
concrete and masonry works shown on the plans or established by the
Architect/Engineer.

10.2 Material Requirement


All materials to be used in the construction and support of formworks shall be
timber or prefabricated metal forms.

10.3 Quality Requirement


It shall be the Contractor’s responsibility to ensure that the forms are placed to
shapes, lines and dimensions as indicated on the drawings, and they shall have
sufficient strength to withstand the pressure resulting from the placement and
vibration of concrete.

All formworks shall be constructed in accordance with Section 5.04 of the “National
Structural Code for Buildings”.

10.4 Construction Requirement


The Contractor shall submit a request/permit list of for concrete pouring for the
approval of the Architect/Engineer. Before placing any concrete, the
Architect/Engineer shall inspect the formworks and may at his discretion, reject any
materials or forms that did not conform to this specification.

All debris, particularly chipping, shaving and sawdust shall be removed from the
interior of the forms. Before placing of concrete, interior part of the forms should be
properly cleaned and thoroughly wetted.

10.5 Basis of Measurement


The work shall be measured by area basis. The surface area of formworks to be paid
shall be the total number of square meters measured acceptably installed in
conformity with the plans, true to size, dimension, spacing, concrete cover, line and
grade or as directed by the Architect/Engineer.

10.6 Basis of Payment


The accepted quantities, measured as prescribed, shall be paid for at the contract
unit price of the pay item per square meter. The payment shall constitute full
compensation for all materials, labor, equipment, tools and other incidentals
necessary to complete the work.

11. MASONRY WORKS


11.1 Description
This item shall include furnishing of all materials, labor, equipment and tools
necessary to complete all masonry works shown on the plans or established by the
Architect/Engineer.

11.2 Material Requirement


Concrete Hollow Blocks – CHB ordinary, 150mm and 100mm thick

Cement – Portland Cement, shall conform to the ASTM C -150

Sand – S-1, designates fine aggregates that will pass a 5mm (no. 4) sieve. Sand shall
be clean natural sand, crushed sand or a combination thereof. Sand shall consist of
hard dense, durable, uncoated rock fragments and free from any deleterious
substance. It shall have a moisture content of less than 7 mass percent (oven-dry
weight basis).

Mortars – mortars shall be a mixture of Portland cement, fine sand, and adequate
amount of water. Proportion shall be one (1) part of cement to two and a half (2.5)
parts of fine sand, or 1:2.5.

Plasters – plasters shall be a mixture of Portland cement, fine sand and adequate
amount of water. Proportion shall be one (1) part of cement to two (2) parts of fine
sand, or 1:2

11.3 Quality Requirement


All CHB to be used shall be of approved quality and not less than 3.0Mpa (450psi)
compressive strength.

CHB shall be handled with care to prevent chipping and breakage. CHB shall be
stacked on platform and covered or stored in any manner that will protect these
materials from contact with the soil and exposure to the weather. Damaged or
deteriorated materials shall be removed from the premises.

11.4 Construction Requirement


All CHB shall be laid plumbed, leveled, and accurately spaced. All units shall be
wetted before laying. The block shall be laid on full mortar bedding in such a way
that no cracks are formed between the blocks and the mortar at the time the block is
placed. Reinforcement shall be as shown in the plans.

All CHB should be anchored to concrete walls, columns, or slabs. Courses should be
laid straight and uniform by stock bond method with vertical faces truly vertical and

All hollow cores of CHB shall be completely filled with mortar. Mortar thickness
between CHB shall be 15 to 20mm.

Vertical reinforcing bars shall be continuous 10mm diameter spaced at every


400mm or every CHB and anchored to beam or slab.

Horizontal reinforcing bars shall be continuous 10mm diameter spaced at every


600mm or every 3-layer CHB and anchored to columns.

Plain cement plaster finish shall be 10 to 15 mm thick plasters with smooth cement
finish, plumb and even. All corners, angles and intersections shall be straight and
true to line.

Upon completion of the work, all excess mortar on masonry surfaces and mortar
spilled on floor slabs shall be removed and slabs washed in a minimum limit of three
(3) hours after such spillage.

11.5 Basis of Measurement


The work shall be measured by area basis. The surface area of masonry to be paid
shall be the total number of square meters measured acceptably installed in
conformity with the plans, true to dimension, line and grade or as directed by the
Architect/Engineer.

11.6 Basis of Payment

12. CARPENTRY WORKS


12.1 Description
This item shall include furnishing of all materials, labor, equipment and tools
necessary to complete all carpentry works shown on the plans or established by the
Architect/Engineer.

