2½-inch diameter and larger, including branch connections.
c. Die cut screw joints with full cut standard taper pipe threads with red lead
and linseed oil or other non-toxic joint compound applied to male threads
only.

c. Provide drain valves at main shut-off valves, low points of piping and
apparatus.
PART 1 - GENERAL
1.1 DESCRIPTION
A. Provide all labor, material, equipment and services necessary for and incidental
to, the wet automatic sprinkler as shown on the Drawings and specified herein.
B. Secure the services of a skilled and experienced fire sprinkler system contractor,
licensed in this field to design and prepare complete hydraulic calculations and
shop drawings for the wet automatic sprinkler system.
a. Minimum design criteria shall provide 0.20 gpm/sq. ft. (8.1 lpm/sq.
m.) over the most remote 2000 sq. ft. (186 sq. m.) area of the
system.
c. The total system water demand, including the 250 gpm (946 LPM)
minimum hose allowance, shall be at least ten percent (10%)
below the available water supply.
d. Sprinkler head spacing shall not exceed 130-sq. ft. (12.0 sq. m.)
for Ordinary Hazard.
C. Furnish and install a Wet Sprinkler System for the entire building, as indicated on
the drawing.
D. The complete Wet Automatic Sprinkler System shall be tested and approved as
required by the laws, ordinances, rules, regulations and orders of governmental
authorities having jurisdiction over this work.
A. All work included in this Section shall be of an approved type and installed in
accordance with and conform to the provisions of the test edition of NFPA No.13
and all other applicable NFPA pamphlets.
B. Comply with all laws, ordinances, rules, regulations and orders of governmental
authorities having jurisdiction over this Work and secure any and all required
permits, approvals, tests and/or certifications.
C. Comply with all requirements of the Owner's Insurance Consultants, and secure
any and all required approvals.
D. Comply with all requirements of the Owner and secure any and all required
approval.
E. All equipment and devices shall be listed by Underwriters' Laboratories, Inc. and
accepted by Factory Mutual Research Corporation.
F. Welding and brazing, where applicable, shall be done in accordance with the
methods set forth in the American National Institute for Power Piping, ANSI
B31.1.0, 1967 and including Addenda ANSI B 31.1.OA, 1971 and ANSI
B31.1.OB, 1971.

a. The Consultant:
A. Deliver, receive, handle and store products and parts at the job site in such a
manner as to prevent damage and loss. Follow manufacturer's recommendations
wherever possible.
B. All materials shall be delivered to the job site in their original containers with
labels intact, fully identified with manufacturer's name, model, model number,
type, size, capacity, Underwriter's Laboratories, Inc. and Factory Mutual
Research Corporation listings and other pertinent information necessary to
identify the materials.
C. Immediately upon delivery to the job site, place materials within the building,
protected from the weather and construction traffic.

