LEASE WILL BE FOR 18 (MONTHS) and will end on 02 day of _October 2025 .

LEASED PREMISES

1. The Landlord agrees to rent to the Tenant the residential # 14000 located at:
Ella Blvd # 502 Houston, Tx 77014 (the Premises) only. Neither the Premises nor any part of the Premises
will be used at any time during the term of this Lease by Tenant for the purpose of caring on any business,
profession, or trade of any kind, or for the purpose other than as a private single- family residence.

2. No guests of the Tenants may occupy the Premises that will be considered a breach of this agreement.
3. No pets or animals are allowed to be kept in or about the Premises without the prior written permission of the
Landlord. Upon thirty (30) days notice, the Landlord may revoke any consent previously given pursuant to this clause. A
charge of $50 will be added to rent each month if tenant has any type of pet.
4. The term of the Lease commences at 12:00 noon on 02 / 04 / 2024 .(Date)

5. Subject to the provisions of this Lease, the rent for the Premises is $800 dollar pet fee per month. (Rent amount)

The Tenant will pay the Rent on or before the 5th of each and every month of the term of this Lease to the Landlord at
Lone Star National bank (Account Number: 10651007734 or $dadelgado10), or at such other place as the
Landlord may later designate. PLEASE SEND LANDLORD A PICTURE OF THE RECEIPT FROM LONE STAR
NATIONAL BANK WHEN TENANT DEPOSITS.
6. Upon the signing of this lease, the Tenant will make a deposit of $ 400.00 to the Landlord. The total of the
above deposits shall secure compliance with the terms and the conditions of this agreement and shall be refunded to
tenant within 30 days after the premises have been completely vacated less any amount necessary to pay landlord:
7. IF LEASE IS BROKEN, TENANT WILL NOT GET A DEPOSIT BACK.
8. A 25$ application fee will be charged at day of signing the contract.
a. Any unpaid rent
b. Cleaning costs
c. Key Replacement costs
d. Cost for repair of damages to premises and/or common areas above ordinary wear and tear
e. Other amounts legally allowable under the terms of this agreement

If deposits does not cover such costs and damages, the Tenant shall immediately pay said additional costs for the
damages to Landlord.
7. A late fee of $50 PER MONTH after the 5th of each month will be charged.
8. Tenant agrees to pay all utilities and/or services based upon occupancy of the premises except GARBAGE.
9. Tenant agrees not to cause or allow any noise or activity on the premises which might disturb the peace and quiet of
another Resident and/or neighbor. Said noise and or activities shall be a breach of this agreement
10. A 25$ fee will be charged if the tenant requests an ELECTRONIC COPY of their contract.

RULES AND REGULATIONS
1. Must have clean in front and backyard of residential
2. No junk cars are allowed on the property
3. You break you pay. Renter is responsible for items they break. Renter must repair damages. 4. House is furnished with
a stove and refrigerator. If appliances do not work correctly please report to the manager immediately
5. Any way leaks report immediately
6. Rent payment is due the 1st to the 5th of the month. If rent is past due will charge $50 fee monthly
7. The apartment will be inspected one (1 time) every 3 months. Apartments must be clean
8. Must change the A/C filter every 3 months
9. Landlord is not responsible for any accidents
10. You are responsible for your visitors. Visitors cannot stay more than 3 days at the most.
11. The deposit amount of 600 will be refunded only if there is no damage to the property, no rent is owed, and the
apartment is left just like the first day of moving in
12. ABSOLUTELY NOT PARKING ON GRASS. Parking is only allowed on concrete. If car parked on grass, Landlord
will give one (1) verbal warning to move the vehicle. After 24 hours, the vehicle will be towed away AT OWNER'S
EXPENSE
13. Visitors are only allowed to park on the street NOT THE APARTMENT COMPLEX. If visitor parks in another
tenant's parking spot, the visitor's vehicle will be towed away AT OWNER’S EXPENSE
14. A/C units go out from time to time due to not changing the filter. Tenants are responsible for changing their own filter
15. NO WINDOW A/C UNITS.
16. PLEASE KEEP ALL RECEIPTS OF ALL PAID RENT
17. Absolutely no foil paper on windows
18. WASHERS AND DRYERS ARE NOT INCLUDED WITH THE LEASE.
19. Tenants are responsible for keeping their grass maintained. ALTA VISTA WILL NOT CUT GRASS IN PRIVATE
PATIOS.
20. You will not get your deposit back if at the time of signing the tenant has no pets and later decides to get pets without
advising the landlord.

open and close, should have a working door knob with a deadbolt lock, weather stripping, door sweep and threshold
4. Walls, ceilings, and floors need to be in good condition
5. Windows should not be broken, must open and close windows and lock properly 6. One smoke detector for each floor
level
7. Kitchen should have a place to store and prepare food
8. Refrigerator must work, doors should have good gaskets
9. Stove must have the dialing knobs, all four burners and the oven should be working 10. Bathroom: if a window is not
present, an exhaust vent is required
11. Outlets and light switches must work. Must also have cover plates
12. All plumbing should be working, no leaks, no clogs. Proper cold and hot running water. 13. Sink, bath lavatory and
shower faucets must have working dialing knobs 14. Water heater should have all required plumbing connections and be
placed in its own storage

portable heaters are accepted)
