Lease Addendum

1. It is understood that this addendum is incorporated as part of the lease.


2. Rent is to be paid in one check due on or before the 1st of the month. Should landlord
elect to have the money directly deposited in the bank account of their choice tenants
agree to comply.
3. There is a $50 charge to each tenant that does not submit a rent payment by the 5th of the
month
4. Lessee(s) agree to pay $25 fee if their check is returned for insufficient funds.
5. Under no circumstance can the security deposit be used for rent
6. Lessee(s) agree to pay all costs and expenses including reasonable attorney’s fees for the
collection and enforcement of the lease
7. There is a $50.00 fee expense for each 14 Day Notice to Quit that is necessary.
8. Occupancy limited to those individuals named on the lease
9. Tenants must inform the landlord if the will be renewing lease on or before January 15th.
10. Tenants are responsible for cost of extra keys
11. No pets or water filled furniture allowed on premises without written consent of Landlord
12. Tenants are responsible for changing light bulbs in the unit and keeping the hallway free
of personal items including trash: $100 fine for improper trash placement
13. Lessee(s) agree to pay all costs and expenses for repairs to appliances broken due to
tenant negligence.
14. Lessee(s) agree not to tamper with, change, or add new locks to the unit.
15. Subletting shall not be unreasonably withheld, pending application acceptance by the
lessor or the managing agent in writing. At his own discretion, the lessor may require
payment in full of the balance of the lease prior to the approval of the sublease.
16. There will be a processing charge of $200 per roommate change, but no roommate
change shall be allowed without prior written approval of lessor. No deposit transfer
shall be effective without a written transfer from departing tenant
17. Tenants are responsible for any damage to their units and or other units due to their
negligence
18. Landlord, management, and or their agents have no responsibility, nor any liability,
towards loss of belongings due to fire, water, theft, or any other reason. Residents are
urged to carry their own insurance. You explicitly acknowledge that Lessor IS NOT
responsible for losses due to theft, fire, smoke and water.
19. There will be a $25 fee for clogged disposals and toilettes due to tenant negligence
20. Parties in apartments which cause disturbances and/or damage are not permitted and shall
be deemed cause for lease termination.
21. Use of back decks is by right. If noise complaints or improper trash disposal occur
landlord reserves the right to board up back door to decks
22. PEST CONTROL can only be achieved by cooperation between landlord and residents.
The following will help in controlling pests:
Don not leave food open
Do not leave dirt dishes overnight
Have your trash barrel closed at all times
Don not store excessive empty bottles or cans
Do not store old newspapers
23. There will be a $25 cash lock out fee plus cost of key. A second request will be a $50
cash lock out fee plus cost of key. The fee must be paid upon the arrival of the spare
keys
24. Lessor acknowledges receipt of a last months rent in the amount of _$ 2000 __. Lessor
also acknowledges receipt of security deposit in the amount of $ 2000 _ held in escrow

25. Tenants agree to allow the lessor or its designated representative entry to the apartment
between 9AM and 9PM for any valid purpose (i.e. to show the apartment to prospective
tenants or buyers, periodic inspections, maintenance and repairs) with one-hour telephone
notice and/or without tenants being present.
26. Termination of the lease: The lessee acknowledges that the lease terminates at 12:00
midnight of the final day of the lease term. Lessee must insure that the apartment is
empty and cleaned by this time. There are no exceptions. Upon inspection of the
apartment, should the lessor find it in unsatisfactory condition, professional services may
be hired and the lessee will be charged a minimum of $200. Cleaning includes:
Kitchen: Removal of all food items from refrigerator/freezer and cabinets.
Cleaning/defrosting the refrigerator/freezer, and wiping down cabinets. Cleaning the
dishwasher. Cleaning the oven/stove.
Bathrooms: Cleaning/disinfecting the tub/shower. Cleaning/disinfecting the
toilettes/sinks.
Overall: Vacuuming, sweeping, mopping of all floors. Removal of trash from the
apartment. Removal of all furniture and personal items.

27. Tenants understand that if the property is “For Sale” it may be shown periodically with
prior notice. Tenants lease will not be affected upon sale.
28. Lessees and co-signers acknowledge and agree that any non-payment of rent or any non-
fulfillment of lease agreement may be reported to all three national credit bureaus.
29. Lessee understands that if the apartment will not be vacant prior to move-in, the
apartment may not be delivered clean and in good repair and that any such cleaning or
work may have to be done after Lessee takes occupancy.
30. It is not a condition of the lease that the apartment be painted. Lessees may not paint,
wall paper, or change the décor under any circumstance or for any reason.
31. Lessor does not provide shades, curtains, or any other window dressings.
32. Tampering with or removing batteries from smoke/carbon monoxide detectors is illegal
and will result in a $50.00 fine. It is the tenants responsibility to test, and if necessary,
replace batteries in all smoke and carbon monoxide detectors.
33. No parking is provided.
34. Lessee must abide by all rules, regulations and by laws set forth by the condominium
association.