D. All damaged or otherwise unsuitable materials, when so ascertained by the
Owner, shall be immediately removed from the job site.
A. Cooperate with others involved in other parts of the Work, for the proper location
of sprinkler heads, piping, outlets and equipment before installation of same.
B. Examine the Drawings and Specifications in connection with other parts of the
Work and inform the Owner of anticipated conflicts. Failure to notify the Owner of
anticipated conflicts, prior to installation of materials and equipment, shall not
relieve this contractor of the responsibility of correcting conflicting work at no
additional cost to the Owner.
PART II - MATERIALS
2.1 PIPING:
A. Sprinkler piping shall be Sch.40 black steel and Iron pipe, "Electro Seamed
Welded" (ERW) manufactured in accordance with ASTM A53 or PNS 26 Heavy
Gage Series as manufactured by “SUPREME“, ”RNW PACIFIC “, “SUPER” or
approved equal. Fittings in accordance with ANSI B16.3 rated for 150 lb. (1050
kPa) working pressure, in accordance with NFPA13.
B. Underground piping shall be UPVC Class 180 psi nominal working pressure
suitable for pressure mains manufactured in accordance with ASTM
D1784/D2424/2427 pipe length shall be 6.0 meter (20 Ft.) effective length by
“NELTEX”, “ATLANTA”, “MOLDEX” or approved equal.
C. Dry standpipes shall be schedule 40 black steel pipes, ASTM A120 with 300 lb.
galvanized malleable iron screwed fittings, ANSI B16.3, pipe flanges and flanged
fittings in accordance with ANSI 16.5.
2.2 FITTINGS:
1. Grey or ductile iron mechanical joint fittings, Class 250, and shall be
produced in strict accordance with AWWA Specifications C110 and C111
and shall conform to details, tolerances and dimensions contained
therein.
2. Cast iron or ductile iron flanged fittings, Class 250, shall be produced in
strict accordance with AWWA Specifications C110 and C111 and shall
conform to details, tolerances and dimensions contained therein.
4. Malleable iron screwed fittings, 150 lb. or 300 lb., as required, shall be
provided in strict accordance with ANSI Specifications B-16.9 and shall
conform to details, tolerances and dimensions contained therein.
5. Should PVC push-on joint pressure pipe be used for piping outside
building and below grade, the fittings shall be grey or ductile iron C1-PVC
push-on joint Class 250, and shall be produced in strict accordance with
AWWA Specifications C110 and C111 and shall conform to details,
tolerances and dimensions contained therein.
6. Should there be a grooved piping inside the building and above the floor,
the piping shall be installed in a cut grooved method using ductile iron
mechanical pipe couplings of a bolted type with pressure-responsive
gasket along with bolted type mechanical pipe ductile iron fittings and
flange adapters and shall conform to the details, tolerances and
dimensions as required by the system manufacturer.
2.3 HANGERS:
A. Hangers shall conform to the minimum requirements of the latest edition of NFPA
No. 13.
2.4 GAGES:
A. Gages shall conform to the minimum requirements of the latest edition of NFPA
No. 13.
2.5 VALVES:
A. Valves shall conform to the minimum requirements of the latest edition of NFPA
No. 13 and shall be UL listed and FM approved.
6. Hose Valves:
OS&Y Gate valves shall be Shall be listed for Fire Protection Service UL
and FM approved with monitor switch. Valve shall be listed for 175psi,
flanged. OS &Y Gate valves as manufactured by "Kennedy" or Approved
Equal.
A. Sprinkler heads shall conform to the minimum requirements of the latest edition
of NFPA No. 13, shall be UL and FM listed and shall be as specified hereinafter:
1. Head Type: Standard Upright "Plain Brass" Type, QRS (Quick Response
Type).
2. For all areas with Ceiling, use pendent type with chrome finish. Sprinkler
actuating temperature of 155 ºF (68 ºC), listed by UL/FM, listed as Quick
Response Type.
Acceptable Manufacturers:
A. Inspector's test and drain valve shall conform to the minimum requirements of the
latest edition of NFPA No.13, UL listed and FM approved. "SURE-TEST"
manufactured by G/J Innovations Inc. (U.S.A)
Alarm check valve:
UL listed and FM approved single pole double throw switch actuator and a spring
loaded plunger mounted in a housing, designed to make an electrical contact
when OS&Y. Control gate valve at sprinkler main riser is closed, "Grinnel" Model
F640, "Potter" model OSYSU-2 or Approved Equal.
A. Water control valve tags shall conform to the minimum requirements of the latest
edition of NFPA No.26.
A. Provide a wall mounted cabinet for the purpose of storing, on the premises, a
stock of spare sprinkler heads. The cabinet shall contain the following:

