Respected Sir,

Your kind attention is invited to letter Ref.No.44/2023 dated 16/06/2023 issued by


the Society addressed to Mrs. Aurana Chandrakant More, owner of Flat No.B-403 of this
Society and the copy of the same endorsed to you, on the above subject under which
requested to make payment of societies dues pending against the said member (copy
enclosed) for your ready reference.
The Resolution was passed by the Society to recover due in the Managing
Committee Meeting held on 11th June, 2023 copy enclosed for your ready reference.

Further, another letter vide Ref.No.49/203 dated 24/06/2023 was issued by the
Society wherein the particulars of pending dues communicated to the member (copy
enclosed). The particulars are given below:

As per maintenance bill issued for the month of June, 2023 total outstanding dues
(Service charges Rs.63, 977/-+ Interest Rs.21, 314/-) total of Rs.85, 291/- are pending,
upto the month of June, 2023 is payable by the defaulter. However, Mr. Chandrakant More
husband of Mrs. Aurana More has kept the remarks on this letter that ‘the pending dues
mentioned above will be paid positively within next 15 days’. Since the period of more
than 15 days is over, the amount of pending dues is not paid till date.
Further, it is bring to your kind notice that Mrs. Aurana Chandrakant More has sold
the flat to Mrs. Suwrna Manoj Pawar as per the Sale/Purchase Agreement Deed made by
both the parties, registered copy of Index-2 No.1190/2022 dated 31/01/2022 is online
obtaimned by the society from the website of Sub-Registrar Office Kalyan (copy enclosed).
Accordingly Society has filed the complaint to Khadakpada Police station on 23/06/2023
copy of the same already has been forwarded to you. As per provisions of section 101 of
MCA, 1960 a defaulter member cannot sell his/her flat unless and until he/she clears-off the
dues.
In view of the above, said member is liable for taking action in corrosive measure. It
is therefore, requested the Deputy/Assistant Registrar may be issue demand notice under
Section 101 of MCS Act, 1960 for recovery of dues (including interest @21%) to the
defaulter.

requested to make payment of societies dues pending against the said member (copy
enclosed) for your ready reference.

upto the month of June, 2023 is payable by the defaulter. However, Mr. Chandrakant More
husband of Mrs. Aurana More has kept the remarks on this letter that ‘the pending dues
mentioned above will be paid positively within next 15 days’. Since the period of more

In continuation to our letter Ref. No.44/45 dated 16/06/2023, on the above subject.
It is further bringing to your kind notice that Mrs. Aurna Chandrakant More has sold
her both flats to Mrs. Suwrna Manoj Pawar. As per sale agreement dated 31.01.2022
executed between Mrs. Aruna Chandrakant More with Mrs. Surana Manoj Pawar.
Regarding Sale/purchase Deed made by the both parties, the Society has online obtained
registered copy of Index-2 dated 31/01/2022 from the website of Sub-Registrar office
Kalyan, and the same is forwarded herewith for your ready reference. According society
has filed the complaint against Mrs. Aurana Chandrakant More to the Sr. Police Inspector,
Khadakpada Police station, Kalyan on 23 /06/2023 (copy enclosed)
