Terms & Conditions:
Till such time the booking is confirmed, above prices/payment plans/unit availability are subject to revision/withdrawal at any time
without notice at the sole discretion of the Promoter.
1. GST to be collected along with each instalment. Current GST rates are applicable @ 18% on other charges like Development charges,
club membership, maintenance advance etc.. GST is computed herein is based on the applicable laws and the best practices existing as
of date. Any change there in shall be applicable as may be required.
Any additional tax to be paid on account of change in understanding or deficit in GST rate differences as may be claimed by the Govt.
Authorities in future will be borne by the Applicant (s) including interest and penalty, if any.
2. Security Deposits (Individual or proportionate) to any utility supplier, company or department will be payable extra on actuals.

3. Stampduty & registration charges will be payable as applicable at the time of registration
4. Charges towards Execution of Agreement & execution of sale deed, including incidental expenses if any, will be payable at actuals by
the cutomer on or before the registration of agreement or sale deed
5. Detailed terms and conditions will be shared at the time of booking and/or Agreement to Sale.
6. Cheque to be issued in favour of “ Arvind Homes Pvt Ltd Greatlands Master Collection A/C “
7. The booking will remain provisional until receipt of 10% amount is received and accepted by the Promoter
8. TDS is applicable on sale of immovable property wherein the sale consideration of the property exceeds or is equal to Rs.50,00,000/-
(Rupees Fifty Lakhs) @1% or such rate as applicable from time to time.
9. The Booking Form & cost sheet mentioned above is provisional unless booking form is accepted by the Promoter

10. The Applicant/s understands that the club house/resort named, Monogram at Greatlands is an independent lounge & resort owned
and operated by Arvind Smartspaces Limited by itself or through its associate or affiliate entities or any third party as may be decided by
the Promoter (“Owner”)within /adjacent to the overall larger development by the Promoter. The Owner has the right to change,
modify, reduce, increase size of the resort or any of its amenities at any time. The Owner owns the exclusive operational, titles and
ownership rights for the lounges and resorts and reserves the rights to operate the resorts either by itself or through its associate
companies or through any third party of its choice. The owner also is free to sell or transfer its rights to any third party at its own
discretion. Monogram at Greatlands does not part of the amenities / common areas at Arvind Greatlands. The owners of individual plots
in Arvind Greatlands will be entitled to a limited period membership to the Monogram at Greatlands which membership shall be subject
to the payment of the necessary charges & fees and be governed by the T&C for such membership as decided by the Owner . The said
membership shall be non - exclusive and run coterminus with the ownership of a plot at Arvind Greatlands .The Owner shall have the
rights at all times to grant memberships and/or usage rights to any of the monogram resorts or lounges to any person or group of
persons at its sole discretion as per terms as may be deemed fit by the Owner. Monogram @ Greatlands is not part of the facilities,
amenities of the Project and is not intended to be handed over to any society or common ownership of the residents of the Project and
shall always remain an independent entity of the Owner.. An administrative charge of Rs 11,000/- shall be charged by the Club/Resort
entity towards processing of Club Membership for Arvind Greatlands Members
11. Amount paid towards booking including the EOI amount on the day of Allotment is Non-Refundable
12. TDS to be deducted @1% if consideration value is greater than Rs. 50 Lacs.
You are requested to ensure TDS payments and submission of TDS paid challans to us for our records.
13. Khata bifurcation charges of appx Rs. 8000 to Rs. 10000 will be charged at actuals post sale deed