12.2 Material Requirement


Lumber – lumber should be of approved quality of the respective kind required for
the various parts of work, well-seasoned, thoroughly dry and free from large loose
or unsound knots, saps, shakes and other imperfections impairing its strength,
durability and/or appearance.

12.3 Quality Requirement


All lumber and plywood shall be treated with natural color wood preservatives.

12.4 Construction Requirement


All carpentry works shall be performed in the most expert and workmen like
manner. Jointing shall be accurate. All exposed woodwork shall be smooth and well
sand papered. Wood members in contact with concrete shall be painted with coal
tar.

Exposed nails should be countersunk and covered with putty. No hammer marks or
any other unsightly marks shall be made on any wood panels.

12.5 Basis of Measurement


The work shall be measured by length basis. The length of carpentry works to be
paid shall be the total number of linear meters measured acceptably installed in
conformity with the plans, true to dimension, line and grade or as directed by the
Architect/Engineer.

12.6 Basis of Payment


The accepted quantities, measured as prescribed, shall be paid for at the contract
unit price of the pay item per linear meters. The payment shall constitute full
compensation for all materials, labor, equipment, tools and other incidentals
necessary to complete the work.

13. STRUCTURAL STEEL WORKS


13.1 Description
This item shall include furnishing of all materials, labor, equipment and tools
necessary to complete all structural steel works shown on the plans or established
by the Architect/Engineer.

13.2 Materials Requirement


Purlins – all lip channel purlins, 150 x 50mm, gauge #16 shall be new and free from
rust, oil, defects, grease, or kinks and should conform to ASTM A-615

Angle Bars – all angle bars of specified thickness shall be new and free from rust, oil,
defects, grease, or kinks and should conform to ASTM A-615

Gusset Plates - all gusset plates of specified thickness shall be new and free from
rust, oil, defects, grease or kinks and should conform to ASTM A-615

Sag Rods & Cross Bracing - all sag rods and cross bracings of specified thickness
shall be new and free from rust, oil, defects, grease, or kinks and should conform to
ASTM A-615

Welding Electrodes – all welding electrodes should conform to AWS A-5.1.

13.3 Quality Requirement


The quality of structural steel shall comply with Section 5.04 of the “National
Structural Code for Buildings” and with the specific requirements outlined in the
various sections or as otherwise specified in the design criteria of the Structural
Engineer.

All tests shall be conducted by DPWH or its accredited testing laboratory.


13.4 Construction Requirement
The Contractor shall submit a request/permit the fabrication of structural steel for
approval of the Architect/Engineer.

All fabrication works shall be done by skilled workers under the supervision of a
duly accredited master welder.

The Contractor should conform to the work in accordance with good workman like
manner to the satisfaction and approval of the Architect/Engineer.

Fabrication works, stocking, cutting, welding, etc., should conform to the Structural
Welding Code latest edition.

13.5 Equipment Requirement


The Contractor shall provide a minimum equipment of:

1 – Bar Cutter
1 – Welding Machine

13.6 Basis of Measurement


The work shall be measured by weight basis. The surface area of masonry to be paid
shall be the total number of kilograms measured acceptably installed in conformity
with the plans, true to dimension, size, spacing, anchorage, line and grade or as
directed by the Architect/Engineer.

13.7 Basis of Payment


The accepted quantities, measured as prescribed, shall be paid for at the contract
unit price of the pay item per kilogram. The payment shall constitute full
compensation for all materials, labor, equipment, tools and other incidentals
necessary to complete the work.

14. ARCHITECTURAL FINISHES


14.1 Description
This item shall include furnishing of all materials, labor, equipment and tools
necessary to complete all architectural finishes, doors and jambs, windows & glass
panes, floor and wall finishes, and special finishes shown on the plans or established
by the Architect/Engineer.

containers, with labels intact and seals unbroken.

Varnish - all varnishes should be of approved quality, Philippine Standard, and


acceptable to the Contracting Officer.

Doors - Flush Door – shall be hollow core from Tanguile kiln-dried frames with
6mm thick Tanguile plywood veneer or marine plywood
as indicated.

Panel Door– shall be decorative or carving type, from Tanguile or Narra


configuration and sizes as shown. Design of carving
should be presented to the Architect/Engineer for
approval prior to installation.

Wood Door Frames- frames should be of the design, size and thickness
indicated. This shall set plumb and true, and well-braced
to prevent distortion. Frames in masonry or concrete
walls shall be secured as indicated, and shall ne Guijo,
Paitan or Yakal, good grade.

Glass - all glass of specified thickness and dimensions shall be of approved quality,
Philippine Standard, and acceptable to Architect/Engineer.

