We value your residency and hope you are enjoying your Tricon home. We are reaching out
because your account is now in arrears. For this reason, we are providing you with the
attached, State-mandated legal notice. Please read the notice carefully. If you comply with the
notice on time, further action will not be taken.
In response to the financial challenges brought about by COVID-19, our goal remains to be
as flexible and responsive as possible to our residents’ needs. Over the course of the pandemic, we
have offered various options to our residents, such as our Rent Deferment Program, Relocation
Program, and rent forgiveness. Although these specific programs are no longer available, we want to
share some options and potential resources with you:

 Relocation Assistance. If you contact us by the 12th of the month to confirm your plans to
move by the 19th, we will pay you a one-time, lump sum of $1,500 once you have moved.
Please note that you must contact us and sign an agreement to receive relocation
assistance. If we do not hear from you, or if you contact us but do not move by the 19th, we will
have no choice but to begin legal action.

 Rental Assistance. If you believe you may qualify, we encourage you to apply for rental
assistance under the Consolidated Appropriations Act. Visit www.211.org to learn about
programs in your area. After applying, please notify us by visiting
https://triconresidential.com/GovernmentAssistance/ and completing the form. You may also
visit www.cfpb.gov/eviction or call a housing counselor at 800-569-4287 for additional
resources.

We regret having to take this step and wish you success in all your future endeavors. Please
note that nothing in this letter is intended to supersede the attached legal notice.

Re: Demand for Payment

This letter is to inform you:

RENTAL FUNDS FOR THE MONTH OF May IN THE AMOUNT OF $963.79 ARE PAST DUE AND
OUTSTANDING.

This letter shall serve as formal notice that the balance of $963.79 must be paid immediately and without delay. If
the rental balance is not paid immediately, then consider this your Notice to Vacate the leased premises.

If you fail to pay the full amount of rent due or vacate as stated, then we will pursue the necessary legal means
available by law to obtain possession of the premises. Additionally, notice is hereby given pursuant to North Carolina
General Statute § 6-21.2 that the Landlord intends to enforce the provisions of the Lease relating to the payment of
attorneys’ fees and expenses for enforcement. Said statute further provides, however, that if the outstanding balance
as described above is paid in full before the expiration of five (5) days from the mailing of this notice, the obligation
to pay attorneys’ fees and expenses for enforcement shall be void and no court shall enforce such provisions.

A late charge of fifteen dollars ($15.00) or five percent (5.0%) of the monthly rent, whichever is greater, will be added to
any payments received after the 5th day of the month, which will also be due in full. If COMPLAINT IN SUMMARY
EJECTMENT is filed, you may be held responsible for court costs and/or administrative fees. If you have any questions
about the balance owed, please call us at (844) 874-2661.

This is an attempt to collect a debt. Partial payments are not accepted and will be returned. Our office will only accept
