STRATEGY: For your property, we do recommend the strategy of: “OFFERS OVER $399000” to compete
with the current market in Providence and Emerald Park. We will also discuss the following selling
strategies with you to see what you are most comfortable with:
Fixed Price - Setting a fixed price, price range or 'offers above'
price on your property. The level of buyer enquiry will depend on how the advertised price compares to
competing properties on the market; if the property appears to be good value we are likely to generate more
buyer enquiry and offers.

No Price - Your property is advertised without a price for the first couple of weeks to increase the potential
interest in the home and invite all possible buyers to view the property. This type of strategy is designed to
attract multiple buyers who become emotionally connected in a competitive environment, often resulting in
multiple offers. Removing the price can also remove the risk of underselling or overpricing your property.

Fixed Date Sale – All offers are submitted together by an appointed date. This strategy encourages buyer
competition and aims to attract multiple offers. Buyers are invited to offer a price and selling terms to the
seller; the seller can then choose to accept the best offer on or before the Closing Date. By providing an end
date to the sale process, the buyers are encouraged to make a decision quickly and are more likely to offer
their best price for the property. You may decide to accept an offer at any time during this process or wait
until the Closing Date, at which point you can accept, negotiate or reject any offers we may have. You are
under no obligation to accept an offer unless it suits your terms and conditions. Should your property not go
under offer on the Closing Date we can then price it in line with buyer feedback and the sale price you wish
to achieve, and proceed forward as a traditional For Sale campaign.

Auction – An Auction is a transparent sales campaign whereby buyers are invited to attend the property with
no barriers such as price in place, whilst having an end date that creates urgency. The property can sell
before, at or after the Auction process has taken place. Rather than the traditional Offers Campaign which is
less credible in the current market, a buyer knows that the competition will be in front of them on the day
and if they don’t make their highest bid they will miss out on the property. There will always be disparity
between where your expectations as a seller are and where the buyers’ expectations are. The sooner that
obstacles that prevent you selling your home for a premium price in the current market are removed, the
sooner buyers are engaged with your property based on the attributes of it. At Urban Habitat every single
Auction property we have taken to market has sold, most within 14 days following the Auction campaign.

Buyer Qualification:
Before presenting you with an offer, we work hard to qualify your buyer's financial situation as much as
possible to ensure that if you choose an offer, it has the best possible chance of proceeding.
