Dear Abuah,

Effective January 01, 2023 the church council will be increasing our land rental rate to 30% on
your leased premises located at Takoradi-Tanokrom Risen Christ Church. The monthly old rental
fee of ¢ 48 Ghana cedi’s will be increased to a new monthly rate of ¢ 62.4 Ghana cedi’s. All other
terms and conditions of tenancy remain effective.
This letter also serves as your official notice of this rent increase pursuant to Rent Act, 1963 (Act
220) which mandates you to be notified of any rent increase for a period of not less than first day
from the date of effectivity of the rent increase.
Please sign and return both the attached Lease Agreement to our church auditorium on Sunday. If
you decide not to renew your Lease Agreement, please notify as soon as possible, if the rent date
ends legally. We have provided copies of each document for you to retain for your records.
Please take note the church council will increase the Rate Every-Two Years by 30%.

LAND RENTAL AGREEMENT
This Land Rental Tenancy Agreement is made this day 1ST AUGUS, 2023 BETWEEN THE
CHURCH COUNCIL (Hereinafter known as “Land Rental Unit’’) AND LINDA. ABUAH,
Hereinafter known as TEMPORARY RENT) (“TR’’) who shall collectively be known herein as
“the Parties”. Located at Takoradi-Tanokrom Risen Christ Church.
Under this rental agreement, the tenant agrees to rent a land above- mentioned rental on a month-
to- month basis, with a monthly rental Amount of ¢ 62.4 Ghana cedi’s, this Rate will increase
Every-Two Years by 30%.. The monthly rent will be due and payable on the first day of the
month, starting on January 01, 2023 and continuing, until either party shall give proper notice to
termination of his rental agreement to other. A damage deposit is required at the time of signing this
rental agreement. The deposit must be in physical cash and should be One year (1year) or Two
years (2year) advance. If the rental land unit is returned to the church council (property owner) in a
clean and good condition, this deposit will be refunded to the rental tenant within (7) days from the
date the tenant returns the rental land to the church council (property owner). The tenant or the
church council (property owner) may terminate this agreement with (7) days advance written notice
to the other parties.
