This General Power of Attorney is made and executed at Delhi on

NO.176, KEWAL PARK, AZADPUR DELHI-110033, hereinafter called the
Executant.

IN FAVOUR OF :-

SHRI SUNNY GOEL S/O SH ANAND KUMAR GOEL HOUSE NO.176, KEWAL PARK,
AZADPUR DELHI-110033(Hereinafter called the General Attorney/s).

The Expression of the Executant and the Attorney both shall have mean
themselves and include their legal heris, successors, representatives and
assigns.

Whereas the executants is joint owner and in possession of the ENTIRE BUILT-
UP FIRST FLOOR WITHOUT ROOF RIGHTS, FITTED WITH SEPARATE ELECTIRC
AND WATER CONNECTIONS, WITH COMMON ENTRANCE/PASSAGE AND
STIRCASE AND COMMON SEWER CONNECTIONS, ALONGWITH ONE FOUR
WHEELER PARKING ON LOWER GROUND FLOOR ALONGWITH ALL OTHER
COMMON FACILITIES, A PART OF FREEHOLD PROPERTY BEARING NO.567, IN
BLOCK-B, GALI NO.5, AREA MEASURING 47.24 SQ MTRS(56.5 SQ YDS) OUT OF
KHASRA NO.63, SITUATED IN THE AREA OF VILLAGE AZADPUR, COLONY
KNOWN AS MAJLIS PARK, DELHI-110033 with the proportionate share in land
beneath the same, which is bounded on its four sides as under :-

NOW THIS GENERAL POWER OF ATTORNEY WITNESSETH AS UNDER :-

To manage, control and look after the affairs of Built-up property bearing
No.01,in Block-A, area measuring 30 sq. yds. i.e 25.2 sq. meter, situated in the
Bharola Residential scheme, village Bharola, Delhi-33, with the lease hold
rights title and interest of the land underwath the said property and all
incidental rights in the said property and bounded as under:

North: Other property

South: Road 15 ft.

East: Portion of the said property.

West: Road 40 ft.

In any manner my said attorney deem fit and proper.

To deposit and pay the house tax and other dues and demand to
the authority concerned regarding the said property.
To appear and act on my behalf in all the office of DDA, MCD, NDPL,
Delhi Admn. Etc. or any other local/ Govt. authority and their alied offices in
respect of the said property

To reply any letter or notice received from any tenant/ authority.

To apply to any civil supplies offices for issue of cement and other
building material obtain the permits and get the supplied from the dealers.

To apply for and get electric, water, sewerage and power connection
and other services in the said property from the authorities concerned

To deposit/withdraw or get the security amount, transferred in the


offices of concerned authority or any other authority.

To let out the said property on rent to any person, receive and
realize the rent from the tenant and issue receipts for the same.

To file suit for the ejectment of the defaulting tenant from the said
property and to receive the rent from the tenant through court.

To sign, execute and present all kind of suits, complaints, plaints,


courtcase, appeals, reviews, revision, statement, application, affidavit in
courts and offices and to progress the proceedings

To represent me at all stages in any offices of any Deptt.before any


local authority or court from lower to higher jurisdiction in any manner
connected with the said property.

To enter into an agreement for the sale and transfer of the said
property with anybody, and to receive earnest money, part payment and to
issue receipt of the same.

To sell, gift, exchange, mortgage, release the said property, to any
person(s), to sign and execute the sale deed or any other deeds and
documents of the said property, present the same for registration before the
Sub-registrar, Delhi, admit execution and get the same registered, receive the
consideration amount, earnest money or part payment and to issue receipts of
the same, and to handover the possession of the said property to the intending
purchaser.

To apply and get the lease hold rights into free hold rights of the said
property from the office of the voncerned authority to pay the necessary
charge, to execute, sign nad submit any type of application forms, Indemnity
Bond 31-A, under the provisions of Section230-A(1) of the Income tax
act,1961.

To appoint any arbitration in respect of any dispute regarding the


said property To appear before any court or courts in respect thereof.

To execute a Rectification deed of my deed executed i.e sale deed and


other connected papers in respect of the said property and to get the same
registered in the office of the sub- Registrar, Delhi or any other Registering
Authority.

To negotiate on the terms for the sale, transfer, mortgage of my/our


said property with intending purchaser(s) at such price which my/our
attorney may deed fit and proper in his/her/their/ sole discretion, to receive
earnest/consideration amount and to give receipt thereof.

To apply to the authority concerned, for obtaining the licenses for


carry on business at the said shop under sale and to sign prescribed forms of
applications, affidavits, make statement and get the same on depositing the
necessary fees.

To engage any pleader or advocate and to conduct all sorts of cases


regarding the said property.
