OUTLINE SPECIFICATION
A. GENERAL CONDITIONS
The works under these specifications in conjunction with plans and working drawings call for
the complete construction of the PROPOSED TWO STOREY RESIDENCE owned by
OWNER located at LOCATION OF THE PROJECT. These specifications apply to every trade
involved and shall be carefully read and complied with by all parties furnishing materials and
executing work.
The materials to be used and involve in this work shall be of the quality free from defects that
may impair the strength and proper functioning of the building.
The building site shall be leveled according to the plans and cleared of rubbish, roofs and other
perishable and objectionable matters to a suitable sub grade.
All such unsuitable materials shall be from the building site and spread uniformly over the areas
adjacent to the proposed building or otherwise disposed of as may be directed by the Engineer in
charge of the construction.
The building lines shall be staked out and all lines and grades shown in the drawing established
before any excavation is started. Batter boards and reference marks shall be erected at such places
where they will not be disturbed during the excavation of the building.
D. EXCAVATION

All excavations shall be made to grade indicated in the drawings. Where the building site is
covered with any kind of fill, the excavation for the footings should be made deeper until the stratum
for safe bearing capacity of the soil is reached.
E. BACKFILLS
After concrete for foundations is hard enough to withstand pressure resulting for fills, the
materials removed from excavation shall be used for backfilling around them.
Backfills and fills shall be placed in layers not exceeding 150mm in thickness, and each layer
shall be thoroughly compacted by wetting, tamping and rolling.
F. CONCRETE WORKS
All concrete shall be mixed thoroughly until there is a uniform distribution of the cement and
aggregates, and should be deposited as nearly as practicable in its final position, care being taken to
avoid segregation of the aggregates.
Water to be used for mixing concrete shall be clean and free from injurious amount of oil, acids,
alkalis, salts and other organic materials.
G. SCHEDULE OF CONCRETE
All concrete works shall be composed of Portland cement, fine, coarse aggregates and water.
Cements must be of such quality as to meet the standard specifications. Fine aggregates shall be natural
sand free from any injurious amount of dust, lumps of earth and any other undesirable elements or
crushed stones and course aggregates shall be crushed gravel ¾” in size.
All forms for concrete works shall be removed properly braced or tie together so as to maintain
the correct position and shapes of the concrete members. Forms shall be constructed sufficiently tight
to prevent bulging and seepage of water.
All forms shall not be removed until the concrete has attained sufficient strength to support its
own weight and any loads that may be placed on it. Side forms of beams and girders may be removed
earlier than the bottom forms but additional posts or shoring must be placed under the beams or girders
until they have attained their strength.

Concrete slabs on fill shall be poured on a gravel bed of not less than 100 thick. Each concrete
slab course to be poured shall not be more than one meter wide, and each course shall be poured
alternately to indicate floor finish.
J. WATERPROOFING
All steel reinforcing bars to be used in this construction shall consist of round deformed bars with
lugs or projections on their sides to provide a greater bond between the steel. All steel reinforcing bars
to be used are PAG-ASA brand or any other equivalent brands readily available in the locality.
All steel reinforcing bars shall be accurately placed and secured against displacement by tying
them together at each bar intersection with No. 16 GI Wire.
The steel reinforcing bars shall indicated for footings, columns, slabs, beams girders, and other
concrete members shall all conform to the number, size and spacing as indicated in the drawings or
schedule of steel reinforcements.
No metal reinforcement shall be installed in place unless it is free from rust, scale or other
coatings with will destroy or reduce the bond with concrete.
All concrete hollow blocks walls shall be No. 6 for exterior walls at 500 psi and N0.4 interior
walls at 350 psi. It shall be laid and cells filled with cement mortar 2500 psi. They shall be reinforced
with round deformed bar 10mm, spaced not more than 0.80 on centers, both ways

The materials to be used as floor finishes for the rooms of the building shall be as follows:
Prepared brand of tiles is LUXE or any other equivalent brand. And all joints between tiles and
moldings shall be filled with ABC GROUT and then carefully wiped.
Before tiles are and moldings are laid in place, they shall be thoroughly soaked in water. Mortar
to be used in setting tiles and moldings shall be a mixture of 1 part cement and 2 parts sand by volume.

O. FINISHING HARDWARES
Butt Hinges- unless otherwise approved, Use brass, polished and finely finished, mortise ball
bearings 5 knuckles, non rising loose pins as manufactured by Hafele, Yale or approved equivalent for
all interior and exterior doors.
P. LOCKSETS
Cylindrical locks - all interior doors shall be equipped with high grade heavy or standard duty (as
required) cylindrical locksets. The mechanism shall be heavy gauge, cold rolled steel contained in
sturdy cylindrical housing with all parts zinc plated and dichromated for maximum resistance against
rust and corrosion. Exposed parts shall be brass heavily plated as manufactured by Hafele, Yale or
approved equivalent.
Keying and Keys - locks shall be keyed in sets and sub sets provide maximum expansion. All
sets shall be grand master keyed, and all entrance locks shall be great grand master keyed per unit.

S. CEILING FINISHES
All indoor ceiling shall be 9mm thick GYPROC / KNAUF / USG BORAL. Gypsum Board or
APPROVED equal on Metal Furring
Roof Framing – Tubular Steel & C – Purlins (sizes & schedule as per plan)
Roofing – Asphalt Shingles Roofing

V. ELECTRICAL WORKS
The electrical installations shall be done in accordance with the approved plans and under the
direct supervision and control of a licensed Electrical Engineer or Master Electrician. All electric works
and materials shall conform to the provision of the latest edition of the Philippine National Electric
Code.
W. PLUMBING WORKS

The plumbing works shall be done in accordance with the approved plans and under the direct
supervision and control of a licensed Sanitary Engineer or Master Plumber. All plumbing installation
shall conform to the provision of the National Plumbing Code and rules and regulation enforced in the
locality.
The plumbing fixtures and accessories to be provided and installed shall be as follows:
PVC PIPES shall be NELTEX / ALASCO/ EMERALD or APPROVED equal. Free of pinholes,
shards and any other imperfection that may cause leakage. Joints shall be applied with epoxy and
sealed.
All water pipes shall be of NELTEX PPR Pipes or APPROVED. They shall be set squarely and
perpendicular to the walls of the building. All joints shall be carefully done insure water tightness.
Storm drainage system shall be concrete pipes tongue and groove and carefully sealed at joints
with concrete grout.

The Architect/Engineer shall be consulted on conflicts between the plans and specifications and
on other necessary works or materials not mentioned in either plans or specifications
