MUTUAL AGREEMENT BETWEEN LESSOR AND LESSEE

CONDITION TO TENANT OF ABOVE DWELLING

1. Tenant is obliged to give a cash deposit equivalent to one month rental on or before
occupancy of aforesaid dwelling or rental space.

2. Tenant must pay full monthly rental in advance aside from the cash deposit which should
remain intact.

3. If in case monthly rental is delayed on the date payment is due, the cash deposit
automatically serves as monthly rental for that month until the monthly rental for that
particular month is paid.

4. Should payment be delayed for the month and the cash deposit becomes the monthly,
rental the tenant or dweller of aforesaid rented space should give cash deposit of the
same amount equivalent to one month rental, in other words, the cash deposit should
always be replenished in the event that such deposit becomes the monthly rental in case
of delayed payment.

5. Cash deposit when used as monthly rental must be replenished to avoid delinquency.

6. On occupant or tenant of rented space must not incur indebtedness of 2months in case
she/he does the lessor will demand payment and/or make the necessary litigation whereas
contact is valid one year starting from the date above written with a monthly rental of
Four Thousand Pesos (4,000.00).
