Executive Summary

This project report has been prepared on the basis of the Summer Internship at Stanza living

pvt ltd.

The Indian economy is the second largest growing economy of the world and the Student

Accommodation sector is one of the major contributors and concerns in the growth of the

Indian economy. Student housing in India is estimated to rake in over $10 billion in revenues

annually. I have undertaken this study to analyze the perception of the student in the choice

of student accommodation and also to identify the various reason contributing to the growth

of the sector. The study is based on the data collected both through primary sources such as

questionnaires, personal interviews and secondary sources like internet, journals, books and

magazines. The sample size taken for the study was of 75 respondents who were interviewed

personally and on telephonic interview.

In the absence of a reliable, branded, student housing solution, they often spent days,

sometimes weeks scouting for a suitable place, and ultimately settle for a ramshackle place

with unknown individuals because of the skyrocketing rents in the cities.

This study looks into the behavior of the student while choosing the student accommodation

i.e. their pricing, facilities, exposure etc.

Stanza Living is the new giant in the market operating from 2017 from mere 100 beds in

JUNE 2017 to 2000+ beds in JUNE 2018 more than $2 million funding is already raised from

partners like matrix and accel.

Introduction to the Company

Stanza Living is an IIT-IIM alumni initiative to provide international student accommodation

experience at affordable prices. Stanza Living was founded in February 2017 by Sandeep

Dalmia and Anindya Dutta. It is a technology enabled student accommodation concept that

puts the student as a consumer at the heart of its product and service design.

Stanza Living is a premium, high-quality, student accommodation concept which is seeking

to disrupt the multi-billion-dollar student housing market by putting the student at the heart of

the product and service design, development and execution. From smart space planning in

rooms to gamifying food, from roof decks to celebrate special moments to an entertainment

and gaming lounge to just chill, Stanza is challenging the status quo when it comes to student

community living.

Starting from mere 100 beds in june 2017 and stanza operates on more than 2000 beds in

june 2018. $2 million funding is already raised by matrix partners and accel partners

which giants in the corporate industry. With 20x Growth In A Year, Stanza Living Aims To

Offer An Affordable, Tech-Enabled Community-Based Living Experience To Students.

Sales is an activity where a commodity is exchanged for money. Stanza Living in this case

tries to rent out shared and private rooms to the students of various universities. Stanza

Living rented-room services are available near universities which makes the sales process for

the company easy.

To make a place in the market, it is providing numerous services to the students at the right

price. These services include Wi-Fi, laundry, A.C, cafe, 24*7 helpline, food, power

backup and fitness. Such services attract the youth, thus resulting in increase of sales. Stanza

Living understands the needs of a 21st century university student and has developed itself

accordingly.

Search Engine Marketing by Stanza Living

Search Engine Marketing or SEM involves tasks that help search engines such as Google,

Bing, Yahoo to find and rank a website. Basically, SEM tells us about the things one can do

to make sure his website appears on the search engine results when someone looks for

information.

Stanza Living uses SEO in order to advertise its service online.

1) SEO (Search Engine Optimization):-

SEO refers to all the tactics, strategies and techniques used to increase the number of

visitors to a website. It is done by obtaining a higher rank in the search result page of

search engines. Search engines include Google, Bing, Yahoo, etc.

Usually people don’t go through pages of search results. If a site ranks higher in search result

page then more users will be attracted towards the site. At last, higher the website ranks in

the search result page, higher will be the chance a site will be visited by the user.

PPC is one technique where in order to advertise your product or service you have to pay the

Methods Used in promoting Stanza Living

Promotion is a bunch of activities which are used to communicate a brand, product or

service to the

user. The objective behind promoting a product is to make people aware about the product

and to induce them to buy the product, in preference over others.

Stanza Living uses major 3 promotion techniques in order to make a name in the market.

These are as follows:

Here the one paying for the advertisements is the company or the firm itself. Advertising can

be done through various ways which includes television, newspapers, social media, radio, etc.

pamphlets, banners, official website, etc.

