LEASE AGREEMENT

KNOW ALL MEN BY THESE PRESENTS:

This LEASE AGREEMENT is entered into by and between:

LORENA TARAGUA LAURENTE, Filipino, of legal age, with residence address


Purok Doña Nicolasa, Mabua, Tandag City, Surigao del Sur, hereinafter referred to as LESSOR;

And

________________________________________, of legal age, Filipino and a resident of


_________________________________, hereinafter referred to as LESSEE;

W I T N E S S E T H:

THAT the LESSOR hereby leases unto the LESSEE that certain building house space
located at Diamond Heights Phase 1, Block 9, Lot 13, Davao City, under the following terms and
conditions:

1. The monthly rental of the leased premises shall be EIGHTEEN THOUSAND


(P18,000.00) Pesos;

2. All the improvements within the premises that arise in the daily use of the facilities
therein shall be for the sole account and expense of the LESSEE, without right of
reimbursement. The same shall not be removed after the lessees vacate the premises;

3. The LESSEE is expressly prohibited to sublet the leased premises to any one, without
the express consent of the LESSOR in writing;

4. All charges for water, light, gas, and telephone used within the premises shall be at the
sole account of the LESSEE;

5. The LESSEE shall be responsible for the observance of sanitary and electrical
regulations required or imposed by government authorities regarding the use and habitation of
the leased premises;

6. The LESSEE shall notify the LESSOR at least two (2) months in advance should the
LESSEE decide to abandon the leased premises. The LESSOR may terminate the lease upon just
and valid cause, by notifying the LESSEE two (2) months in advance;

7. All expenses for improvements and beautification of the house will be at the sole
account of the lessee and shall not be deducted from his lease rentals. It cannot be removed upon
expiration of lease;

8. Violation of any of the above terms and conditions will produce ipso facto the
rescission of this contract of lease;

9. This contract of lease shall have a term of one (1) year renewable by entering into
another agreement.