Tiles – all tiles shall be ceramic standard grade, of specified thickness and
dimensions and shall be of approved quality, Philippine Standard, and acceptable to
Architect/Engineer. Colors specified shall be approved by the Architect/Engineer.

Welding Electrodes – all welding electrodes should conform to AWS A-5.1.

14.3 Quality Requirement


All architectural finishes shall be performed in the most expert and workmen like
manner.

The Contractor should conform to the work in accordance with good workman like
manner to the satisfaction of the Architect/Engineer.

14.3.1 Tile Works


Tile work shall not be started until rough ins for plumbing and electrical
work has been completed.

All tile works/design shall be approved by the Architect/Engineer.

All tiles shall be thoroughly soaked in clean water before being set.

Tiles shall be firmly secured in place. Joints shall be well filled, lines kept
straight and true, and finished surfaces brought to a true place.

The complete work shall be from loose, cracked, or broken tile. Tiles shall be
laid out in floors/walls in a manner such that no tile less than ½ size shall
occur on the borders.

14.3.2 Painting/Varnishing
All painting and varnish work shall be done by skilled house painters and
varnishers only.

In general, and unless otherwise specified, and/or instructed by the


Architect/Engineer, no less than 24 hours’ time shall elapse between
application of succeeding coats. Each coat of paint shall be allowed to dry
thoroughly and inspected for approval before the succeeding coat is applied.

All exposed work shall be protected while the building is being painted or
varnished. The floors, steps, and all other surfaces not to be painted shall be
well protected during painting with sufficient covers. Any stain, dirt, smear,
etc. shall be removed by the Contractor to the satisfaction of the
Architect/Engineer.

All paints shall be applied in three (3) coats. Surfaces which cannot be
satisfactorily finished on the number of coats specified shall have additional
coats, or such preparatory coats and subsequent coats as may be required to
produce satisfactory finished work at the expense of the Contractor.

The Contractor shall seek prior approval/permission of the


Architect/Engineer on the color scheme for varnishing and painting. Color
pigment shall be used to produce the exact shades of paint, which shall
conform to the approved color scheme of the finished coat. The first coat
shall be white (flat). All succeeding coatings shall be semi-gloss of the
approved color or as directed by the Architect/Engineer.

14.3.3 Doors
All doors shall be leveled, hung plumbed and fitted accurately allowing 2mm
clearance at jambs and heads. Lock stiles of doors, 45mm thick or thicker,
shall be beveled 3mm in the center knobs. Apply hardware with fastenings
of the size, quality, quantity, and finish to provide workable door system.

15.1 Description
This item shall include furnishing of all materials, labor, equipment and tools
necessary to complete all electrical works, roughing-in, wiring, circuit breakers and
panel boards, electrical fixtures, outlets, switches and accessories shown on the
plans or established by the Architect/Engineer.

15.2 Material Requirement


Rigid Steel Conduit – RSC should be of specific diameter, schedule 40, of approved
quality, Philippine Standard, and acceptable to the Architect/Engineer.
PVC Conduit- PVC conduits should be of their respective diameter, of approved
quality, Philippine Standard, and acceptable to the Architect/Engineer.

Flexible Hose - Flexible Hose should be of their respective diameter, of approved


quality, Philippine Standard, and acceptable to the Architect/Engineer

Wires - wires should be of their respective diameter, should be TW type for lighting
and THW type for other usage, of approved quality, Philippine Standard, and
acceptable to the Architect/Engineer.

Accessories – Junction box, utility box, lock nut & bushing, electrical tape and
insulators should be of approved quality, Philippine Standard, and acceptable to the
Architect/Engineer.

Circuit Breaker – circuit breaker shall be one (1) set 100 AT, 100AF, 2P, branch; 6-
15 AT & 6-29AT, and one (1) set 225 AT, 400AF, 2P, branch; 1-100 AT , 2-30AT &
17-20AT should be of approved quality, Philippine Standard, and acceptable to the
Architect/Engineer.

Convenience Outlet – all convenience outlets shall be duplex, flush type, of approved
quality, Philippine Standard, and acceptable to the Architect/Engineer.

Grounding Copper Rod – grounding copper rods shall be 20mm diameter x


3,000mm, of approved quality, Philippine Standard, and acceptable to the
Architect/Engineer

Tumbler Switches – tumbler switches of specified gangs and way, flush mounted,
shall be of approved quality, Philippine Standard, and acceptable to the
Architect/Engineer

Lighting Fixtures - all lighting fixtures, of specified number, wattage, hangers, shall
be of approved quality, Philippine Standard, and acceptable to the
Architect/Engineer.

