BYE LAWS/ CONSTITUTIONS / RULES & REGULATIONS OF

RATNANJALI APARTMENT

1. Name: The name of the association of persons shall be


“ RATNANJALI APARTMENT ” here in referred to as the “ SOCIETY ”.

2. Principal Place : The Principal Office of the society be at


RATNANJALI APARTMENT
Address: Raghunandan Prasad Lane,
Straight to Navin Mitra Road,
Burdhwan Compound, Lalpur, Ranchi.
Jharkhand – 834001.

3. Area Of Operation : The society’s area of activities will be at the address


where the apartment is situated and likewise other operational activities
will be pertain to Ranchi city only.

4. Membership : The membership shall consists of only the owners of the


Flats which belonging to the apartment.

5. Right and Privilege of the members :


a. Every member shall have an equal right to vote at the annual general body
meeting.
b. Every member shall have a right to enjoy and participate in the activities of
the society.

6. Objectives and Aims of the society :


a. To hold a meeting once in every month to address any sort of
concerns relating to the well being of the society.
b. To provide for the security, maintenance, repair and replacement of
common areas and facilities on a timely basis by proportionate
contributions from the Flat Owners and proper arrangement of
cleanliness and hygiene shall be made within the society.

c. To carry out urgently needed repairs, which would otherwise affect


the building in common, by mutual co-operation and contribution by
the Flat Owners .

d. To Open a bank account by the name of the society which shall be


managed by the secretary and the treasurer in to which any revenue
collected in the name of the society shall be deposited as well as any
expenditure out of the same shall be done only for the welfare,
regular maintenance and needs of the society and a statement of
expenditure shall be provided to each of the Flat Owners on a
monthly basis through the whatsapp group maintained by all the
members .

e. Renting out of flats by the Flat Owners shall be only to families to


maintain a harmonious living culture within the society.

f. For the better security purpose of the society , security guard shall be
appointed through a proper service agency and the name, address as
well as contact number of the same person shall be provided to each
of the Flat Owner or Occupier of the Flats. The appointment or
removal of the same shall be notified to all.

g. Further, the security guard shall be well instructed to maintain a


properly written track record of visitors entering in and out of the
society.
h. Any external affairs of any of the members of the society shall not be
entertained causing discordance within the society. This shall be a
joint responsibility of each of the member to maintain an
environment peace and harmony within the society.

i. In case of any dispute among the resident of the society may be


brought forward before the elected office bearers for better
settlement of the matter.

j. To do such other things as may be considered as to be incidental to


the attainment of the aforesaid objectives mutually.

7. General Body: General Body shall consist of all members of the society -
a. To consider any matter brought forward which shall be decided by
mutual consent of members of the society.
b. To elect President, Secretary, Treasurer of the society by oral voting.
c. Elections shall be held once annually.

The bye laws as well as conditions mentioned supra are hoped to be complied by
all the members of the society sincerely and with good intentions and so God help
all the members towards it’s due compliance.
