SALE DEED

This sale deed is made on 6th day of September, 2023, between Muhammad Ali
son of Amid Ali (CNIC NO :) resident of House NO: 15 Shamsi Road
Mardan(hereinafter called Seller) and Muhammad Muhsin son of Muhammad
Abu Bakar( CNIC NO:) resident of Mohalla Redi Gul Bari Cham Maradan.
(hereinafter called Purchaser).

Whereas the seller with his senses and consent declare and written the document
of sale deed regarding the house measuring 4 Marlas Khata NO: 4531 Khasra NO:
3636 Mouza Mardan Tehsil and District Mardan surrounded by towards East
House of Rifaq Khan, West House of Binyamin Khan, North Road and South
Mardan Law Collage Mardan registered vide document NO: 1387 Bahi NO: 1, Jild
NO: 312 dated 12.03.2013 with Sub-Registrar Mardan. That the seller is the sole
owner of the said house and he has transferred the house for a consideration of
Rs. 6,5,00,000/-(the receipt of which the seller hereby acknowledges) in favor of
the purchaser. The entire consideration amount is received by the seller from the
purchaser and there is nothing outstanding against the purchaser and not in
future. The possession of the property along with all rights has been transferred
to the purchaser. The seller has no direct or indirect concern with the property in
future and not his legal heirs/relatives. Moreover the purchaser is competent to
appear before any Revenue Authority or Registrar for the mutation or registry of
the house in his name. The seller has no objection in this regard, in future if there
is any dispute arises at any stage regarding this property the seller is responsible
of the same and he will pay the full amount according to the market value. The
possession is already handed over to the purchaser. It is further assured that the
said property is free from all encumbrances, mortgage, sell, exchange, waqaf, will,
dower, bank guarantee, surety and any dispute.

In Witness whereof the parties hereto have signed this deed on the date
mentioned above.
