1. STATEMENT OF THE PROBLEM
a. A PRIVATE DEVELOPER HAS DECIDED THAT HIS R-5 ZONED PROPERTY, WITH A TOTAL LOT AREA
(TLA) OF 2,400.00 SQUARE METERS AND LOCATED IN MARIKINA URBAN AREA, SHALL SERVE AS
MULTI-FAMILY RESIDENTIAL CONDOMINIUM BUILDING.
2. PROJECT SITE FEATURES:
a. THE PROJECT SITE IS AN INSIDE LOT, RECTANGULAR IN SHAPE, HAVING THIRTY METER (30.0)M
WIDE FRONTAGE THAT IS FACING SOUTH. THE PROJECT SITE UNIFORMLY SLOPES AT ONE
PERCENT (1.0%) DRAINING SOUTH. THE TWELVE METER (12.0M) ROAD RIGHT OF WAY (RROW) HAS
A 1.80 METER WIDE PAVER, BLOCK SURFACE SIDEWALK ON EACH SIDE. THE RROW IS AT 0.0M
ELEVATION. TO THE RIGHT OF THE SITE IS A PRIVATE OFFICE-CONDOMINIUM BUILDING, TO THE
RIGHT IS A COMMERCIAL BUILDING, ACROSS THE SITE ARE TWO (2) VIDEOKE BARS AND A
RESTOBAR WITH LIVE-BAND PERFORMANCES AND AT THE REAR IS 2-STOREY RESIDENTIAL
APARTMENTS.
3. DESIGN OBJECTIVES:
a. TO PLAN/DESIGN A PRIVATE STRUCTURE THAT IS A HIGH-DENSITY RESIDENTIAL BUILDING,
MARKETABLE AND ATTRACTIVE TO MIDDLE INCOME RENTERS/LEASES;
b. TO PLAN/DESIGN THE CONDOMINIUM BUILDING IN A WAY THAT CAN MAXIMIZE RENTALS AND
LEASES FOR THE DEVELOPER; THE RATIO OF SALEABLE VERSUS NON-SALEABLE SPACES BASED
ON GFA SHALL BE 70:30 OF THE LEASABLE EIGHTY FIVE PERCENT (85.0%) OF THE TOTAL GROSS
FLOOR (TGFA); AND
c. TO PLAN/DESIGN A BUILDING THAT SHALL SERVE AS A LANDMARK IN THE PROJECT AREA WHILE
CONSIDERING THE LEAST COST FOR THE DEVELOPMENT OF THE PROJECT.
