INTRODUCTION
Estate Construction (PTY) LTD, hereinafter referred to as the Main Contractor, was commissioned by
Ministry of Basic education, hereinafter referred to as the Employer to carry out a works contract for the
design and build contract for the proposed construction of staff houses at Popagano JSS in Sepopa.
The contractor’s Engineer carried out the inspection on the project adjacent buildings before
construction activities so that the Client can have records of building conditions before and after
completion of the project.
Purpose
The purpose of this inspection is to provide information to the client and the property owners regarding
the condition of the property surrounding the project buildings at the time of inspection before the
project commences.
Scope of inspection
The inspection comprises visual assessment of the property and to document the condition of the
property at the time of inspection.
Limitation of inspection
The inspection was limited to Readily Accessible Areas of the Buildings and Site.
Exclusions
The inspection did not include areas which were inaccessible, not readily accessible, and unsafe to
access or obstructed at the time of inspection. Obstructions are defined as any condition or physical
limitation which inhibits or prevents inspection and may include - but are not limited to – locked doors,
roofing, fixed ceilings, wall linings, floor coverings, fittings, furniture, stored articles/materials, pipe/duct
work.
