CONTRACT OF LEASE OF A BEACH RESORT

KNOW ALL MEN BY THESE PRESENTS :

This CONTRACT OF LEASE OF A BEACH RESORT , made, executed


and entered into , by and between :

MARILOU RAMA , Filipino, of legal age, single and a resident of


Riverside
Songculan , Dauis, Bohol, Philippines, hereinafter called the
LESSOR ;
-AND-

ZHANG HUI , Chinese national, of legal age, single and a resident

Metro Manila , Philippines, hereinafter called the LESSEE ;

WITNESSETH:

WHEREAS, the LESSOR is the Administrator/Manager of a certain


Beach Resort, known as Hidden Corals , consisting of a parcel of land with a
total area of Nine Thousand Seven hundred Twenty Nine (9,729) Square
Meters ; fifteen (15) concrete buildings/apartments, a restaurant , two (2)

A parcel of land (Lot No.9680 GSS-07-02-000039 ) situated in the Barrio
of Songculan , Municipality of Dauis, Province of Bohol, Island of Bohol.
Bounded on the SE., along line 1-2-3 by Lot No. 9057 , along lines 3-4-5-6
by Lot 9861 ; on the NW., along line 6-7 with Environmental Protection
(20.00 m. wide ) Bohol Strait ; on the NE., along lines 7-8-9-1 by Lot No.
9679 x x x x x containing an area of Nine Thousand Seven hundred Twenty
Nine (9,729) Square Meters , more or less.
function rooms and swimming pools situated at Riverside, Songculan , Dauis
Bohol , Philippines, more particularly situated on a parcel described as follows:

WHEREAS, the LESSEE desires to lease from the LESSOR , the above-
mentioned Beach Resort including the buildings and amenities constructed
thereon, for commercial purpose ;

WHEREAS, the Certificate of Title to the land, Sketch Plan and the
existing constructions thereon , are shown in the attached Annexes and
made integral parts of this Contract of Lease ;

NOW THEREFORE , for and in consideration of the foregoing premises,


the LESSOR HEREBY LEASES UNTO THE LESSEE AND THE LESSEE
HEREBY ACCEPTS THE SAME FROM THE LESSOR , the above-described
Beach Resort including the buildings and amenities constructed thereon ,
under the following terms and conditions :

DATE OF The monthly rental shall be paid every 30th day of the

Upon execution and signing of this Contract of Lease,

PROHIBITION The LESSEE shall not directly or indirectly sublease,
AGAINST SUB- assign, transfer, convey, mortgage or in way encumber
LEASE, their right of lease over the leased resort or any
ASSIGNMENTS, portion thereof under any circumstances whatsoever.

IMPROVEMENTS The LESSEE may construct any improvements on the

The cost of improvements shall be borne by the


LESSEE and the same is not deductible to the monthly
rentals ;

After the Contract of Lease expires , all improvements


and renovations made or introduced by the LESSEE
will automatically belong to the LESSOR ;
COMPLIANCE The LESSEE shall comply with all sanitary rules and