2) Personal Selling-

It is a method where businesses use the sales force to sell the product or the service to the

consumer after meeting them face to face. The sales force or sellers sell the product or

service through their attitude and knowledge about the product/ service. These sellers aim to

sell the product/service or at least try to give the trial the product.

Stanza Living in this respect got sales person appointed who meet the consumer as soon as

he arrives. These sales persons meet the consumers, show them the rooms according to

consumer needs and try to convince them to rent one. The prices are not always negotiable

as the facilities provided by Stanza Living are too good to not consider and location of their

property act as a cherry on the cake.

3) Publicity:-

It is a part of mass communication. Publicity is increasing the public awareness about a

product or a service through mass media. It is a way to represent your company in front of the

potential buyers. Publicity can be positive or negative in nature. Positive publicity helps to

increase the sales of a firm while negative publicity ruins the image of the firm. Publicity

can be done through 2 ways that is online publicity (twitter, Facebook, YouTube and

Instagram ) and through offline modes (newspapers, magazines, banners and posters)

“Cash burn” is defined as the amount of money that is committed to be spent each month,

irrespective of whether or not a business is generating any cash flows.

Stanza Living is in cash burning phase where there inventory i.e. around 400 beds only in

Amity , Noida.., gives the profit only when around 70%-80% beds get filled. The operating

cycle of Stanza Living is low in 3 months (May, June & July ), as they do 9 months contract

and they called for 2 instalments contract only( July & October) , which effects their profits

margin.

1) NESTAWAY-

NestAway Technologies is focussing on disrupting — and it has already got two rounds of

funding that totals Rs 84 crore, most of it (around Rs 75 crore) from Flipkart and Tiger

Global, and the rest from IDG Ventures, InMobi founder Naveen Tewari and former Helion

angel Kanwaljit Singh.

NestAway was founded in January 2015 by four alumni of the National Institute of

Technology, Surathkal. Amarendra Sahu, Jitendra Jagadev, Smruti Ranjan Parida and

Deepak Dhar had zeroed in on an online marketplace for shared home rentals for singles. The

startup converts unfurnished houses into fully-furnished and managed apartments, and

provide them at affordable prices to preverified tenants.

All NestAway houses are fully furnished, and the discovery piece comes with zero brokerage.

The company also offers to pay damage insurance up to Rs 1 crore if the tenant damages the

property Nestaway has already onboarded 5000 houses in NCR region.

2) FELLA HOMES-

Fella Homes is a startup operating in Delhi NCR region. Ziffy Technologies Pvt. Ltd, which

operates home rental marketplace ZiffyHomes acquired fella Homes for an undisclosed

amount.

After starting operations in 2015, Fella Homes had raised $2 million in July 2016 from

unnamed investors besides DS Group, according to an Inc 42 report. Around the same time,

media reports stated that it had acquired Noida-based home rental startup LifePad.

It has started 7 new facilities comprising 1,000 beds to cater to the rising demand for

accommodation around colleges and will achieve four-fold jump in revenue to Rs 20 crore

during 2018-19.

Your-Space has so far raised $1 million fund from angel investor and HNIs. The company,

co-founded by Shubha Lal, Karan Kaushish and Nidhi Kumra, has now 11 facilities with

around 1,200 beds.

students come to know about stanza living.

● Met with college deans , officers etc and make them understand the concept of stanza

living & suggested the students to stay in our hostels so that they can change their way of

living

● Collaborated with local auto rickshaw drivers to suggest our hostels for a visit in exchange of

some amount of money.

● Brand promotion like Umbrella adveritising , installing flex boards. digital marketing from

our team on popular social media platforms like facebook and instagram.

● Working on SEO’s so that if anyone search hostel in greater noida stanza living was on the

top of the list

● Started a refer and earn program to attract more students.

In this study structural design of research design were used where review of various research

paper were done and written accordingly in this report, the hypotheses were made on the

basis of the variable. The precision of the collected data is much more importance for

depiction of correct and valid conclusions from the investigations. A descriptive research

design has been used. Descriptive research is used to describe the characteristic and

performance of a population being studied.

Student housing in India has always been a nightmare. Think back to your student days —
