DETAILS OF SUB-LEASE

This sub-lease is a fully paid long term sub-lease for a period up to 23.09.2099 a plot of land
admeasuring 20,071 Square Meters (approximately 4.95 Acres) being GH-P4 situated at
Sector 25, Jaypee Greens Sports City, SDZ, Yamuna Expressway Industrial Development
Authority Area, District Gautam Budh Nagar, Uttar Pradesh.
The sub-lease is entitled to a maximum FAR of 3.0 in respect of the demised plot. The Sub-
lessee shall be entitled to a maximum density of 1400 persons per hectare of the demised
property.
The land use of the Demised Plot shall be for Group Housing Development. Applicable
master plans, Rules, and Regulations of Yamuna Expressway Authority and other relevant
authorities shall apply.

DETAILS OF LEASE SUPERIOR TO SUB-LEASE

From 24 September 2009 till 16 December 2011, a total of 31 lease deeds was executed by
YEIDA in favour of JPSK Sports Private Limited (Presently Jaypee Sports International
Limited). Details of two lease deed are hereunder:
Yamuna Expressway Industrial Development Authority, a statutory body, constituted under UP
Industrial Area Development Act, 1976, allotted 311.2641 Hectares land in Villages
Mathurapur, Mustafabadm Atta Gujran, Bela Kalan and Aurangapur, Tehsil Sadar, District
Gautam Budh Nagar in favour of JPSK Sports Private Limited (Presently Jaypee Sports
International Limited); and
Yamuna Expressway Industrial Development Authority, a statutory body constituted under UP
Industrial Area Development Act, 1976, allotted 646.7530 Hectares land in Villages Salarpur,
Munjkheda, Fatehpur atta, gunpura, Jaganpur, Afjalpur, Dankaur and Aurangaba in Tehsil
Sadar, District Gautam Budh Nagar in favour of JPSK Sports Private Limited (Presently Jaypee
Sports International Limited).