15.3 Quality Requirement


All work shall be in accordance with the governing codes and regulations and with
the specifications, except where some shall conflict with codes, etc., which the latter
shall then govern. The requirements in regard to materials & workmanship specify
the required standard for the furnishing of all labor, materials and appliances
necessary for the complete installation of the work specified herein and indicated in
the plans.

15.4 Materials Requirement


All materials and electrical materials shall comply with the requirements of the
Underwriters Laboratory Inc., the American Society of Testing materials (ASTM)
and the Insulated Power Cable Engineers Association (IPCEA).

All materials shall be new and must meet the requirements of the specifications.
Before any materials or equipment are ordered, the Contractor shall submit to the
Architect/Engineer for approval a complete list of materials, apparatus or
equipment which he proposes to install.

15.5 Construction Requirement


The Contractor shall submit a request/permit for electrical installation for the
approval of the Architect/Engineer.

All permits and electrical fees required for this work shall be obtained by and at the
expense of the Contractor. The Contractor shall furnish the Architect/Engineer and
the Owner the final Certificate of Inspection and approval from the proper
government authorities after the completion of the work.

All electrical works shall be done by skilled workers under the supervision of a duly
licensed Master Electrician or Electrical Engineer.

The Contractor should conform to the work in accordance with good workman like
manner to the satisfaction of the Architect/Engineer.
All electrical works shall conform to the requirements of the latest edition of
Philippine Electrical Code, rules and regulation of the Local and National authority
concerned with the enforcement of electrical laws.

15.6 Performance Test


The entire installation shall be free from improper ground and from short circuits.
These shall be made and recorded in the presence of the Architect/Engineer. In no
cas shall be the resistance be less than that allowed by the regulations for electrical
equipment and buildings. Failures shall be connected in a manner satisfactory to the
Architect/Engineer.

It shall be the responsibility of the Contractor to test all systems of the entire
electrical system for proper operational conditions. This condition shall apply to the
power, lighting, air-conditioning and other auxiliary installations. Where sequence
operation is required, the Contractor shall test for proper sequence and shall leave
the entire electrical installation in satisfactory working condition.

16. PLUMBING WORKS


16.1 Description
This item shall include furnishing of all materials, labor, equipment and tools
necessary to complete all plumbing works, drainage system, water system, sewer
system and accessories shown on the plans or established by the
Architect/Engineer.

16.2 Material Requirement


All plumbing materials shall be new and of specified quality and must have passed
the required standard specifications of the Manila Waterworks and Sewerage
Authority or the Local Water Utility Agency.

Defective equipment or fixtures damaged in the course of installation or testing


shall be replaced or repaired by the Contractor in a manner approved by the
Architect/Engineer.

Pipes and Fittings (Water Line) - all pipes and fittings for water should be PPR
“Class 150” of specified diameters shall be of approved quality, Philippine Standard.

Pipes and Fittings (Sewer and Drainage) - all pipes and fittings for drainage and
sewerage should be PVC “Class 150” of specified diameters shall be of approved
quality, Philippine Standard.

Water Closet - all water closets should be flush type, of approved quality, Philippine
Standard.

Lavatory - all lavatories should be of approved quality, Philippine Standard.

Urinal - all urinals should be of approved quality, Philippine Standard.

Gate Valves and Check Valves - gate valves and check valves of specified diameters
shall be brass of approved quality, Philippine Standard.

Hose Bibs – hose bibs shall be 19mm diameter brass of approved quality, Philippine
Standard.

Plumbing Accessories - all plumbing accessories should be of approved quality,


Philippine Standard.

All plumbing materials should have a P.S. mark.

16.3 Construction Requirement


The Contractor shall submit a request/permit for plumbing installation for the
approval of the Architect/Engineer.

16.3 Quality Requirement


The Contractor shall execute the work in a neat and workmanlike manner in
accordance with the best practices employed in modern plumbing installation.

16.4 Performance Test

16.4.1 Domestic Water Piping


Water piping shall be subjected to a hydrostatic pressure test of 100psi or
0.69Mpa.
All potable water piping shall be disinfected by a mixture of not less than
50ppm of chlorine. The mixture shall be injected into the system and shall
then be drained, flushed with potable water, and place in service.

16.4.2 Sanitary Plumbing System and Equipment


Sanitary plumbing system and equipment, after complete installation, shall
be given a service test. After all fixtures are installed, the entire vent and
sewer system shall have a final test. Final test shall be either the smoke or
peppermint test. Before proceeding with either test, all traps shall be filled
with water. All stacks and line openings shall be closed during test, for a
minimum period of 30 mins.

All defects disclosed by tests shall be rectified and the tests repeated. All labor,
materials and equipment used for tests shall be provided by the Contractor.
