After receiving the complaint from the customer that water puddles appear inside the flat on the
south facing side after rains and examining the walls inside and outside I have come to the
conclusion that ingress is between the outside wall and where the toilette and kitchen walls meet.
There has been work done in the past on this area to allow for plumbing to be connected. It could be
that while chiselling out said hole cracks appeared to the outside which now leads to the problem.
The ground level outside the flat is also somewhat higher than the floor level where the damp
course is supposed to be. This leads to a high moisture environment and can cause damp to
accumulate.

In the interest of alleviating dampness and water ingress I would advise excavating(lifting the paving
stones) down the toilette and kitchen side from the patio to the corner up to the depth of the
foundation step (where the concrete and brick foundation meet). Cleaning said area and applying a
penetrating bonding agent thus securing the surface to apply a layer of high Quality rubberized
waterproofing. Refill the trench as there is no place to install a drainage pipe. Thereafter to lift about
two metres of paving away from the wall putting down a plastic sheet and then replacing the paving
at an angle to run away from the building on that side over the paving and plastic thus ensuring a
dryer environment.

All the wood under the braai needs to taken out and the floor surface needs to be examined too
make sure the grouting is in good repair and that there is no pooling of water.

A 50% Deposit will be required with the balance payable on completion.

Quote valid for 14 days.

Unfortunately as is the nature of damp and water I can unfortunately not extend a warranty as
damp and groundwater cannot be accounted for. That said I will strive to alleviate if not completely
rectify the problem.
