CONTRACT OF SUBLEASE

KNOW ALL MEN BY THESE PRESENT

THIS CONTRACT OF SUBLEASE is made and executed by and between;

NORANIA B. SALO, of legal age, married and with Postal Address at Blk 10
Erlinda Ville, Iligan City, hereinafter referred to as the SUBLESSOR;

-and-

NORMALA HADJI SIRAD ABDUL GANI, of legal age, married and with
Postal Address at Brgy. Tambacan, Iligan City, hereinafter referred to as the
SUBLESSEE

WITNESSETH

Whereas, the SUBLESSOR is authorized by its Lessor to sublease its leased commercial
building with business name MOXER BLDG situated at Gen. Aguinaldo St., Poblacion, Iligan
City;

Whereas, the SUBLESSE is willing to sublease a portion particularly the Stall #3 of the
subject property situated at Gen. Aguinaldo St., Poblacion, Iligan City;

For and in consideration of Four Thousand Four Hundred Pesos (P4,400.00) monthly
rental fee. The Sublessor hereby leases the Stall #3 in favor of the Sublessee under the following
terms and conditions agreed upon by the parties:

TERMS AND CONDITIONS

1. TERMS: This Contract of Sublease shall be for period of One (1) Year beginning
January 1, 2021 and expiring on January 1, 2022 renewable at the exclusive option of
both the SUBLESSOR and the SUBLESSE provided however that if the SUBLESSE
desired to extend under the same period or renew the same, it shall notify the
SUBLESSOR in writing of such desired Thirty (30) days before the expiration of the
original period.

2. RENT: The Sublessee shall pay the Sublessor a monthly rental amounting to FOUR
THOUSAND FOUR HUNDRED PESOS (P4,400.00) which shall be paid every 1 st of the
following month thereafter.

3. DEPOSIT AND ADVANCE: That the Sublessee shall make a deposit of One (1) and
One (1) month advance equivalent to a total of Eight thousand Eight Hundred Pesos
(P8,800.00) in Philippine Currency.

4. RENOVATION OF LEASED PREMISES: The Sublessor agrees to allow the


Sublessee to undertake the renovation of the subleased premises at the Sublessee
expense, provide the same shall not affect the building structure of the leased premises;

5. IMPROVEMENT/ALTERATION/ADDITION: The Sublessee shall have the right to,


at its expense, to construct, install, set-up and introduce in the premises, partitions,
counters, light fixtures, furniture and such other effects and improvements as may be
required for carrying the business operations of the Sublessee. After expirations of this
contract, the Sublessee shall have the right to removed additions, alterations, repairs,
replacement or improvements it has introduced and/or undertaking the lease premises,
provided that its removal shall not cause damage to the structural strength of the leased
premises.

6. All monthly expenses for utility such as but not limited to electric power, telephone,
water, etc. shall be added in the monthly rental fee of the Sublessee.

7. Any breach of the conditions herein provided for in the contract shall be ground for the
recession of this contract and the ejectment of the Sublessee, should court action be
acquired all expenses relative to the case shall be borne by the Sublessee.

8. The sublessee agrees that aby legal action arising from the contract shall be brought
before the courts of competent jurisdiction in Iligan City.

IN WITNESS THEREOF, the parties have hereunto set and affixed their signature this