1. A special sprinkler wrench.
3.1 PREPARATION:
A. Examine all surfaces which is to support or receive parts place and subsequent
construction. Notify General Contractor if any condition exists which will prevent
the completion of the Work in this Section in a satisfactory manner. Application or
installation of materials constitutes acceptance of the supporting and adjoining
construction.
3.2 COORDINATION:
A. The location of major supply mains, Siamese fittings, etc., are shown and located
on the Drawings.
3.3 INSTALLATION:
A. Install the wet automatic sprinkler system in strict accordance with the approved
drawings and each manufacturer's requirements where required, and as
applicable an automatic fire alarm system.
B. The connection between the system piping and fire pumps piping shall be made
with a suitable transition piece and shall be properly strapped or fastened with
approved devices.
C. All sprinklers pipe and fittings shall be so installed that the system may be
drained.
D. On wet pipe systems, sprinkler pipes may be installed level and trapped piping
shall be drained.
E. Drainage for the system or main shall be installed so as to properly drain all of
the system as follows:
a. On all risers 6 in. (150 mm) or larger, provide 3 in (80 mm) drain pipes
and valves.
c. On smaller risers, provide drain pipes and valves not smaller than ¾ in.
(20mm)
a. Auxiliary drains not required for piping to a single sprinkler head on wet
pipe system.
G. Direct interconnections shall not be made between sewers and sprinkler drains of
systems supplied by public water.
b. Approved corrosive resistant pipe shall be used where drain pipes are
buried underground.
c. Drain pipes shall not terminate in blind spaces under the building.
d. Drain pipes, when exposed, shall be fitted with a turned down elbow.
e. Drain pipes shall be arranged as not to expose any part of the sprinkler
system to freezing conditions.
a. Within 24 in. (600 mm) of the top and bottom of all risers except
as modified in "b".
a. Minimum clearance between the pipe and sleeve shall not be less
than 1 in. (25mm) for pipes 1 in. (25mm) through 3 in. (80mm) and
2 in. (50mm) for pipe size 4 in. (100mm) and larger.
b. The clearance between pipe and sleeve shall be filled with non-
combustible flexible material such as mineral wool, fiberglass or
equivalent.
b. Where "U" hook hangers are used on branch lines, the pipe shall
be secured to the end hanger by a wrap-around-type "U" hook.
d. When feed and cross-mains are hung with single rods longer than
6 in., sway bracing shall be provided.
g. The latest piece of pipe at the end of a feed or cross main shall be
provided with a transverse brace.
a. All threaded pipe and fittings shall have threads cut to ANSI
Standards B2.1. Care shall be taken that the pipe does not extend
into the fitting sufficiently to reduce the waterway.

J. Sprinkler piping shall be substantially supported from the building structure which
must support the added load of the water-filled pipe plus a minimum of 250 lbs.
(114 kg) applied at the point of hanging.
a. Toggle hangers may be used only for the support of branch lines
under ceilings of hollow tile or metal lath and plaster.
5. For trapeze hangers, the minimum size of steel angle or pipe span
between purlins or joints shall be as specified in the latest edition of NFPA
No.13.
6. The size of hanger rods and fasteners required to support the steel angle
iron or pipe shall be as specified in the latest edition of NFPA No.13.
7. Eye rods and ring hangers shall be secured with the necessary lock
washers to prevent lateral motion at the point of support.
K. Screwed unions shall not be used on pipe larger than 2 inch. Couplings and
unions of other than screwed type shall be of the types approved specifically for
use in wet automatic sprinkler systems. Unions, screwed or flexible gasketed
couplings or flanges may be used to facilitate installations.
L. Use one-piece reducing fittings wherever a change is made in the size of the
pipe, except hexagonal or face bushings may be used in reducing the size of

openings of fittings when standard fittings of the required size are not available.
1. The following may not incorporate indicating devices as part of the valve,
but the valve assembly described shall qualify as an approved indicating
valve.
O. The fire department connection shall be made on the system side of a check
valve in the water supply piping.
2. On systems with two (2) or more risers, the connection shall be made on
the system side of all shutoff valves controlling other water supplies, but
on the supply side of the riser, shutoff valves so that with any one (1) riser
off, the connection will feed the remaining sprinklers, unless the sprinklers
are supplied by fire department pumper connections in the yard.
P. Provide an approved check valve in the line to the fire department connection
located as near as practicable to the point where it joins the system.
2. The piping between the check valve and the outside hose connection
shall be equipped with an approved automatic ball drip and a drain line to
the floor drain.

