5 STAR HOTEL PRIMARY CASE STUDY

Task I – To study the criteria for classification of star hotels in India as per Ministry of
Tourism, Government of India.
The Ministry of Tourism, Government of India has issued a detailed check list of minimum facilities
necessary of an establishment to be classified as a 5 star hotel. You shall study the relevant part of the
document carefully and extract necessary information to develop an area program for your hotel design.

Task II – To undertake a primary case study by visiting and studying in detail an operational
5 star or 7 star hotel.
1. A number of 5 star/7 star hotels are operational in the major cities of India. You are required to
select and visit an establishment (5 star or 7 star) and study its various aspects in detail.
2. The study has to be conducted by a group of not more than 3 students and no two groups shall
study the same hotel.
3. Group details and their selected case study shall be intimated to the studio in-charge by 10th
December 2023.
4. Each group shall strive to collect the site plan and floor plans, failing which schematic, but well
drafted, plans have to be produced.
5. Deliverables: Case studies shall be presented in a .ppt format, followed by a hard copy report
submission. Report should be supplemented with photographs, sketches, drawings, diagrams and
should be well formatted.
6. The following aspects should be essentially studied and analyzed for each case study; however it
is not an exhaustive list. Each aspect should be diagrammatically presented. Location and size of
each type of space has to be documented.

i. GENERAL INFORMATION - Site location, distance from important landmarks, access roads,
site area, total built-up area, number and categories of rooms, architect, client.
ii. ARCHITECTURE - Quality of overall design, quality of spaces and spatial organisation, context-
specificity, new products and techniques used to improve quality of life inside high rise
buildings, adherence to codes and laws
iii. SITE – Site zoning, site circulation, orientation and position of building on the site with respect
to climate and city specific building bye laws, parking (layout, capacity, on-site/basement/multi-
level car parking mechanisms), landscaping (scheme, elements etc.), services layout and services
locations.
iv. BASEMENT – layout, circulation, entry exits, fire exits, number of parking spaces
v. FACILITIES – Conference/meeting rooms, restaurants, cafes, bars, lounge, recreational facilities,
gymnasium, swimming pool, salon, retail facilities, doctor on call, cloak room, locker/safe
facility, travel desk, postal services and others.
vi. BUILDING – total number of floors, floor layouts, building circulation (horizontal and vertical),
percentage of circulation space per floor, percentage of service space per floor, building zoning,
room occupancy, room sizes, toilet sizes, room facilities (mini bar, furniture etc.), public areas,
restricted areas, areas accessible to guest, areas accessible to staff only, common toilets, special
provision for the differently abled people, schematic sections.
vii. DEPARTMENTS – Administrative (accounts, sales/marketing/front office, reservation and
others), housekeeping, food and beverages, purchase and store,
maintenance/engineering/telecommunication, human resource, security, and others.
viii. BUILDING SERVICES – Service entry, loading-unloading docks, freight elevators, service lift,
service staircase, service floors, staff rooms, staff café, locker rooms, staff toilets, janitor room,
security office, security kiosks, store rooms, laundry room.
Kitchen layout, kitchen space with respect to dining space, cylinder storage, cooking gas supply
system, pantry area, washing area, cold storage, perishable non-perishable goods storage, utensil
storage, dining space layout (buffet arrangement, seating arrangement).
HVAC, AC plants, AC ducts, electrical and mechanical maintenance, lift maintenance, shafts
(lift, electrical, ventilation, toilet shafts etc.), power backup system, meter room, generator room,
server room.
Under ground and overhead water storage tank, cold water supply, hot water supply, boiler room,
sewage disposal, potable water treatment, waste water treatment, composting unit.
Fire-fighting system (fire exits, location of wet/dry risers, water supply for fire-fighting, fire
extinguishers, automatic sprinkler system or any other mechanism used).
ix. CONSTRUCTION – Building construction and material, building skin detail, structural system.
x. SUSTAINABLE PRACTICES – water recycling, solar power harnessing, water harvesting,
climate responsiveness and others.
xi. ACKNOWLEDMENT – Names and designation of personnel who aided in your case study.

7. Any other relevant information which you may find in the course of primary case study should
also be included.

Task III – You should study various standards and other information pertinent to the design project.
