1. Andrea Padilla acknowledges that she has borrowed the amount of P100,000.00 from
Kathryn Brilliante.
2. The loan is due and payable on January 19, 2024.
3. Andrea Padilla agrees to repay the loan in full to Kathryn Brilliante on or before the due
date.
4. Late Payment: In the event of late payment, Andrea Padilla agrees to pay interest at the

5. Prepayment: Andrea Padilla may prepay the outstanding balance, in part or in full, at
any time without penalty.
6. Default: In the event of default, Kathryn Brilliante reserves the right to take legal action

and expenses incurred.
7. Governing Law: This promissory note shall be governed by and construed in
accordance with the laws of the Philippines.

COMPROMISE AGREEMENT

1. Andrea Padilla acknowledges that she has borrowed the amount of P100,000.00 from
Kathryn Brilliante.
2. Andrea Padilla and Kathryn Brilliante have mutually agreed to enter into a compromise
agreement to settle the debt.
3. Under the terms of this compromise agreement, Andrea Padilla agrees to repay the loan
in installments as follows:
Installment 1: 25,000 pesos w/ interest due on February 1, 2024
Installment 2: 25,000 pesos w/interest due on March 1, 2024
Installment 3. 25,000 w/ interest due on April 1,2024
Final Installment: 25,000 w/ interest due on May 1, 2024
4. Kathryn Brilliante agrees to accept the agreed-upon installments as full and final
settlement of the debt.
5. In the event of default on any installment payment, Kathryn Brilliante reserves the right
to take legal action to recover the outstanding balance, and Andrea Padilla shall be
responsible for any costs and expenses incurred.
6. Governing Law: This compromise agreement shall be governed by and construed in
accordance with the laws of the Philippines.

CONTRACT TO SELL
Parties:

Purchase Price:
The Buyer agrees to purchase the house and lot from the Seller for the amount of
P300,000.00, to be paid in four equal installments with a 5% interest rate.
1. The Seller agrees to sell the house and lot to the Buyer, and the Buyer agrees to
purchase the property from the Seller.
2. The purchase price of P300,000.00 shall be paid by the Buyer to the Seller in four equal
installments, each installment to be paid with a 5% interest rate. The details of the
installments and due dates are as follows:
Installment 1: P75,000.00 due on February 1, 2024, with an interest rate of 5%
Installment 2: P75,000.00 due on March 1, 2024, with an interest rate of 5%
Installment 3: P75,000.00 due on April 1, 2024, with an interest rate of 5%
Installment 4: P75,000.00 due on May 1, 2024, with an interest rate of 5%
3. The Buyer shall pay a late fee of 5% of the Monthly Installment if any installment
payment is not made on or before the due date.
4. Upon full payment of the purchase price and interest, the Seller agrees to transfer the
ownership and title of the house and lot to the Buyer.
5. In the event of default on any installment payment, the Seller reserves the right to
terminate the contract and retain any amounts paid by the Buyer as liquidated damages.
6. Governing Law: This contract to sell shall be governed by and construed in accordance
with the laws of the Philippines.

DEED OF ABSOLUTE SALE
This Deed of absolute sale made and entered into on January 1, 2024, in the City/Province
of Sta. Teresita, Batangas, by and between:
ALTHEA VITO,
A married Filipino, 52 years old, and a resident of PobIII, Sta. Teresita, Batangas,
Hereinafter referred to as the FIRST PARTY/SELLER;
-AND-
NADINE MARQUEZ,
A married individual, 39 years old, Filipino, and a resident of San Luis, Batangas,
Hereinafter referred to as the SECOND PARTY/BUYER;
WITNESSETH:
That the FIRST PARTY/SELLER is the owner of a house and lot particularly described as
follows:
NOW THEREFORE, for and in consideration of the total sum of One Million Pesos
(P1,000,000.00), Philippine Currency, the FIRST PARTY/SELLER hereby
unconditionally and absolutely sells, conveys, and transfers, free from all liens and
encumbrances, unto its successors and assigns, the aforementioned property to the
SECOND PARTY/BUYER subject to the following terms and conditions, to wit:
1. The principal and total consideration in the amount of One Million Pesos
(P1,000,000.00), Philippine Currency, is to be paid in full upon execution of this
agreement, which receipt thereof is hereby acknowledged upon signing of this deed.
2. The FIRST PARTY/SELLER shall be responsible for the payment of Acknowledgment
and Notarial Fees before a Notary Public.
3. The SECOND PARTY/BUYER shall be responsible for Capital Gains Taxes,
Documentary Stamp Taxes, and all other Transfer Taxes insofar as the subject property is
concerned.
IN WITNESS WHEREOF, the PARTIES have hereunto set their hands this 1st day of
January, 2024, in the City/Province of Sta. Teresita, Batangas, Philippines.
BEFORE ME, a Notary Public in and for the City of Sta. Teresita, Batangas, this 1st day of
January, 2024, personally appeared the above-named parties identified by exhibiting to me
their above competent identity below their respective written names known to me and to
me known to be the same persons who executed the foregoing Deed of Absolute Sale
affecting the aforementioned property, which instrument they acknowledged to me to be
their own free and voluntary act and deed. This instrument refers to a “Deed of Absolute
Sale” consisting of [Number of pages] pages, including this page where the
acknowledgment is written and has been signed by the parties and their instrumental
witnesses on each and every page.

Batangas, Philippines.
This Deed of Donation made and entered into on January 1, 2024, in the Municipality of
San Luis, Province of Batangas, Philippines, by and between:

Of legal age, Filipino citizen, and a resident of Banoyo, San Luis, Batangas,
Hereinafter referred to as the DONOR;
-AND-
MALINE REYES,
Of legal age, Filipino citizen, and a resident of [Recipient’s Address],
Hereinafter referred to as the DONEE;
WITNESSETH:
WHEREAS, the DONOR is the lawful owner of a house and lot located in Banoyo, San
Luis, Batangas, with the following details:

WHEREAS, the DONOR, out of his/her own free will and generosity, desires to donate
the said house and lot to the DONEE, who willingly accepts the donation;
NOW, THEREFORE, for and in consideration of the foregoing premises and the mutual
covenants contained herein, the parties hereto agree as follows:
1. The DONOR hereby donates and transfers the said house and lot, free from all
liens and encumbrances, to the DONEE as an absolute and irrevocable gift.
2. The DONEE accepts the donation and acknowledges that he/she has received full
ownership and possession of the said house and lot.
3. The DONOR warrants that he/she is the lawful owner of the house and lot and has
full authority to donate and transfer the same to the DONEE.
4. The DONEE accepts the donation in full satisfaction and discharge of any and all
claims, rights, or interests he/she may have in the said house and lot.
5. The DONOR shall be responsible for any and all taxes, fees, or expenses incurred
in relation to the donation, including but not limited to Capital Gains Tax,
Documentary Stamp Tax, and Transfer Tax.