Q. A pressure gage shall be installed on the riser or main feed, at or near each test
pipe, with a connection not smaller than ¼ in. This gage connection shall be
equipped with a shutoff valve and with provisions for draining.
1. The total length of the pipe to these devices shall not exceed 75 ft.
2. The device shall be so located and installed that all parts are accessible
for inspection, removal and repair and should be substantially supported.
a. Do not install the water-motor gong over 20 feet above the alarm
device.
S. Test pipes, which may also be used as drain pipes, shall be provided locations
that will permit flowing tests to be made to determine whether water supplies and
connections are in order.
1. Such test pipes shall be equipped with a shutoff valve. Test pipes shall be
installed that the valves may be opened wide for a sufficient time to
assure a proper test without causing water damage to the building.
T. Provide all control, drain and test valves with approved identification signs
permanently attached to the identified device.
1. Provide approved identification signs for all outside alarm devices. The
sign shall be located near the device in a conspicuous position.
U. Install sprinkler head wall mounted cabinet with required spares in the
Mechanical Room in an accessible area as close as possible to the main riser.
V. Install the automatic fire alarm system, where applicable, including all electrically
operated alarm detachments and wiring forming part of an auxiliary, central
station, proprietary or remote station signaling system in accordance with the

latest editions of NFPA No.71, 72, 74 and 1221 and all other applicable NFPA
pamphlets.
3.3.1 Fire Stopping Materials – provide intumescent fire seals for gap in pipe shafts
and thru walls for UPVC pipes. Pipes shall be provided with intumescent
pipe collar, with a minimum fire resistance rating of 1.5 HR. Fire stopping

Manufactured by “PROMAT“, “HILTI“, “3M” or app. Equal tested in
accordance with either BS476, UL479, ASTM E184.
a. The space between the pipes and sleeves shall be made to be fire and
smoke proof by inserting a rockwool insulation as filling materials to the
remaining annular space, plus with self leveling, paintable fire stop
sealant on both ends. Fire Stop sealant shall be as manufactured by
“HILTI”, “3M”, ”PROMAT“ or approved equal, and shall be tested in
accordance with UL 1479, ASTM E1399/814.
3.4 PAINTING:
1. Care shall be exercised whenever the sprinkler piping is given any kind of
coating to ensure that no automatic sprinkler surfaces are coated.
2. Automatic sprinklers shall not be painted and any sprinklers which have
been coated, except for factory applied coatings, shall be replaced with
new listed sprinklers.
3.5 CLEANING:
A. Swab-out lines and/or flush out system with fresh water until they are clean and
water runs clear at all outlets.
C. The following minimum tests shall be performed. Any additional tests required by
the local regulating authority having jurisdiction shall also be performed.
1. Flushing Test.
2. Hydrostatic Test.
3. Leakage Test.
4. Drainage Test.

b. Accept fire pumps and components on site in factory packing. Inspect for
damage. Comply with manufacturers rigging and installation instructions.
d. Provide temporary inlet and outlet caps, and maintain in place until
installation.

a. Fire Pumps (FP-1 and 2, 1 run and 1 as stand by) shall be centrifugal
horizontal split case noted by Underwriters Laboratories (U.L.) and
Factory Mutual (F.M.) approved. For Fire pump capacities refer to
equipment schedule. Fire Pump motor Controller shall be suitable for 380
VAC ( 360 to 420 VAC voltage range .
b. Each pump shall deliver not less than 65% of rated head at 150% of
capacity and shall have a shut-off head not to exceed 120% of rated head
as required by NFPA 20.
Electric motor shall be open drip proof motor with 1.15 service factor and no-
reverse ratchet. Motor shall be suitable for 230volts, 3 Phase, 60Hz. Refer also
to electrical provision.
(C) ACCESSORIES
One (1) set of 2½" hose valves with caps and chains.
The fire pump controller shall be specifically approved for fire pump service by
the Underwriters Laboratories (UL) and Factory Mutual (FM) Association. The
control equipment shall be completely assembled, wired, and tested at the
factory.
The controller shall be of combined manual and WYE Delta closed transition type
and incorporating the following as a minimum:
a.) Disconnect switch - externally operable, quick break type (delete if limited
service).
b.) Circuit breaker with trips in each phase, calibrated at least to 300% of the
motor full load current. Capacity of the circuit breaker shall be
amperes interrupting capacity.
c.) Motor starter capable of being energized automatically through the pressure
switch or manually by an externally operable handle.
e.) Running period timer set to keep motor in operation when started
automatically, for a minimum period of time, not exceeding seven minutes.
f.) Pilot lamp to indicate circuit breaker closed and power available.
h.) Alarm relay to energize an audible or visible alarm through and independent
source of power, to indicate circuit breaker open or power failure.
Jockey pump shall deliver 30 gpm vs. 160 psi (JP-1). Jockey pump shall be
suitable for 380Volts AC Nominal (340 to 420) VAC 3 Phase, 60 Hertz ODP
motor.

Each fire pump shall be given a non-witnessed performance test and a non-
witnesses hydrostatic test of the discharge head and bowl assembly to NFPA-20
specifications at the factory before shipment. Minimum hydrostatic test pressure
shall be twice shut-off pressure but not less than 250 PSI.
The controllers shall be fully assembled and factory tested by the controller
manufacturer to shipment.
a. Concentric increaser and check valve in pump discharge and OS&Y gate
or butterfly valve on system side of check valve.
b. Fire pump bypass fitted with OS&Y gate or butterfly valves and check
valve.
a. Motor: Squirrel cage induction type; in open drip proof NEMA MG-1
enclosure, 3550 RPM.
C. EXECUTION

b. Provide access space around pumps for service. Provide no less than
minimum as recommended by manufacturer.
c. Decrease from line size with long radius reducing elbows or reducers.

Support piping adjacent to pump such that no weight is carried on pump
casings. For base mounted pumps, provide supports under elbows on
pump suction and discharge. Refer to Section 21 12 00.
d. Provide drains for bases and seals, piped to and discharging into floor
drains.
h. Check, align, and certify base mounted pumps by qualified millwright prior
to start-up.

B. PRODUCTS
1. Dry Chemical Fire Extinguisher (FE-1) - Shall be tri-class dry chemical or multi-
purpose (primarily mono amonnium phosphate) or equivalent which is non-toxic
agent which extinguishes flames in seconds and inhibits reflash. It shall be
effective against Class A, B and C fires. Contents shall be 10 lb. (4.5 kg), the unit
shall be mounted inside the fire hose cabinet or thru the fire extinguisher cabinet.
Shall be manufactured by “ABRO/KIDDIE“, “AMEREX“ or Approved equal.
b.) FE-2: Use HALOTRON –I ,15 lbs (7.0 Kg). Portable type for Pump room and
other mechanical rooms.
c.) FE-3: For Transformer Room, LVSG and Gen-Set Room, provide a minimum
of 50 lbs capacity, wheeled type HALOTRON–I Clean Agent or 125 lb Dry
Chemical Purple K ULC Class 240 to 300 B:C Wheeled type as
manufactured by “ABRO/KIDDIE”, “AMEREX” or approved equal.
d.) FE-3B: AFFF- AER- O-FOAM, 2.5 gal. (9.46 Liters) for Diesel Fuel Storage
Room.
e.) FE-4: Use HALOTRON - I non–CFC portable fire extinguishers for Computer
and Server Rooms at 4.5 Kg (10.0 lbs) minimum capacity.
3. All Fire Extinguishers Type and Quantity shall conform to the requirement
of the New Fire Safety Enforcement Manual ( 2012 Edition ) by Phil BFP.
a. Provide recessed cabinets fabricated from 1.2 mm thick BI sheet metal with
1.5 mm thick door d trim. Provide door with hollow cabinet construction, with
full length semi-concealed piano hinge, rounded corners and 5 mm thick clear
float glass.
c. Equip each cabinet with 40 mm chrome plated angle valve, cast or forged
brass , hand wheel and orifice restrictor similar to “ GIACOMINI “ or
approved equal “ to limit to 100 psig ( 6.93 bar or 693 kPa ) maximum
flowing pressure at hose connection. Provide angle valve with approved
equal. Locate angle valve at a maximum height of 1.5 meters above the floor.
d. Provide 30.0 meters long x 40 mm dia. Synthetic rubber lined polyester fibre
hose, mildew and rot resistant similar to “Fireking “ Fire hose or approved
equal.
e. Provide adjustable, brass type combination spray , with bumper to protect fog
nozzle ,with shut off (UL/FM) listed 100 psig maximum operating pressure .
Fog nozzle shall be similar to “ GIACOMINI “ or approved equal.
g. Equip each Fire Hose Cabinet with one portable fire extinguisher Class ABC
or Multipurpose type extinguishers that utilize a specially fluidized and
